We have been with Watson for years and initially they were great at managing our 2 properties, that has drastically deteriorated in the last year- we rarely get our payments on time ( always at least a month late) and I feel like I have to constantly call them and hope they answer so I can get an answer- communication is slim to none with responding to voicemails- I have gone to the office in person to get answers and was just met with a bunch of excuses. Definitely would NOT recommend using them

I wish I could give a better rating, as things started out so well four years ago. Things have steadily deteriorated, and for the past 12 months, we have received NO monthly payments on time (10th of the month), and in January we received no payment whatsoever. Every inquiry regarding payment has been met with an excuse of some kind. Please look elsewhere if you are considering a property management service.

We have had Watson Property Management LLC for about 4.5 years managing our property. The last 6 months have been very disappointing. They regularly don’t send the rent checks, even when asked. The lack of communication is terrible. It’s February and we still haven’t received January’s rent.
We are an active duty military family stationed over seas which Watson knew when we signed our contract. We are so disappointed with how everything has been handled.
I would highly advise property owners to read reviews and look into other companies that have better communication.

I’ve had Watson management for about five years now and I would say that recently things have deteriorated. I have not received my rent check for one of my properties for this month and it’s almost the end of the month and no one calls me back. I just wanted an idea of what is going on and no one can respond. It’s frustrating because I’m in California and my daughter is local. I was a local resident and was Referred to Watson Property Management by My family. Something is going on with this company and I am not happy about it.

Please do your homework before hiring this company. All complaints on here and BBB are true. It will take 3 to 9 days for a call back if your lucky. They do overcharge or charge for services that wasnt even done to your rental.
Please ask for for all receipts. This company is all about money and not your home.
They will say they did a walk through and never did. I have several pictures of our house that was destroyed!! I would be happy to post them.

I wish I could give Watson Property Management a zero-star rating. Unfortunately, my families experience has been far from positive. They haven't honored there contract, communication has been poor, and it feels like they prioritize money over service. I can't recommend them and will be sharing my families experience with friends and family to help them avoid the same issues.
Truly sad. I’m not in your system my family members are. You should probably review what you’re doing and make sure you’re following protocol and not being reasonable basically overcharging ripping people off because it’s causing you to have a very, very bad reputation
You’re overcharging and overreaching is Disgusting. Botched I have sat back and witnessed no return phone calls for days. No return text messages for days and then the surprising surcharges on everything without even consulting. Absolutely repulsive, business behaviors.

My father passed away back in November and Angela (owner) was so incredibly kind, helpful and professional that I felt compelled to write a review. My Dad was living in one of their apartments on a property that is really a second chance for those who might have trouble renting otherwise. Knowing this, I was surprised to find that the building was very clean and presentable. I think you can tell the Watson Management tries to keep this nice for their tenants, which is not always common in this situation. I never once heard my Dad complain about the company and he seemed happy there.Unfortunately, there was a situation where we had people attempting to break into the apartment while I was trying to make it to Oregon (I am in CA). Angela and her staff handled it so professionally and quickly and they also did a great job at keeping me informed every step of the way. She also helped me get some information about my dad that I needed to move forward with sorting his affairs. That saved me so much time, effort and grief doing that and it was huge in that moment. She also was just a source of support. She said she likes to treat others how she would like to be treated and it shows. I told my husband her name was Angela but she must be "Angel" for short because she really was such a blessing. The whole office really seemed sympathetic and I was just so thankful for all of them. Angela and her staff took a really stressful and awful situation and turned it into something bearable. I would have loved to have my mother there while I was going through my Dad's apartment. I was glad to be in contact with Angela because she had almost a motherly presence about her that was just so friendly and calming. I appreciate Watson Management and wish them all the blessings for their staff, for Angela, and their business. Thank you!!!!

Very unprofessional. They do not replace broken appliances, they have knocked on my door and got me out of sick bed to tell me not to go into a friends apartment next door after his death. Even after not securing my dead friends apartment for 5 days, not hearing from them, and being wrongfully accused of entering the apartment, I was gaslighted into thinking Watson had the right to bang on my door. I complained after Watson went into my friends apartment, destroyed items, went through things, then still didn't secure the apartment and change locks. They are unprofessional and disrespectful. Run! Don't walk from this " company".

Run don't walk from this unprofessional management company. Please read google reviews as well as BBB complaints. Both owners and renters payments are delayed, the company will harass and cross the line in coming unannounced to your door. Threatening and slumming.

Edit: although I still would not rent from Watson again, they did meet with us and reimbursed us part of the extra fees that were contested. They explained that some of the issues with their company have been dealt with (maintenance issues being ignored). Make sure you take plenty of photos of every issue you see before moving in.First, the rental unit had many issues when we first moved in that were never fixed including:Fridge drawer broken bracket, missing parts (fridge door shelves), garbage all over the yard (the previous tenants were hoarders apparently), missing parts to cabinets, and much more.We cleaned the apartment very well before moving out (spent over a week ensuring everything was in better shape than we got it).They took over half our damage deposit for made-up reasons such as: broken fridge drawer bracket (which was already damaged and we put it in the list when we moved in), deep cleaning of apartment (it was spotless after we cleaned the whole place), broken bulbs (we replaced them all and even left extras to be safe), removal of garbage in yard (there was no garbage), mowing and leaf removal (we moved out and the leaves on the tree hadn't even started to fall), replacement of batteries (the smoke alarms all worked), etc. Overall they kept almost $1,600!There was also an issue of the bathroom shower faucet leaking. We requested maintenance multiple times and they ignored it for over half a month. Eventually they did fix it, but it had leaked non stop, wasting tons of water.If you value your money, do not rent from any property that is managed by Watson.We plan on fighting to get all our deposit back, and will likely have to bring them to court. We have also filed a complaint with the Better Business Bureau (BBB).

I currently rent from this company and I can honestly say that I have no complaints about the company. Very understanding and work with their tenants. The only complaint I do have is with the owner of the place... there's no laundry... no hook ups and no laundry room on site thats accessible for use. Really makes it difficult to wash clothes for 5 kids when ya have to walk to the laundromat a mile away hauling kiddos and laundry....

I just wanted to show you that your kindness to her didn’t go unnoticed! I just placed an application and I am so EXCITED because you guys helped a friend of mine with little kids who was well deserving of a place to go and she didn’t think she could do it but she got accepted and just moved in today and I am so happy she got accepted even with eviction history. What wonderful people you are and I’m so excited for my boys to have a place too! Thankyou for your compassion

Lived in a watson apartment for 3 years, they took forever to respond to maintenence requests, I got cussed out by an office lady, they have a bush blocking the road view and i asked them to trim it back. I almost did that myself because they never did it! my house got broken into before I moved out, and after as well and they charged me for the damages even though I called the emergency number they provided for me. I would suggest finding a better property management company. Disappointing.

We have been with Watson for 3yrs now (hopefully many more to come) they have been nothing but amazing. I recently had put in work orders and it was no more than 24hrs I got a text or call to set up a time to have the problem resolved and no more than a day or two having the issue fixed. I recently went into the office to pay rent and the owner helped me right away and after talking for a short period I realized she was the owner. Very sweet and down to earth and professional. I would recommend Watson management to anyone.
