My husband and I lived at Centerpointe from June 2022-July 2024. We enjoyed lots of things about the property:
-The pool is beautiful. When it is open, maintenance is out every morning cleaning it. It is truly the star of the property.
-The staff is amazing, particularly Hunter in the office and the entire maintenance crew.
-We had lots of nice neighbors. (Unfortunately, the ones we chatted with before moving also noted the place was going downhill fast and were planning to move at the end of their leases.)
-They really do try to update the property and keep it looking good. The landscaping is super nice and they do lots of projects like updating the pool area, gym, laying new mulch, re-sealing the parking lot, etc.
-It is near a really nice nature park, lots of great shopping, and major roads that make it easy to get anywhere in the city quickly (Portland traffic permitting)
While there were lots of things we loved about the space and it was a good home for us for two years, we ultimately decided to leave for a few reasons:
-The neighborhood has gotten a lot worse since we moved in. My husband and I woke up to the sounds of two people running and a woman screaming for help in the middle of the night. There are lots of “characters” around the property and we’ve noted an increase in police activity. We’ve also noticed that there seem to be a lot more vacant units but also a lot more cars in the parking lot than when we moved in. Take that as you will.
-Sequoia, the company that owns Centerpointe, dropped dog breed restrictions in March 2024. At first we thought this was a good thing! But then, there started to be a large number of off leash large breed dogs around the property. There are a number of pitbulls who roam the property with leashes on, but no one holding them. In early June me and my small (leashed) dog were charged by an off leash Doberman. We put in our notice shortly after.
-General dog issues. So much barking in the middle of the night. Dog poop all around the property. Our upstairs neighbor let their dog go potty on their balcony, so when it rained it would dribble onto our patio railing and the smell was foul. We kind of figured this was just how it goes when living somewhere dog friendly, but our new apartment has more dogs and none of these issues!
-The maintenance team is fantastic, but these buildings are starting to show their age. Our almost 30 year old (!) water heater catastrophically failed and flooded our bathroom. They then drilled holes in the wall and brought in an industrial heat/air dryer to put in our bathroom. It was so loud we had to put on ear protection (like you’d use at a shooting range) to go into the bathroom and the noise was unbearable anywhere in the apartment. There was no offer to compensate us for the inconvenience, the electricity they used for their drying equipment, or the towels I used to absorb as much of the (brown, rusty) water as I could while we waited for emergency maintenance to arrive.
-The main issue: the price. After the water heater and off-leash dog incidents, we started looking at other apartments. We were able to get a bigger, newer, more updated apartment in a nicer area with a garage for roughly the same price we were paying. There was just no way to justify staying at Centerpointe. We were then disappointed to see that the day after our lease ended, our apartment was updated to be nicer than when we lived in it and listed for more than $200/month LESS than what we were paying. My guess is the price will continue to drop, they will attract worse tenants as a result and the complex will continue to decline in quality. I’m feeling relieved we got out when we did.
-They also charged us $175 for “cleaning” after we moved out, when I deep cleaned the apartment and gave it back to them cleaner than we received it. It’s not worth our time

Pros -
1. spacious rooms, naturally well lit and ventilated
2. maintenance and repairs are prompt and professional
3. Good number of trails/ paths to walk around the apartment
4. 8 min walk to Beaverton creek Max station
Cons -
1. The apartment gets very hot during summer and cold during the winter
2. Noise from the traffic - especially in the corner apartment which I rented.
3. Pretty much safe area - But, My car was broken into in the parking lot in July '23.
4. Forget about your security deposit and be ready to pay extra.
- They charged 390$ for an apartment that was vacuumed and cleaned already.
- Demand for the quotes/ invoices - they charged 50$ extra in the statement and had to correct when I checked the quote and asked for it.
- They may even charge you "for removing animal hair and dander" although you do not have pets, and can justify that "It is a great way for animal treatment but it is a secondary purpose"

Great neighbors and feels like a small community here, great staff, maintenance team is always on site takes cares of issues right away.

The place is nice, well-maintained, the staff are friendly and do a good job, it’s convenient for my work and close to a max stop for my partner. An important thing to know is that this is a super dog friendly place, which they highlight in their brochure. If you like dogs, you’ll probably be happy here. We don’t have dogs, didn’t think it would be an issue for us, but my partner has been having bad allergies, which they never had before we moved in. We’re guessing it’s because dogs lived in our apartment before us. We still are vacuuming up dog hair. But dogs, often more than one per apartment, live above us, next-door to us and in almost all of the apartments on our floor. Between the barking and the dog poop that some owners don’t t pick up it can feel like living in a kennel. I tryto ignore it but my partner works different shifts and the barking bothers them a lot.
An issue for me is parking. There is a waiting list for (paid) assigned parking so it’s kind of a free-for-all and there seem to be more tenant cars than parking spaces—if people have guests over It’s a problem….If we come and go in the middle of the day, we usually find a spot, but if you come home after 10 at night you have to circle the complex and search. . Last night there were only two open spaces in the entire complex, neither near our apt. Another issue is how loud the yard maintenance company is! loud lawnmowers, loud edge trimmers, and loud leaf blowers. Sometimes they are all going at the same time, sometimes one goes and then the next goes and then the next goes . They start early in the morning and it goes on and on, every week. Saturday, our one chance to sleep in, they woke us up at 8:30 and were still going strong With the noise and air pollution at 11:30! it seemed like the guy with the leaf blower was trying to blow individual blades of grass off the sidewalk one by one, a couple of feet from our bedroom.

I absolutely love living here! Not only is the area beautiful, but the leasing staff and maintenance are so prompt to reach out and help if needed.
One great example - I had ordered several heavy packages and the FedEx driver delivered it to the wrong door. I reached out to see if someone at the Leasing Office would help and the manager, Michael, came out 15 minutes later with a dolly and moved everything! I was so floored and was so incredibly thankful!

We lived at Center Pointe for a couple of years, and the staff was always super helpful. Very good maintenance team. It's a pretty quiet area, and we felt safe there. The management even helped us with a couple of requests after we moved, for which we are very grateful.

a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds are kept clean every day by the amazing maintenance team. If you’re looking for an apartment near the cedar Hills area definitely recommend this property.

I lived here for 14 months from Nov 2022-January 2024. I have mixed feelings but I’ll start with the positives. The staff has always been friendly and helpful as well as responsive. They’re on top of maintaining landscaping and building exterior which is always nice. Paying rent is simple through the resident portal. The pool area was so nice to have over the summer. It was relatively peaceful living here.On the other hand, some of the maintenance done in the apartment gives off “landlord special” vibes. Jammed windows, janky weatherstrips and screen door, little stuff like that. One of the master bedroom windows broke and remained broken for months with promises of the glass company coming to fix it but never did.When we moved in the deck was significantly slanted. They started repairs for this in the spring and lasted roughly a month. During this time our patio door was boarded up and obviously we didn’t have any access to the patio or storage closet and we pretty much had no sunlight in the living room/kitchen/dining area. No adjustments were made to our rent to compensate for the inconvenience.These apartments are wildly overpriced as we are now paying about the same rent in a townhome with nearly twice the amount of space, garage and fenced in yard and the exact same amenities.Lastly, after receiving our move out summary we discovered that we not only won’t see a cent of our $750 deposit but we still OWED over $600! We were charged $190 cleaning fee despite the fact that I deep cleaned the apartment myself. We were charged $960 for carpet replacement. Full transparency there were 2 small spots on the carpet where our at the time puppy chewed but could have easily just been repaired. In response to my questions about the charges they sent back photos of the carpet pulled up revealing stain marks on the back side. So don’t you dare spill anything in your own home god forbid. The response I got also suggested that they did me a favor because they “should have charged me more”. Maybe in someone’s world this is fair but in my eyes this is absolutely ridiculous.Ultimately, center pointe is the perfect example of corporate greed and wants to take every penny they can get from you. Good riddance.

It was a great experience living there. The maintaining team was so efficient and nice, as well as the reception team. After I moved to AZ, I accidentally send a book purchase at my old address (center point departments) and Mike and Hunter recovered my book for me and send it to my new address right away! It was very nice from them. They care for they past and present residents, I can definitely confirm it!

Nice place to live in. Have been here for over a year. Maintenance staff is wonderful and always quick to respond. Chanelle is a wonderful lady at the leasing office. Units have wood fireplaces which is pretty rare and cool. The community is quiet & peaceful and yet we are in close proximity to everything (THPRD Nature Park, Costco, Winco, MAX train, HW 26, car dealerships etc.). There’s no overhead wiring so we haven’t faced any power outages so far. Would 100% recommend this.

We feel safe and comfortable to live here. We also enjoy their regular events. Just recently they hosted a pancakes and pj’s brunch event for the residents and served pretty tasty food and coffee. All the events are casual, so easy to attend, and you get to know who are the other residents living here. Can’t wait for the next event!

Really nice and clean property, the team office are so efficient and professional, really good to assist with the customers and they needs , if you ever looking for apartments don’t hesitate to come to Center Pointe and see if they do have anything available.

The place is not safe. Several cars were broken into and stolen last year. My car was stolen. The security service that they claim they have just drives around the building at 10pm and leaves. Once I had a real security issue and called the number at around 11pm and the call went to voicemail. I decided to move out then.I have pictures of several people entering the compound to go over the trash cans to find something useful.These building are poorly ventilated - even if you install AC in one room, it’s hard to get your other rooms cold during hot summer months. The price they charge for non AC poorly ventilated rooms are ridiculous.I filled out the inventory form after I moved in for some maintenance issues. They did not care to fix those issues.The only good thing about the place is its close proximity to the offices nearby, but I don’t think people should sacrifice it for the safety.Also, they will charge you for carpets and other cleaning, when you move out.

Former Tenant: 2018-2023, I had stayed in Option they had from one bedroom, two bedroom and three bedroom. The maintenance team throughout my entire stay, were always on point and unsure what happened, but walking around seeing familiar tenants towards the end even they had mentioned things were changing and decided to also leave. It was the front office or sequoia in general. It was rather heartbreaking to be forced out for zero reason.Short when we were in our three bedroom apartment, we were already paying on the high end of things then knowing we were paying a high amount compared to other apartments, they boosted our would be new rent up to an extra $200 making it to where we literally started saying at this point, we may as well either buy a home or rent a home. We were telling them we were seeing very comparable units for less money, and some even the same price that we were already paying Then told us they would investigate and gave us comparables on properties that were nothing like what they were offering.So when it came time to renew, we were going in to just ask if they would continuous on for another year based on what we were paying as we never once missed a payment and never caused any issues, Sequoia refused to budge, and we watched the apartment go up for rent listing at below what we were offering to pay.It shows that Sequoia properties will try and play a game of chicken with you to get you to pay more just in case you feel compelled to, So they really do not value customer, loyalty, and willingness to work when you are also witnessing rent, prices go down, and in some cases simply stay the same. So we moved out and literally found a place identical in design and layout to Centerpoint, but we’re upset that after putting in those years, we saw zero lo, back to us as we had shown to them.I will go and find my old review from years ago when I praised them and need to retract it. Not that I would ever go to a Sequoia property again based on that I would highly recommend the corporation start giving some customer loyalty.
