My partner and I love living at Palmera. We recommend this apartment complex to anyone looking in the area. From the property manager (shout out Carly) to the maintenance team (shout out Bill), they go above and beyond to take care of you.
Maintenance has always responded within 24 hours, if not resolved by then (because they are that quick)! The management staff are kind and very proficient at maintaining a beautiful community surrounded by nature. Of course the amenities are top notch - providing popsicles on a hot summer pool day, the endless walking trails around nature preserves, and those are just a few. The point is, we love it here!

Just recently moved in with minimal issues that were promptly resolved by a very professional and capable team. We are quickly getting acclimated to our new home and look forward to taking advantage of the many amenities it has to offer.

The apartments themselves are nice, but HILLS properties follow a pattern. You will move in at an overpriced rate. The first year you renew, they will raise your rent $300-$400. When you are ready to move out, they will send you a bill for $2,000 and keep your security deposit. Any time they do renovations, rent will increase to cover it. Apparently it is the same when you move out and they renovate your apartment. They will NOT give you an opportunity to discuss these charges. No move out walk through was offered. When you have questions regarding why you are being charged for several items including a new stovetop and all new carpeting with minimal wear and tear, they will make themselves impossible to get ahold of. An automated system will text and call you every day though to remind you why you never should’ve lived there. If you do live there, be prepared to make it look like you never did upon move out.

Maintenance team goes above and beyond! Knows my dog’s name (Miso) and when I accidentally threw her e-collar remote in the trash compactor today, they went dumpster diving to help me get it back!!

Quite disappointed & apparently it has been a trend for when you leave this community as noted on previous posts. The move out wasn’t handled well. No communication whatsoever until I inquired about the deposit. Their reassurance of “wear and tear is not a big deal” when you move in turns out to be untrue as they will try to replace their oldies with your money. The walkout feedback to you in person apparently becomes something else after you’re no longer there. It really feels like a scamming process. In over 20 years of renting, I never experienced anything like this. You won’t find your payments on the portal nor will they give you a copy of it. Central concierge thing that they refer you to is a big joke and no one seems to care there. I wish it wasn’t like this but to future renters, sometimes there’re not too many options out there but be careful and get them to fix “everything” when you move in (if you absolutely have to) and overwhelm them with requests to keep up anything you see (nothing simple) if you don’t want to give them a chance to unlawfully charge you on the move out. Definitely a very negative experience that damaged anything positive about the stay here.

Palmera apartments is a great place! The pool is one of my favorite parts—clean, well-maintained, and perfect for relaxing on a summer day. The entire community is peaceful and quiet, which makes it feel like a little escape from the hustle. The staff is always friendly and responsive, and they’ve gone out of their way to make sure everything runs smoothly. Highly recommend for anyone looking for a calm, comfortable place to call home in Mason!

When we were searching for our new home, we wanted a place that had excellent maintenance, we are older and wanted to rent vs buying as the maintenance had gotten to be more than we could keep up with.
Choosing Palmera was a perfect choice for us.
Maintenance issues are always taken care of swiftly. Our new Maintenance Supervisor Travis, is a great addition to the Palmera family! As maintenance always is, they are polite, friendly and professional!
Palmera is resort living at its best! Beautiful grounds and top notch amneties! We love living here!
