So greedy. Passive-aggressive service. I have never had such a horrible experience renting. We rented from them for a little over a year. When we moved in, several appliances and outlets didnt work, and it took a while to get anybody out to help.
While living there, it felt as though inspections were constant, and with a 24 hour notice (if they even gave notice). I work nights so getting a notice that somebody was going to be at my house at 7 am the next day disturbed my day and sleep entirely, and it happened constantly. I woke up multiple times to random maintenance people in the yard with no notice that they would be there. Once, they left the gate open, so when I unknowingly let my dogs out, I had to chase after them into the street. Another time, I was changing with my window open (it only looked over the yard, so I wasn't worried about anybody seeing in), just to look out and see a maintenance guy right outside my window drilling into the wall with zero notice. (Also, if you're looking at their Huber residences, they are infested with ants. Every one of them. I had maintenance send an exterminator out 3 times, and he basically gave up).
When we decided not to renew our lease, they sent us a checklist of 60+ items that we needed to clean, including a professional fireplace cleaning and carpet cleaning, each of which costs $175+. I would of course leave a place clean and tidy and fix anything that needs fixed, but the amount of items that they demanded were deep cleaned or replaced was absurd and made all the move in fees and our high rent feel pointless. I already don't expect much of our security deposit back, despite leaving the place nearly spotless, because they've proven time and time again that they don't care about their tenants - they just care about making a dime.

Alliance is pretty awful. I lived in a property managed by them for about two and a half years. I’d never rent from them again.

NEVER RENT FROM THESE PEOPLE-they will take every last penny from you they can when you move out and not fix anything while you live in their property. Beware of these people so what happens to me doesn't happen again to you.

Where to begin. I guess the first red flag was the tone they take with you from the get go. Their representatives are very rude and pushy. Their payment system is absolutely archaic. Payment by check or money order only, that’s any payment. So that’s snail mail one of those each month or make the drive to Beaverton to deliver it in person. Every month. The water bill is not properly allocated, they charge 180 PER MONTH flat rate. The unit was not clean upon move in. The fixtures are falling apart and hideously out dated and ugly/damaged ; cabinets and closet doors etc. The locks on the windows were insufficient and ancient. They lied about having garage space that was shared with our neighbors, is was not. One cabinet door in the kitchen fell off one day due to shoddy upkeep. The same happened with the kitchen back door, the bottom hinge just came loose because the wood is so old and unkempt. Of the four maintenance requests made over a year not a single one of them was addressed. They accused us of having a water leak and not telling them about it due to the high bill one month. Again they flat rate us $180 per month. They said they would come and inspect for a leak and never did. There were tons of paint and wood and other maintenance materials left in the basement upon move in which it looks like they charged us to remove after we moved out. Wasn’t ours to begin with. The house was left clean (as clean as we found it, which should be acceptable right?) still charged $250 for cleaning upon move out. There were a few items we were charged for that were justified but there was at least $600 in frivolous claims in the end. There were also rats in the basement despite keeping a clean house with enclosed garbage cans and nothing open ever left out l. Lastly was the ancient and super sketchy electrical wiring throughout the entire house. Long story short: don’t rent from these people. They are cheats and no-show slumlords.

I don't understand the bad reviews. I've been renting here for 2 years and have had no issues besides maybe some HUMAN errors. This management has left us alone. Isn't over bearing, gives proper and formal written notices for any house work/increases, ect.I've really only dealt with Angie and she's amazing. I highly recommend this place because of her. She's made everything so smooth for us since day one.

I have only had positive experiences with Alliance Properties.This is my second rental working with them. They are responsive by phone or email. They care personally about their tenants and maintenance has been timely and effective. I would recommend renting from them or trusting your property in their hands!

Please stay away from this company! They practice bad business, so many times we have had issues with them not informing us about repair work or rent adjustments and I get left beside picking up the pieces when it all could have been avoided if they we’re responsible enough to inform ALL their tenants about changes is the place they live.

Stay away. These are vindictive people. Gil will use any loophole, illegal gray area tactic, anything he can to avoid doing work or supporting the tenants in the properties under Alliance. I brought them so many problems over the course of my tenancy that they either outright ignored, or tried to make me pay for through one line of reasoning or another. Gil Lipp is the worst property manager I have encountered in nearly 22 years of renting. Do NOT rent anything managed by this company.
He threatened me in various ways multiple times over the course of my multi year long tenancy (threatened to frame me, sue me, falsify things, etc..).
They threatened to withhold my security deposit because I told them I was going to write a negative review. Disgusting company. They'd rob you in broad daylight if they thought they could get away with it.

I enjoyed leasing a property from alliance properties. When I had maintenance problems it quickly resolved them. They were very helpful with navigating challenges with a difficult roommate to make sure things were resolved

i usually don’t write reviews but man, the service with them has been terrible for the past couple years. Not only will they slack on the maintenance of the place, they will also increase your rent ridiculously. So if you’re willing to go thru that, this is the place for you. If not, I would highly recommend to look somewhere

Just save yourself now before you get into business with Gil Lipp. The owner of Alliance either is always pulling incredibly illegal maneuvers and/or is just providing the worst possible customer service imaginable. I’ve been with him for years and I’ve had to get a lawyer for every. single. simple thing because Gil is just simply the worst landlord and property owner imaginable. He is incapable of communication and I can’t count the times I know he’s unsuccessfully tried to evict myself and other tenants. It’s not worth typing out every single god awful, panic inducing, most stressful experience I’ve ever had as a tenant experience. Just take my advice and run.. never do business with this company or you will live to regret it.I’d also like to echo what a previous tenant said. This could not be more true for me,” And to top it off, writing this review scares me because he has shown the he isn't above retaliation and now I fear getting my deposit back. But it's worth sharing this experience so others can stay away.”

I don’t know who these bad review people are talking to or about! because I have had nothing but TOP NOTCH service from alliance, specifically Angie and Sarah, been renting an alliance property for going on 2 years now and have loved every minute of it.ONLY qualm is I wish maintenance was a bit more responsive but I’m in the industry and a handy person so most items I can fix on my own :)5 star company!
