Worst customer experience of my life! I would not recommend staying here unless you have no other option.
I stayed here twice, the first time they didn’t put the after hours check in stuff out for me, and the email didn’t have the site number listed. I spend a ton of time and stress trying to figure out what to do and finally parked somewhere random but didn’t have the bathroom codes or know if someone was going to pull up in the middle of the night and tell me I was in their site.
The second time I went there, I only went for a nice shower, but the bathroom code wasn’t working. I finally just used the annoying bathroom with the push button you have to push in every 30 seconds, and there was literally a dirty used pad on the floor.
In the morning, I went to speak to the front desk to tell them about my 2 stressful and annoying experiences, and they were rude, treated me like I was being crazy to be frustrated with those things, said that if you make a reservation the same day, they don’t put stuff out for you, (then why sell it?!!) and then informed me that I had 30 minutes to leave. I have never had a worse customer service experience in my life.
If you make a reservation the same day you’re staying, make sure you talk to the desk staff and not the 1000 trails call center, and specify late check in on the phone (and ask for your site number) or they won’t put your stuff out for you and the information is not included in the email.

Whatever you do, DO NOT live, and die while living in this park. The park manager will immediately take possession of your vehicles and belongings and deem them abandoned, even if there is family there to collect. The property was NOT abandoned, the occupant passed away in their trailer and family was there to collect the property within 2 days, after being notified by the Sheriff of the death.
The park manager will force you to go through a legal process to retrieve your deceased family belongings, especially if there is no will, and gives limited time to do so (less time than it takes to actually get a death certificate and file paperwork to gain control of the estate), just so they can profit from your deceased family's belongings. Christine Johnson, the park manager, posted notices on the trailer and vehicles 2 days after the occupant's death, listing the items for sale.
Christine Johnson, the park manager, is a heartless, callous person who lacks any compassion for anyone who just lost a family member living in this park. They (Christine) will bully, argue and overrun anything family has to say about collecting the belongings of their family. They are very rude and condescending. They immediately went into the trailer and took pictures of everything with the excuse that they were 'taking inventory', then they changed the locks on the trailer in question so we couldn't access until we had the 'proper' documentation showing as being an authorized representative of the estate - but their 'maintenance' person was seen entering the trailer on a different occasion, and we found things missing when we were able to collect belongings. They (Christine Johnson, Park Manager) would also threaten that we could not be on the property, even if we were just checking on the safety of our belongings. All of this happened BEFORE we received a notice of abandonment from the park's attorney. Christine Johnson, park manager, was trying to buy time so they could seize of the property before we could get the appropriate paperwork for the estate. Christine Johnson also 'directed' other staff not to speak with family of the deceased regarding the status of the estate, that everything had to go through them only.
My warning to anyone who lives in this park full time, or is planning to .. be sure that you have a will naming an authorized representative of your estate, and have emergency contacts listed on your records. I doubt that will even stop this horrible place from trying to profit off of the deceased. I also highly doubt that management would contact the emergency contact of the deceased before taking possession of their property.
IN SHORT .. DON'T LIVE HERE AND DIE IN YOUR TRAILER .. THE HORRIBLE PARK MANAGER, CHRISTINE JOHNSON, WILL ATTEMPT TO TAKE EVERYTHING.

Overall pretty decent, little spendy compared to what im used to but ig thats just the area. Wifi is trash dont even bother with that. But otherwise pretty nice, no gross trailer trash or anything

UPDATE- I called to express my disappointment and was given a 20% refund. I’m satisfied with that.
I'm so disappointed. I tried to book at a campground in Portland that was full so they referred me here.
You don't choose your spot - it's assigned when you arrive and apparently based on the size of your rig. My advice is that if you have to stay here, lie about your rig.
We have a short 5th wheel with a slide on one side and steps on the other. So we are somewhat wide.
We were assigned a spot on the upper area, which is pretty much a parking lot. And our spot isn't wide enough to fit our truck next to our trailer. It's also fairly short so I had to add my truck to the rest that are parked all over. We arrived after 5 so we couldn't ask to be moved, but it appears completely full so we can't move anyway.
The 2 stars are for the politeness of the staff.

Not sure of bad reviews at all , first time here from Canada found the staff at the place friendly, easy to access for RV , stall was clean all full services are great . Pool and clubhouse are great to have . Park is super clean . Just need a weed whip a few areas

We found our space and it is not very desirable. Our door to the RV is located right behind a garbage bin which is unattractive to look at if sitting at the outdoor table. The grass between each site is overgrown and looks unkept. The pool area looks nice. I will not stay here again as I feel the park is in a downward sprial.

I really appreciate the wild vegetation around here and I believe native pollinators and other critters do too.
It drives me nuts when people complain about the "lawn maintenance" because then they end up coming and clear-cutting everything including the big patches of clovers and "weeds" which happen to also be the wildflowers that bees like.
The duck pond and playground area is nice and it's nice that management provides feed whenever we want to feed the ducks.
The train is a bit meh, being right near the tracks at the back of the park is noisy but it is buffered a bit by trees and bramble and we quickly acclimated.
The wifi doesn't work at the back of the park.
The on-site storage is very convenient.
It's sad that they've had to cut down so many trees recently for whatever reason.
I don't know what is going on along the highway but they've plowed over a large strip of wild vegetation (wildflowers) with a big black tarp and rocks... So sad
The staff has always been respectful and understanding.

Resided here for over 5 years, last few years park has gone downhill with thefts and their staff . Often times they give misinformation or flat out lie to you the customer. The park itself is looking unkept with the landscapers just driving huge mowers through sites, theres never any trimming of shrubs trees or edging. Majority of the time unless you mow your own lawn the grass is very tall and overgrown. The positives are the people who live here and it has zero to do with the staff. Really good and kind hard working peoole live in the park. Everyone is pretty quiet and respectful , just wish staff was more competent and willing to do their jobs well; without the lies and headache they consistantly provide to the customers. Not sure why this park is marketed as a resort its straight up an RV park with a small pool by the main road which is Sandy blvd. The laundry rooms are filthy the community bathrooms are even dirtier . This park has train track just at the bottom of the park so lots of loud trains all day and all night . If you choose to do laundry here they have increased prices to $2.75 to wash and an additional $2.75 to dry. Washers hold small to medium sized loads. The machines are never cleaned so often the are improperly working. The lack of professionalism and any kind of integriy is what you will most often experience with the few staff that work in the office . If park had better staff I would give 4 or 5 stars but they make things difficult when it doesnt need to be .

Very nice location. Quiet. Very close to stores and gas station. Workers are very friendly and kind. Neighbors keep to themselves but friendly.

Pros: staff is friendly, duck food provided to feed the ducks at the pond, and park is pretty laid back with many long term residents.Cons: there is no fitness center as advertised (picture of cabin-like building "fitness center" was torn down and replaced with small playground), hot tub advertised but not running as shown in photos, there are random large holes in the park (I have told the office about large one in photo now twice and it's still not addressed. It's filled with leaves in picture but is about 2 feet deep and >6 inches in diameter with no signage. Hopefully no people or pets injure their legs before this is finally addressed. There are also atleast 3 deep holes without signage by the hot tub that my dog almost stepped in.), landscaping is not maintained and if you want leaves/sticks picked up you need to do it yourself, electric bill up to $200/month for a small RV with 2 people living in it, and finally during the snow/ice storm there was no effort to salt or de-ice walkways or roads at the park despite large portion of park being elderly (I witnessed 3 elderly people fall on the ice)Overall, I do really like this RV park, but there are several things that need attention. I will definitely update my review if improvements are made.
