Vernon Property Management, now known as Property Leaders Management is, by far, the WORST property management company in all of Central Oregon. All of my dealings with them - specifically Robin Kaai, have been most difficult starting with Covid up until finally moving out as result of an uninhabitable unit. Robin Kaai is morally and ethically bankrupt, she is cruel, calculated and knows literally no bounds. She is not responsive as a property manager and does the very least in any situation, prolonging the issue and denying tenant rights. I would never recommend working with Property Leaders under any circumstances - no matter how bad the housing situation is. You will only ever be on the losing end. They love to spend other people's money. KARMA - WHAT GOES AROUND COMES AROUND. I wish there was a way to give ZERO stars because that is exactly what they are worth.

Horrible communication, poor responsiveness,I would never rent from this company again, I would not recommend in the slightest that anyone rent for them or have their property managed by them.

I saw an ad on craigslist for one of their rentals for $1000 a month. I viewed the property and paid $40 for a rental application. After my application was accepted, I found out the rental is actually $1500. They refused to refund my $40. Boo!!! Be careful with this company.

I've called and left messages a half dozen times to even attempt to schedule a showing and apply. During this time they actually dropped the rent??? Whomever owns the house on Peridot, this company is doing you a disservice when you've had an applicant wanting to apply and they simply fail to do any follow-up leaving your house vacant unnecessarily, then dropping the rent? If it's this hard to apply I can't imagine what it's like to work with them on an ongoing basis. Parker is either purposely rude or incompetent. I would stay away from this outfit if they refuse to communicate.

I want to write that Vernon properties are good. Lenny, Vernon, Richard been very helpful. When I need things fixed in my apartment they are fast to get it done. Usually within days. Vernon and lenny thank you for getting the job done.

I have been with Vernon almost 7 years now. They have been very helpful and professional. Until last month when they received misguided information. But hopefully that won’t happen again, honestly try not to move in next door to a drunk who stays home all day. They have nothing better to do with their time.

First off, I'll start by saying I've rented probably close to a dozen rentals without a single incident ever. This company has been a royal pain to deal with from day one. Parker is extremely unresponsive and unhelpful. Even during the application process I had to practically spoon feed him and pry out information about the application process and the property. Once we were moved in there were several issues with the home. Lights that didn't work, clogged sink, leaky sink faucets (which I fixed), terrible odor from dishwasher (it was plumed incorrectly and I fixed it immediately), fence gates that were inoperable and a front door lock that didn't work. It took a week just to get a response about where the mailbox was located and he didn't know the number so I had to try each one from a bank until the key worked. Finally someone came out to fix things a couple weeks later. When they didn't fix the front door as I asked why and was told Parker said not to fix the front door. I called Parker to see why and he told me "it wasn't a priority for him". So apparently a locking front door is not a priority for this company. So I was forced to replace the lock myself. Upon moving out the misinformation and utter lack of communication from Parker was appalling. Every rental company I've dealt with had a straight forward move out procedure that was outlined in writing as soon as you gave notice. Again, I was pulling teeth to get information and only half my questions were answered or I just got no response. Parker contacted me about adjusting my move out date to better suit the new renters and decreasing my rent for the last month. I said that was fine and send me something in writing, I never got anything and when I inquired via email, no response. Then all of a sudden I have a 72hr notice on my door a few days before I'm moving out for not paying rent. Parker can't do math as I had pointed out he was wrong about the final months rent and instead of responding to me he just ignored me. I jut can't believe a business like this is still going. Every time I've called the office and talked to the secretary and complained about Parker, she said that's how Parker is and what I'm complaining about is normal behavior that they have to deal with. I guess when you're the owners son you get to be as unprofessional and incompetent as possible and still have a job! I will never recommend this company and will make it my goal to leave a review everywhere and use every contact I have to spread how bad of a company this is.

First off I don't like to write reviews but this company has pushed me to write this. My wife, daughter and I moved to Redmond Oregon for my job. We met Parker (the owner or manager) when we first arrived at the house we are renting. After signing the papers we walked started in packing the U haul and started to notice a few huge issues. First off there was a water leak in the sprinkler system that I asked him to get fixed twice before winter came. That never got fixed. Then the grass in the front yard was about two feet high, then the side yard was just dirt with a few patches of grass. Which he says grass in Redmond is hard to grow. Which is false. Now for inside the house, there was pop stains on the walls in the master bedroom, and a big yellow spot on the wall in the hall. None of the walls had been washed before we moved in. ( We got approved and down deposit to move in, two weeks before the move in date. Plenty of time to get the house move in ready) next the carpet all over the house was still covered in black dog hair. Nails still in the walls, and lastly 4 lights on the kitchen were burnt out. On the side of the house was piles of left over yard waste from the previous person living here. Fast forward 6 months lasted to March 4th. The heater starts making a loud noise and we smelled a burning smell in our room, our daughters room and the living room. I shut off the heat and called Parker immediately. After I tell him what's going on, he says " oh it just sounds like you need to replace the filter" I told him I did about a month ago. He said okay, I will get back to you. So after not having heat for hours when it's 10 degrees out, I called Parker back around noon and asked him on any further news. He says " well it seems like a filter problem" again!! I said I assure you it's not, then I proceed to turn the heat back on and go out to the furnace so he could hear the noise it was making. He heard it and then I walked back inside and the living room is filled with smoke and I shut off the heat again. He says " okay let me make a call" so an hour later I call again and he says he hasn't heard from the heating company yet." Now I'm pretty irritated because for hours now, my wife and almost one year old have been in the house with no heat other than the fire place that gives radiant heat only. So we contacted the home owner on Facebook and turns out Parker never told the home owner on what was going on in their home. So the home owner takes over and gets ahold of Parker and guess who is ready to do his job. Finally around 4:30 someone came out to look at the furnace and says yup the motor is blown. So now they have to order the part and it takes 2 days to get. Luckily the home owner brought over some space heaters for us to use. Now three days later we are finally getting the furnace fixed thanks only to the homeowner. So moral of this review is DO NOT rent or use this property management for homes. They do not care about doing their job. Pretty pathetic if the home owner has to step in and get things done. I should not have to bug a property manager to do his job for the price I'm paying for rent off of one income. If I could rate a zero that's what this property management would get.

I have recently rented a place with Vernon Property Management and I have to say some of the negative reviews couldn't be farther from the truth. I have been working with Parker and he has been accommodating and very responsive to my needs. I would definitely recommend anyone I know to use this company if they were looking for a place to rent either residential or commercial.

mine got deleted I wonder why.. I saw a craigslist ad recently by them.. Not enough info in the ad. no mention of deposit or first or last due.. seems pretty shady to me.. even when I brought it up they didn't do anything about it.. they had plenty of time to correct the error.. yet they refused.. no apology or offer to not have me pay the deposit due to their error.. Not mine.

Parker Vernon is a total scam artist. Their good reviews were obviously written by friends.
