We lived here around five years before moving out. We were in two different duplexes throughout this time. Not all of the duplexes are owned by the same people, which is important to note. Kayla and the maintenance man and office staff were always very nice to us when we had issues. The problem was the volume of issues. Our first duplex had backup in the lines constantly. Didn’t matter what we did in terms of using different toilet paper or having drain covers in the showers to catch debris. It was non stop sewage backing up into the shower and bubbling toilets. We also had the worst neighbors I’ve ever had the displeasure of living next to. The man would yell and scream constantly. They had a large pitbull that would bark and lunge at my toddler. They parked their cars in front of our side of the unit constantly making it so we couldn’t even have guests over. The final straw was them flooding their side which leaked over into ours. Soaked our entire master closet and all of our shoes. Nothing was ever done about them other than a call from the manager. It was miserable.The second duplex was much better. The neighbors there were super great but immediately upon move in, you guessed it, toilet issues. The downstairs toilet flushed itself constantly. The first heavy snow brought a leak in the roof. It was clear it was a recurring issue as the same patched area was the current leaking one for us. It was draining down a window right into a socket. The advice I received was to just keep a towel down until they got someone out. Kayla called me from her vacation to follow up on the work order with me, which I appreciated. They did finally get someone out to patch up the roof but it still continued to leak slightly every time it rained hard. The post on our front porch was not attached to the concrete pad at all. If you put even a small amount of pressure on it you could see it come completely free. Which was alarming since we often used that area for play with our kids. There are no actual backyards or fences on the properties to make it easier for the mowers to come through. We had a fridge go out and it took multiple calls to the manager, Teresa at the time, before we got a replacement. It completely ruined all our food. She told us the fridge guy never showed and he indignantly told us she never called him in the first place and he came out the very same day she finally did.I believe the current office staff are really nice people doing the best they can with what they have, which unfortunately isn’t a lot. These are far from luxury and are noticeably outdated. We probably could have brought up all these issues and more but the hassle of only receiving band aid fixes made it not even worth it. They are a much better option than many of the other apartments in the area but they aren’t even remotely close to being worth the price charged.As far as our move out goes it was very smooth sailing for us. We turned in our 30 day and they had a new applicant lined up very quickly. They didn’t try to wait around. Our final statement was a very reasonable price as well. No horror story for us like some of the other reviews. All in all I think it’s an okay place to rent when you don’t have the option of owning. Three stars strictly for the staff because I think they’re the best part about these duplexes. Nice staff running some neglected landlord specials.

When we first rented in this neighborhood, our duplex was owned by a independent owner, so we were not under the supervision of Hamilton Crossing. However, halfway through our lease, our owner sold to the neighborhood and we suddenly found ourselves thrust into the management of a new owner and the leasing office of Hamilton Crossing. We didn't have many problems with our duplex until the end of our lease came and we decided to move out. The neighborhood itself is okay, we had really rough neighbors who would fight in the middle of the streets at all hours of the day and nothing ever seemed to be done about them. But other than that, it was a decent neighborhood. When we decided to move out, I put in our vacancy note a month in advance and didn't receive any instructions on what we had to do to move out until the week before our move out date when I physically had to go to the office to receive the paperwork we should have received when I put in our vacancy notice. I had a week to find a carpet cleaner because Hamilton Crossing demands you have your carpets professionally cleaned before you move out. I spent $200 on having the carpets cleaned and deodorized for pet odor (per management's request) and still had another carpet cleaning charge tacked onto my final bill. They claimed the carpets were so bad that they had to replace everything, and charged me for $1200 in the end. I was told very clearly at the beginning of the move out process that the management company would be very willing to work with us because we didn't sign our original lease with them, and when I confronted them about this, they claimed there were so many things wrong with the duplex that just letting us off with carpet charges WAS them being lenient. The only reason I did not get charged for broken tiles or damage to the stove (which were already like that when we moved in) was because I took pictures and had proof of their condition prior to our move in. I fully believe Hamilton Crossing would have charged me for those things had I not had picture proof of their original condition. Unfortunately, I didn't think to take pictures of carpet before and after or I might have been able to get away from that charge as well. So renter beware: they will do everything they can to make you pay for as many items to be fixed as they can justify when you move out.

Living there was ok. Convenient for being 6 miles from my job. Moving out on hand was a different story. They charged me 3700 dollars whenever I found a new home. Charged me for at least 50 different items. Carpets were dirty when I moved in, but were dirtier whenever I moved out. They said they would have to be replaced and the whole place would need painted. Charged me for everything including the kitchen sink. Good place to live, but not to move out. Avoid if you can

By far, the best rental experience I have ever had. Teresa goes the extra mile every day and, I suspect, is the main reason everything works so well. I have only had a few things come up during my time at Hamilton Crossing, but she has exceeded expectations every single time.The properties are nice and spacious, the neighbors have been fantastic, the community looks out for each other, and they take care of their renters.You won't be able to find a better place to rent, so just stop looking and give Teresa a call! I am so glad that I did.

This is a cute little duplex community. The property manager is the nicest lady you could ever hope to meet. She is always very friendly, pleasant and informative. The duplexes are very spacious and the rent is very reasonable. If you are looking for a new place to call home I highly recommend Hamilton Crossing.

Found this place on Zillow while moving in from out of town. Was unable to be there but luckily the property manager worked with me in every way possible to help me in my decision to move in. After moving in I quickly became impressed with the community that was established. The townhouses were kept in great shape with great maintenance. If any problems arose it was quickly answered and addressed. A Facebook community page made it quick and easy to keep in touch with everything happening in the community with concerns, events, and even city issues. But by far the best part of the community would have to be the property manager Teresa!! Between her great work ethics, timely responses, and overall loving personality she always made the community feel like home! If I didnt have to move due to work I would definitely still be there.

Great community! Just recently moved here and love it. The lady in the office, Teresa is the greatest also! She will tell you like it is and be upfront about any questions or concerns you have. Answers back immediately (Even on the weekends!!!!). I can say, I think we found our forever home. Lol. ?

Best rental property I’ve lived at. The owners and managers of this community go above and and beyond for the renters here. Truly such a good community full of great people who all stay in contact with each other. I recommend this place to all my friends.

It's NOT an apartment complex as the description suggests. It is a community of duplexes both one and two story units of various floor plans. Every unit has a one or two car garage. It's just outside of the hustle & bustle of the city traffic and it's quiet with an almost in-country type of living located directly in between the old and current Route 66 routes. So far our neighbors have all been quiet and respectable of each other's property. We love living here and will probably be here for awhile. Just a couple of issues that we just have to deal with though. One is that there are no private fenced in backyards for pets to use. No fences at all to allow the property maintenance and mowers easy access on the properties. Most of the units including ours have no back door. There's a front door then there's a garage access door. I think we're the only ones that actually leash our pets when we take them out. We've seen our neighbors letting their dogs roam free without leashes and that has us concerned about potential injury to their pets as well as to others. The property manager is aware of who is not using leashes. Second is that there are so many cars parked on the street and the cul-de-sacs are very small. Only a very few people actually use their garages for their cars as we do but mostly all of our neighbors have their garages so packed full of junk that they have to park their cars on the street. The garages will only fit a midsize to compact car although I've seen some park a full size car in it but it's tight. There's typically 2+ cars for every unit and the driveway only fits 1 car so you can imagine how crowded the streets can get with parked cars. The duplex units can be rather small with small living room areas. We chose one of the larger 2 bd 2-story units and are quite happy with the size for the 2 of us and our 2 small dogs.
If you're fine with not having a fenced-in backyard, a small garage, and a smaller rooms then there are units available. They are perfect for 2 adults with one or two small pets or a young family or retired couple who want a quiet area to call home. The small Catoosa schools, I've heard, aren't so bad either. Catoosa is great little community to get involved in too. Plus who can't love the Big Blue Whale within walking distance.

My family and I lived at Hamilton Crossing for 3 years, I loved how quiet it is, never had any issues at all. Which is probably why we stayed 3 years :) Teresa was always so helpful with questions and concerns I had. We recently moved out due to buying a home & received my entire deposit back within a month.
