Lori and COLM was super professional, responsive, and friendly throughout my tenancy. They were very quick and efficient at addressing concerns and answering questions, whether about the heater, landscaping, fridge, pets, etc. and always reasonable about it. I even had to renegotiate the lease a couple of times, and they helped me sort it out with the landlord to mutual satisfaction.The move in and move out were smooth and hassle free and the online tenant portal made automatic payments every month easy.I did get an unexpected charge for carpet and window cleaning when I moved out (even though I cleaned and documented both) but the charges were not unreasonable. Still, given the number of complaints about this one thing, I hope COLM would consider doing in person move-out inspection instead of the ambiguous and confusing current process.Other than that, the rental was a wonderful experience and I would rent from them again. We've been leasing our property through COLM for the past 10 years. The service has been absolutely 5 star. Lori at COLM has handled all the issues that have arisen in a very professional manner. I'd not want anybody else to manage our home.Food for thought to all those who complain about repair costs and losing deposits. Consider, if you can, what it must be like to have to rent out your own home! Not everyone is a professional landlord, some of us have to rent out because of circumstances. Renting out your home is difficult enough, as your really don't know how people will treat it . . . and it is 'your' home that you trust to complete strangers. So, imagine what it must feels when you find that tenants have left the place looking a wreck - damaged carpets, damaged cupboards, uncleaned appliances, wall damage, the list goes on (not just our experience).As I have to approve all the costs involved in repairing our place (competitive quote basis) after it's been mistreated, it's often a huge expensive list, which is entirely justified, else I wouldn't approve it (and not all repairs are placed on the former tenant either). If we don't do this, tenants complain endlessly that the place isn't up to scratch, as some on this list have. Somebody has to pay. Even after claiming on deposits, we are often left with bills that wipe out any gains that may have been made through the year.My advice to renters - if you want your deposits back - look after the damn places you rent and treat them with respect. Kudos to those that do and kudos to Lori - awesome property manager!

Worked with this company for a very short period of time. However they were very accommodating while moving in. The house was spotless, had some issues with the plumbing and microwave but was dealt with in an expedient manner. We had to move out after only 4 months because the owner was planning to sell and we had a wedding during that time that we were expected to move. We left the house in perfect condition but had some issues with the owner trying to overcharge us. Was resolved but cost us. Be sure to take before and after photos.

This property management company is not professional. Tenants beware. There is a shortage of rentals in Bend, but you will lose your deposit. I paid $1825.00 deposit and lived in the home for 2 years. I keep my home IMMACULATE. I requested a walk out inspection of which I received no response. This property management company charged me for window cleaning at $135.00 (of which I had professionally done), house cleaning for 6 hours $105.00 (50% discount) (I had done deep cleaning for at least 8 hours), labor:interior/exterior to the tune of $200.00, ultrasonic blind cleaning $168.00 (I cleaned every blind by hand). With all that said, this property management company is by law suppose to show cause for all forfeited deposit and they say a zip drive will be mailed by 9/15. There are many great property management companies in Bend avoid this one if you're not too desperate.

Updated my review! The application and review process was very quick and efficient. They take great pride in their homes and have a high level of professionalism. Very nice people and are very responsive to anything that needed done. Our only issue was upon moving out however, everything was resolved to both of our satisfaction.I would use them again and suggest them as a good company to work with.

They took part of my deposit that was unwarranted for cleaning fees. I leased from COLM for three years. The whole time I was a tenant I had the house professionally cleaned twice a month. Over the last month I was there, 30+ extra hours were spent deep cleaning the house for move out. Included were such things as wiping the walls/ doors/ trim and throughly cleaning the windows. BEWARE: COLM does not offer a final day walk through. Instead they take pictures and send you a zip file 2 weeks later justifying the reduction in your deposit. Because of this, I had a neighbor walk through the property on the final day and we took a video. She thought the property was very clean and the 3 minute video showed this as well.COLM claimed that the yard had pine cones and debris that needed to be cleaned up. The video said otherwise, because I had just cleaned it up at 5pm on the last day of the lease. They also claimed the windows and window tracks were dirty. I cleaned them the week before and my professional cleaning service cleaned them on the last day. After a very slow exchange of emails, they finally gave me part of the deposit back. I reluctantly gave up and decided to move on.On the positive side, COLM was extremely responsive on any maintainance issues that came up.

For several years we have been servicing some of the septic systems for Lori at COLM. She has always been on top of septic/drainfield issues for the tenants and COLM has always been quick to pay for services rendered which from a business standpoint is GREATLY appreciated. Lori at Central Oregon Leasing & Management has always been professional, pleasant, and great to work with!

Horrible company to rent from. Charged obscene rates for repairs done after moving out. $500 to paint the garage when we moved in there was holes in the walls and somehow we got charged with repairing them? It’s a garage and the paint was far from new when we moved in. I feel like we got robbed. $400 to clean the carpets, we just bought a house similar in size and paid $140 to have the carpets cleaned smh

They are absolutely unprofessional, they are thieves, and they are liars. NEVER EVER lease through this company! Frank, who shows the houses, cursed in my face, made racial comments from his time as a police officer in Oakland, and was the most distasteful person to be forced to work with. Never doing business with this company again and I highly recommend anyone considering renting from them to think again. Kim in the office is also very condescending and rude. Absolutely disgusted with this group.

We have nothing but wonderful things to say about this company. They truly advocate for the renters and are quick to respond. We rented from them for 2 years before we bought a house but if we were renting again, we would definitely only use them!!
