It looks much better in the pictures than in person.We stayed on the first floor which has two bedrooms, a kitchen, a bathroom, a small private lounge and a mudroom. The secondary bedroom had no windows and was very gloomy (it was obviously severed from the large common lounge room at the front of the house at some point). The kitchen was very cluttered and there were dirty dishes in the cupboards upon arrival.The whole house lacked finishing details. The walls were covered with rough patches and paint (if the patches were painted at all). The trim was also painted very roughly and had many nails that weren't completely driven. There were 1/8"-1/4" gaps in both the crown moulding and the trim. Same with the floorboards - large gaps at the walls, and even in between boards in the middle of the master bedroom. Many of the doors rolled on barn door style rails but didn't latch, had no handles and were on unfinished pieces of wood. The kitchen cabinets were again roughly painted (including the hinges) and the fridge was an older model than the one pictured with the bottom panel taped on. The kitchen also had a large hole in the wall where it appears a vent was once mounted. I'm sure there's more I could go into.Overall, it has a nice ambiance if you squint. It wasn't an uncomfortable stay but you would expect more for what you pay. I'm not sure if it has changed ownership in the past few years, because it's now more of an Airbnb (where the owner/employees aren't on site and it appears to be run by a property management company) than a proper BnB. Either way it's obvious someone has tried to do a quick and dirty renovation to milk every last cent from the house.

This is hands down the best experience of hospitality that I've ever had at a B&B! Mike and Dawn were super amazing hosts... Very accommodating, friendly and totally engaged. The property is pristine, full of charm & elegance, while still maintaining a friendly atmosphere. The breakfast they served had huge portions and was just like a home cooked meal from mom. The finishing touch was them toasting us at our departure with sparkling wine - such a lovely touch! Mike even went out of his way to send me an item that I had left behind in the room; such a consummate host. I will NEVER stay anywhere else when I come to Essex County. If I could award them 5+ stars, I would! Many thanks for an outstanding stay. ?

Wonderful hosts! Beautiful home, beautiful room and HEY there's a POOL!!!! Wish we could have been allowed to have a night swim but would go back regardless! Thank you KH for a great stay! :)

This was my first bed and breakfast and I’m so glad I tried it. Dawn and Mike make you feel welcome as soon as you arrive. Although I have nothing to compare this experience to, I have to say it was wonderful. The breakfast was delish and the property is a short walk from Main Street. The bed was so comfortable that it was hard to get up. The property includes a pool which in surrounded by beautiful patio furniture and a beautiful yard. Whatever you need Dawn and Mike are there to make sure you have it. I highly recommend the Kingsville House.
