just terrible. every interaction i ever had with the office was them speaking down to me, being very ill informed on property law such as needing permission to enter my residence before actually doing so, never completed work orders in a timely or professional manner, and the list just goes on and on. Dawn is the worst rental agent i have ever had to speak with, and refuses to communicate via email and chooses to instead call you when you email her (Huge red flag) but they were happy to let me move out as they increased the rent by $200+ for the apartment i was in for less than a year, while making no actual renovations. Stay away.

Payments to all vendors is always late. They demand work to be done immediately but don’t pay for the work until months later. They houses I’ve seen have had pest issues, rotten carpet, glued in drywall? Just the worst units I’ve seen. Not worth the money. Save yourself and don’t rent here.

I have lived in my house since 2015. Our landlord sold us to Duerksen because she refused to fix anything, and ever since we have had constant rent raises, harassment about who lives in the house, people constantly taking pictures through our windows and of our house.. the whole place has been falling apart since we moved in. They don't even know what it looks like. They're trying to enforce apartment rules, telling us we need to remove our A/Cs even though it has still been in the 90s and we don't have central air. We are now being threatened with eviction if we don't comply with all their insane, controlling rules. This company is horrible, if we could afford to leave we would have done it a long time ago. DO NOT RENT FROM THEM.

I rented from them for a year and had a hard time with a lot of different things. Firstly, the house we were in was not entirely clean. I made sure to take photos beforehand to document the state of the home prior to our stuff being moved in. Secondly, maintenance was a struggle as most of the items that we needed assistance with were 'tenant responsibility' such as the clogged dryer vent and a disposal that stopped working in which I had to spend my time messing around trying to fix it, ultimately risking to make it worse and have to pay for it either way. Lastly, they took 3 months to send over the security deposit check which wasn't our full amount due to excessive charged for unnecessary cleaning fees. I would not recommend this rental company to anyone. They are very difficult to get a hold up and make it very difficult to work with. I will never rent from them again and highly encourage new college students to be very cautious with who they rent from. If 0 stars were possible, I would have selected that as my experience was this poor.

We were warned to not rent from Duerksen & Associates, but we found such a cheap apartment that was perfectly within our budget and was pretty decent looking. So we scheduled a tour and took time off from our jobs to go tour apartments. About an hour before the scheduled tour, they asked us if we wanted to do the tour another day. We were really confused, I don't remember the reason they gave us but it was something that was really not a big deal and not a problem, and they basically told us we can go in and tour it ourselves anyway. Okay..?? This was immediately a red flag because we had scheduled the tour for this date way prior to the tour, and had to drive from the Roseburg area and take time off work. So it's not just a "oh we'll just stop by again tomorrow" kind of deal. When we got there with the leopard print key we got under a doormat at another location, we heard noise coming from inside the apartment and noticed a key was sticking out from the door knob already. We knocked on the door and a guy sitting on all fours opened it. We were really confused, and so was he. Because we were there for a tour, and he was in the middle of redoing the floors. He didn't speak English and we were not fluent in Spanish, so nobody was able to understand what was happening. Eventually we told him we'd call the management company, so we stayed outside and tried to get in contact with someone that would hopefully tell us we are at the wrong apartment. We were on hold for like legit, 30 minutes. When we would eventually and briefly be able to talk to someone on the other end, it was useless conversation that ended in another segment of holding because even they were confused. Eventually, someone on the other side basically said, "take the tour anyway." Again, this poor guy was REDOING THE FLOORS and the whole place was torn up. It was such a unprofessional and mind boggling experience, and the management was nothing but unhelpful and confusing. It felt like you'd talk to one person and then be sent to another person that had no idea of the situation. The lack of communication between apartment complexes and the management company was very apparent. We took the whole situation as a bad sign and decided to hang up and leave.

Why the hell did I only get 460 back from my 700 dollar security deposit, despite leaving a spotless room you may ask? Because of the fact that they’ll find ways to take money from you, even though you let them know doubtlessly beforehand what is up with the place. I’m convinced that this rental company is an entire monopoly. Having a chokehold over some properties, treating you with the bare minimum and not to mention how difficult it is for them to get back to you about maintenance. I would never again, after being a tenant for 2 years; choose them again.

I always thought people we over exaggerating when they told me not to rent with Duerksen, they were not. The first issue I encountered, was extremely predatory income requirements, never in my time renting have I had to make 4x as much as the rent??? Im sorry if i made over 100,000 a year I definitely wouldn’t be living in a run-down two bedroom apartment. The second issue was they will charge you application fees without even running your credit. They require that both residents and co-signers pay application fees at around $50 each (non-refundable). The straw that broke the camels back was when we got our lease renewal paper and when I went to extend my lease I was informed that they had rented the unit I had been living in out from under me (before the due date of the renewal agreement) my issue now is that they expect you to fill out this pointless paper work right away they give you weird deadlines like within a few hours, then they themselves will take weeks to even process said paperwork

They took over our property because the owners of it didn't want to do the fixes that need to be done. Like the bathrooms are falling in the floor etc. Now we just get consistent rent raises every year and random people taking pictures of our yard and in our windows. I don't recommend.

I tried really hard to have faith in your guy’s company but I’ve been extremely disappointed. I have been showed that your company is clearly targeted at upper class citizens & not students. With your guy’s requirements we could’ve had enough money to buy a house & pay it off instead of renting it out. Sadly you have also slowed our process for finding a house. This has left all of us students in a rapid search- not that your team showed any concern though. Especially seeing that the house was put back on the market before any of us were notified was extremely unprofessional. If it was this obvious that you guys were not going to appeal than it should not have been suggested in the first place. Not only did we collectively lose $480 trying to apply, but we also were robbed of our time. As a student I will never recommend this company to any of my friends & honestly would highly advise against anyone going through your company. None of us will be renting from your company ever again & we’ll happily rent anywhere else that doesn’t show such high levels of classism.

Looking through the reviews, I can tell that most, if not all the four and five-star reviews were left 5 to 6 years ago. It seems like what was once a reputable company that cared about helping people find accommadating living spaces for their needs has dramatically changed. The company has changed into a non-personable, robotic, money hungry organization that has shown hints of serious classism towards its applicants and tenants. For starters, the requirement for a cosigner that makes "4 times the amount of monthly rent" is absurd. They of course didn't explicitly disclose this to us until after all four of us applying, and all four of our cosigners each individually paid a $60 fee. They also showed no hesitation in denying our appeal seemingly without considering that our applicants have years of renters' history. To Duerksen & Associates; good luck finding applicants that all individually know people who make at least 100,000 a year that are willing to cosign. To anyone thinking about renting through them; I strongly advise against it.

I should have listened when everyone told me Duerksen sucks. Told me I had first grabs at an apartment and took down the listing for me and said they'd contact me in a few days. Never contacted me, I saw they put the listing back up and I had to call them, only to be told they'd email me later about why I was denied. Pretty sure they just gave the listing to someone else and just came up with reasons to deny me. The total lack of communication is the most infuriating part in all honesty.

This is a mixed review. In general, it feels like they treat you like a number, not a human; You are treated like an irresponsible college student regardless of how many decades you've been out of school. I think they manage too many properties to do any one of them well. In my experience, because they try to dummy proof everything, they end up treating everyone like a dummy, regardless of how responsible and decent the tenant actually is. However, if you ever get to talk to Steve or Dawn, the owners, they are MUCH better. My experience working with them has been personable, understanding; they have been able to see a situation well, from a big picture perspective, and think creatively. They will take time to have a conversation with you and not just write you off. You just have to make your way through middle management, frustrating bureaucratic walls and impersonal protocols that make you feel like a number, a bit like a criminal for trying to think creatively, or like crazy person for wanting clear communication and coordination. We love our home and our neighborhood, we don't love our management company. I trust the owners to be able to hold complexity, but not the employees.

my current landlords do not behave like this and do not allow tenants to behave like this. THIS IS THE WORST PLACE TO LIVE AND ISNT NORMAL!!!!!!! Nothing ever gets fixed, and if you're unlucky enough to get put next to a tenant that dawn favors, like this car pictured, you will be miserable when you just want what's stated in the standard lease.(human kindness and to not have this red car in my then space) But this red camry owner decided she was mad because I parked next to her in My space? ( space given in my lease that I paid for)? The prices aren't worth this sh1th0le, my current landlords do not behave like this and do not allow tenants to behave like this.

Yikes. Corvallis Slumlords. I let myself into an apartment to lease, "Move-in ready". An uncarpeted rental. Incense and pet odor. The vinyl flooring needed to be replaced. the entire kitchen was filthy. Not a shred of natural light in the unit. An honest realator would charge $600 but their asking price was $1200. Slum. Lords. Avoid.

it would be nice to actually be able to use the laundry machines that we pay for. access to laundry is included in rent, but we also pay per load. we have two units between 10 houses. both are broken and have been for about a month. duerksen has done nothing about it, and all i can say is good luck to the tenants moving in in the next couple of months.
