This company has absolutely raked me over the coals as an absent property owner. They overcharged me for every thing like 600 dollars to have ducts cleaned in a simple townhouse. Almost 7000 dollars into turning over a nearly new townhouse. Absolute Finacial carnage, I will be forced to sell a large part of my retirement. No thank you. I’m fuming

08/20/2025 - Tara Bell was absolutely extraordinary this summer... due to unforeseen circumstances, and an upheaval to my/our current world, my husband and I found ourselves in a unique situation. Tara was compassionate & understanding on the next level. She demonstrated a sincere desire to not just assist us, but to be exceptionally patient, kind, and available to what became our individual needs. I would gladly work with Tara again and again but have had to relocate out of the area. My husband still has the pleasure of working with her and is also as appreciative as I am for all that she's done for us.
Tara - on a personal note... thank you for being a kind soul and a shining light in a difficult time... your help and support and compassion mean more than you'll ever know... thank you...

I want to just give a huge massive thank you to Tara Bell she went above and beyond going out of her way to help us fix our floors and get the mold and everything taken care of in a timely manner and even when contractors would say they didn’t have the time she found a way to make it happen and get the job done!! Iv dealt with many property management people before and I can’t tell you how impressed I am and happy that for once a decent person goes out of their way to help a client not because she was gonna get paid more or get a commission but because it was the right thing to do!! She spent personal time to deliver things like fans to dry out the mold and everything else to coming in after she was off the clock to make sure that things were getting done properly I just can’t speak enough to how amazing she was to the point where I don’t wanna deal with any other property management, other than lava Ridge simply because of Tara And just felt that she took care of us more of like a family than just clients which is super rare in today’s world. So I just wanted to make a personal post towards lava Ridge property management letting you guys know how awesome she is. Thank you again for all your guises help. We plan on being customers for a long time.

Since working with Lava Ridge I've had nothing but problems. I had the interior of my house painted before the tenants moved in. The painters they hired missed multiple spots throughout the house and painted over the closet door handles. I was able to catch this from the pics they sent as Lava Ridge did not catch this. It took 3 months to correct this issue with me having to call and micromanage them the whole way. Then I wanted to go visit the property. This was met with unexpected resistance for some reason. It often felt like being a proactive and responsible landlord was treated as a problem, not a virtue. After their six-month inspection, I received a report stating that the home “looks good”—with no meaningful detail. When I went and visited the property after their inspection, the first thing I noticed walking up the driveway was that the shingles were lifted on the roof which was not mentioned in their report. There were additional issues such as a rock wall that needed repair and the whole lawn was a disaster - neither were mentioned in the report. When I raise concerns with Lava Ridge, they’re either ignored or met with vague promises of action that never materialize. For example, I was told they’d speak to the tenants about the lawn—but nothing ever happened.
Most recently, I discovered 2 bills I'm being charged for on my account. One bill was for a service provided at the tenant's request that I never approved much less was asked about. The other was an issue that very well could have been taken care of when the handyman was there, but wasn't. However, I do not know because the dates on the invoices do not align with when the work was supposedly done. I’ve been asking for clarity on these charges for over two weeks and still haven’t received a proper response. The owner and the representative managing my account simply deflect responsibility back and forth. To the best of my knowledge having work done without the owner's consent is ILLEGAL, but apparently to Lava Ridge that is not worth taking seriously.
One final note. According to their contract, they charge a 10% fee on any work they coordinate for your property. For larger projects, this could mean paying thousands of dollars for what amounts to little more than making a few phone calls. This was the case for me on a number of work orders and I had to do all the work and setting up myself which is much better than handing them 10%, but still it makes you wonder what you are paying these people for. There are many other companies that do not charge for this service and I would recommend going with one that doesn't. Lava Ridge also cut back their monthly drive-bys from every month to once a quarter during my contract claiming the roads are dangerous due to ice. I wasn't aware that Bend, Oregon had ice on the roads for 12 months out of the year. These are the kind of shenanigans you can expect from this company. It's sad and frustrating at the same time because I believe they - believe - they provide quality service. I look forward to the end of my contract. They promise world and suck you into a blackhole.

I have been pleasantly surprised working with these folks! Erik was our main point of contact through rental set up and he was an awesome communicator. He was consistently following up with us, easy to work with, and clear about requests and expectations. I’m happy to be moving into a home where I feel so supported by the rental company! (I never thought I’d say that! But it’s true)! I’ll follow up when we move out to let you know how it went.

Never can get ahold of property manager via phone, email, or scheduled meetings. Have wasted a lot of time and money because of lack of communications and miscommunications with multiple employees. Not sure how the average is 5 star reviews. The only positive we’ve experienced is we have somewhere to live lmao.

I had a pleasant experience working with Erik Castro, while exploring the possibility of relocating my family from Hawaii to Redmond. He was very efficient and professional in all of our interactions. He listened and communicated well and was sensitive with my needs while making sure to maintain the standards and procedures of Lava Ridge Property Management. Overall a great experience and I would be happy to work with him again if another house comes onto the market that would better suit our needs. Thank you!
