Over the past five years, I purchased my second home through Jennifer. She has been incredibly supportive, helpful, and went above and beyond. I hope that we will be able to buy our third home with her as well. She always made things easier for us, turned difficulties into ease, and helped us overcome all the challenges in the system with her support. We are extremely satisfied with her services. I have recommended her to many of my friends, and through this review, I recommend her to everyone who reads it.

I purchased my home through Flat Branch in 2022.
They NEVER provided me with closing documents as per the TRID law. A buyer is to have these docs 3 business days before closing. The first time I saw the CD docs was when the mobile notary arrived for me to sign them (I was out of state at the time). No one reviewed them with me. The mortgage lender, Emily Machetta, did not answer my calls, emails and texts.
I have a text from Emily from the evening before (when I was requesting to see the CDs) stating "the notary will explain them to you. When I asked the notary to explain them and she said "that's not my job." I signed them under duress as the moving truck was loaded (the closing had been postponed twice by FB). Long story short, the conditions of the contract had been changed. The loan was changed from an FHA to a Conventional Loan, the $2000 I paid the seller was to be applied at closing to "buy-down" the interest rate was instead applied to the closing costs as a credit. That translated to my $800 house payment being a $1100 month.
I contacted Emily when I was able to thoroughly go through the docs and she said "I made the changes in you and your daughter's best interest." My daughter was is co-owner and did not receive any CD either.
When I asked her about the 3 day TRID Federal business law that was not followed, she told me to talk with her supervisor Justin Pittman. Initially, he said they had absolutely made a mistake and "we will make it right." He spoke with his supervisor the next day, called me back, and said the closing already happened and "there's nothing we can do. We're all human and make mistakes." At this point I told him I was going to contact an attorney. I had help from a great attorney, however she wasn't a real estate attorney and said that's what I needed. I am continuing to pursue this after finding out that the CFPB helps consumers figure out what can be done when mortgage companies blatantly break federal laws that are in place to protect us. l will say that my real Realtor did not inform me of the TRID law. He was fully aware that I did not received the closing documents and that the terms of the contract had been changed.

Disrespectful. At the very least..... they referred to my spouse (well ex) as he...she or it! Definitely don't care to do business with anyone that is that disrespectful . Too many loan companies out there that want mine or anyone else's business to put up with that. Not to mention if they treat you this way at the very beginning...how is the rest of the process going to be. Just my experience with them. Hope others have better luck if you choose to use them.

Ethan Wagner was not what I expected for a mortgage consultant. He was basically unavailable to get into contact with, did not follow up as promised, and in my opinion, did some shady things with the $2500 credit he advised we would receive. He “used” the credit for interest rates without speaking to me. In my opinion, the credit was a phantom credit they use to get people to go with them. I never authorized using this for the interest rate. I definitely would not use him again. The processor Erika Scott was good, but he was not. Another loan officer, Jeremiah, I had a previous business relationship with and had to contact him to get answers because Ethan was not responsive enough. Again, I definitely would not use Ethan again. I certainly would use Jeramiah if I closed another loan with Flat Branch but no way would I work with Ethan again. He is shady and I feel they owe me $2500 due to his shady practices.

Jeremiah and his team was so awesome with the way they handled my hubby and I home loan. We got approved and we are so grateful to have them take the time to communicate and guide us every step of the way and now my hubby and I are homeowners now. Again thanks so much Jeremiah for all you done.

Jeramiah and his team went ABOVE AND BEYOND to make sure I got into my home. This was my first home buying experience and I was rejected by two lenders before I went to Flat Branch, so I was pretty skeptical at first. He got me approved and closed within just a couple of weeks! I would 100% recommend this company. You can tell they truly care, and are always there to help.
