We lived here for 3 years and they have HORRIBLE management and they also charged us a RIDICULOUS move out charge. If you’re moving out make sure to clean everything, and I mean everything during move out and record a video of both move in and move out. Please avoid this apartment if you can!!

I lived here for 4 years during my medical training and my experience was fantastic.
I was worried initially with undergrad housing that there would be a lot of noise issues, but the roommates they paired me with were good and I never had any issues with the neighbors.
I would say this is an ideal place for grad students looking for a lowkey, but friendly neighborhood for a good price. It has all the pros of an undergrad housing (lobby with mail delivery, free coffee, standard mini-gym up to 50lb DB/pull up bars, and events with free food sometimes) with minimal antics you see from excessive undergrad partying. It’s also 2-3 minutes from UT’s beautiful undergrad campus I have run through hundreds of times. Safety isn’t an issue and I usually see cop cars patrolling the area at night.
Also, the ladies up front that manage the place are super friendly. I literally go visit sometimes just so they can pet my puppy. The place is super pet friendly.
It’s not my job to address any other reviews, but re: my experience with maintenance…there are times things have stopped working over my 4 years and I have had similar machines as someone posted for a pipe break before but they have a team on-site 24/7 for maintenance issues (shoutout to Rob who’s been with them long term) and they always come within 15 mins for emergencies. I’ve personally never been significantly inconvenienced.
Regarding the quality of the apartments, they were pretty honest during the tour that these aren’t the newest buildings hence why sometimes thing break down. They’re meant for students hence the name university.
Definitely glad I decided to live here and will miss it!

I have nothing but good things to say about University Hills. The property is beautiful, well-maintained, and truly stands out in Toledo. The community feels welcoming and safe, and it’s clear that the management team goes above and beyond to keep everything running smoothly.
A special shoutout to the property manager, who is not only professional but genuinely cares about the residents. Their dedication to making U-Hills a fantastic place to live really shows. Whether it’s handling maintenance requests promptly or organizing community events, they consistently go the extra mile.
