They told me and my roommate multiple times that we would not be charged for repainting, yet they still charged us. The chair had reasonable wear and tear and they charged me $500 for a replacement. They charged me for water damage and flooring damage that was there upon move in. Finally, they insisted my cat caused damage to the chair, when he doesn't have front claws. They refused to believe a previous tenant could have caused the damages, even though there were cat toys under the fridge, implying a previous tenant had a pet. If you do live here, take lots of photos during move in, as management will try to scam you out of all your money, and then will give you the run around for weeks! Literally told my roommate multiple times that they would call back or reach out and they never did!
UPDATE: They never contacted me and sent my account to collections. They claim they sent me mail, but I never recieved it and all previous correspondence was through email and I never recieved an email beyond the final statement.
Never live here.

To all of you Redhawks looking for a place to live I would strongly urge you to consider anywhere else, Hawks Landing is not it... At all!!!! Legit a poorly funded homeless shelter in a republican state might've been better choice. Here's why:
I moved into Hawks Landing in August 2023, and it was one of the worst decisions I’ve ever made. Many of the positive reviews are misleading, often written by student employees in exchange for gift cards. If you're a African American Male... Don't live here.
The management, especially Maureen, is inconsistent and unprofessional. I was denied permission to bring my own living room set, only to later discover another resident was allowed to do so under the same conditions.
Soon after moving in, I suffered a serious fall due to unlit stairs, resulting in a concussion that impaired my memory and ability to work. Despite providing a doctor’s note, no accommodations or even apologies were made. The Wi-Fi was so unreliable that I was dropped from three online classes, and the business center computers were outdated and unusable.
Maintenance issues were mishandled — my dryer wasn’t fixed until I submitted a request myself, despite being told it had already been logged. I was also dismissed for a leasing position I was qualified for without consideration. Residents are treated unequally, with some receiving move-out materials and fee waivers, while others are ignored.
Carpet cleaning charges were applied inconsistently, and promises to clean my unit’s carpet were never fulfilled. Lastly, Hawks has a ridicules lease relet policy, charging rent to both me and the new tenant for August 2025 without informing me, beforehand.
Overall, Hawks Landing demonstrates poor communication, favoritism, and questionable business practices. I strongly advise against living here.
I not live at a place that nicer, more caring of its residents, and much cheeper!

I lived at Hawks Landing from August 2023 to December 2024.
The amenities that are offered here are very nice, such as the pool and fitness center, however the units themselves are starting to fall into disrepair.
In the 16 months I lived at Hawks Landing, the microwave, clothes dryer, water heater, two smoke alarms, and thermostat all needed to be replaced, though some of this may be because of misuse by roommates.
Wi-Fi was also notoriously bad, with outages occasionally lasting a couple days, however management did have new Wi-Fi installed in early Fall 2024 and I never really had any internet problems after that.
I also would not suggest moving here if you plan to graduate in December/January unless you know of someone who can take over your lease. You can have yourself put on a re-let list, however the chances of management finding a new roommate to take over are very slim. I had myself put on the re-let list in November 2023 (over a year in advance) and they didn't find someone until April 2025, meaning I had to pay rent for four months after moving out. This is mostly on me, but it is something to keep in mind.
Overall, Hawks Landing is not a bad place to live however I do feel like the facility is in need of some updates, and I do wish they offered 6-month leases for students.

I lived here my junior and senior year of college and I loved it! They are constantly working on things here making it look awesome. The maintenance team is always available and fixes stuff normally the day of. Hawks puts on tons of events from scavenger hunts to even a pie eating contest which really creates a fun community here. The office also has tons of free snacks and coffee plus at least twice a week a free breakfast or lunch (which really comes in handy for broke college students like me lol). Not to mention the gym is super nice and having a pool/hot tub is amazing for the warm days! 10/10 would live here longer if i wasn't graduating!!!

A great option for student housing in Oxford, so long as it’s the only option you have. The maintenance staff is friendly, but they mainly do cover up jobs. There was continuous mold growth over the years, in bathrooms and bedrooms, and we even had part of our floor sinking in at one point. Glad to be out of there.

Both of my kids have attended Miami university and stayed at Hawks landing and had mothing but good things to say! From the pool to the staff to the amenities! everything was up to par!

Had a great experience here! My family and I toured the other day and was very impressed by all the facilities and amenities. Very friendly staff as well! Caleb and Mazie explained they were experiencing technical difficulties but still took the time to give us a tour at the drop of the hat. I'm still looking around Oxford, but Mazie sold it well on our tour, and this is certainly at the top of my list.

Love having our daughter at Hawks Landing -the apartment and property is clean and fully furnished with so many amenities and fun events for tenants - they answer maintenance calls promptly and her safety is top priority! Hawks Landing is conveniently located for both Oxford & Hamilton/Middletown students with a bus line on the corner to transport to both campus’, there is also ample parking for cars! And there are employment opportunities for tenants - big bonus! Our daughter has made many good friends living in this beautfui community; with a short, easy walk to downtown Oxford for food & entertainment. Highly recommend Hawk’s Landing!
Fifth star comes with installation of stronger wifi - it gets the job done but could be better ?

As an introvert who has lived here for 6 years:The Pros: it's pretty (& it's close to Hueston Woods), the rent is affordable, access to the U-4, it's (mostly) quiet, the work-out room is fantastic, and the staff is helpful. I don't get the general guff @ the managers in the other reviews: they've always been great in my experience.The Cons: The wifi (wifi calls and video sharing with friends will often buffer, and the wifi will blackout for about 24-36 hours every 2 months in my experience. They were very responsive with giving updates last blackout, but historically that hasn't been the case), I've had my next door neighbors partying into late hours and making it hard for me to sleep, groceries are a bit of a struggle without a car, and I wish there were more events that brought the community together that catered to my interests (grill outs and pool/pizza parties aren't my style: book clubs or board game nights or something would be more my ideal).I've always stuck with Hawks Wifi rather than getting my own router, and I think it's serviceable enough to work (though I do think a change in service provider is in order, perhaps making it work with streaming/gaming should be a focus). The bus is very reliable to getting to campus, but getting back is usually a 15-20 minute walk. I've never been that bothered by it though.On the whole, I don't plan on leaving unless circumstances takes me somewhere else. It's a nice place, and I don't see it reasonably being beat.

Everyone in the office is super helpful and nice! The amenities are wonderful and the rent includes so many things you wouldn’t think of for how affordable it is. Maintenance is always fast and ready to respond. Overall it is a great place to live!

i would not recommend this apartment complex. i lived here from august 2021 to july 2023, and had many issues. the good things about this place are that maintenance is timely and the hot tub is nice (even though they opened it two months later this year)other than that, it is not great. i did not have internet access for the entirety of my last semester there, and had to use my hotspot just to do my schoolwork or even watch tv, which was quite expensive. the real kicker is the exorbitant move out fees. when i moved in, the place was not the cleanest and already had scratches on the furniture and dirt in the windowsills. my roommates and i took a full day just to clean the place in and out, and i was still charged $1600 for cleanup fees. $1000 of that was them charging me for a new couch and lounge chair (which are definitely not worth that much) because the old set had scratches on it from my cat- which weren’t visible from even a couple feet away. i understand replacing the furniture if the apartment had overall good standards, but it wasn’t even that well cleaned when i moved in. when i called to ask if i could have the couch and lounge chair- since i now own them because i paid the $1000 for them, management told me that they already threw them away. throwing away a perfectly good couch- not even donating it or contacting me to see if i want it- is disgusting and wasteful. extremely unsustainable business practices. now i am out $1600 and don’t even have the furniture to resell to make up some of the money that i wasted.
