Karen made a commitment to us, “If we list at this price we will get your home sold!” We followed her expert advice and she delivered. Karen took on most tasks for us and went above and beyond her duties to ensure a smooth transaction. At the tail end of our escrow we experienced some issues with the buyer’s lender. Karen was on top of things the minute our home was listed. She was able to get our home under contract in 3 days at full price that enabled us to purchase a new home where we are relocating. This is a group we've dealt with over the years in Gold Beach Oregon with both the purchase 2 1/2 years ago and now with the sale of our townhouse. This is a small town that relies on a select few real estate groups. So unless you're willing to travel to Brookings, this and Century 21 seem to be the most active agencies. Specifically, there are two agents there, Karen Kennedy, and Joy Wells that I will be reviewing. We have dealt with Karen Kennedy directly, and with Joy Wells indirectly as she was the buying agent in the recent sale of our townhouse. In the case of Karen Kennedy, we reached out to her, (she is the chief Broker and owner of Ultimate Coastal Properties) She came to tour and evaluate our property. After going through the townhouse and commenting on what a good property it was and that she thought we would have no problem selling, she got back to her office - called us that same evening and quoted us a price that seemed ridiculously low. We questioned her on that (particularly given the fact that she had just hours before told us that the townhouse would be selling at a very good price) She insisted that this was all she could get for this property based on the square footage and the going rate in the area. It just didn't sound right, and we ended up using another agent in Gold Beach to represent us. Thankfully for us, our new agent, Sara Jung, at Century 21, valued the property at a more reasonable price and we ended up with a total of $115,000.00 more than the price Karen was going to ask! We are at a loss to understand why Ms Kennedy distorted the value of the property to such a degree - this is a seasoned veteran in the real estate business?! Our realtor Sara, was young and inexperienced, but managed along with the oversight of her colleague and mentor, Mary Stansell, to represent us fairly and conscientiously, and with a nice monetary gain! My comments about another realtor in Karen's group, Joy Wells, have to do with what we found were questionable practices on her part. It's our understanding from speaking to other friends and neighbors in our area in Gold Beach, that Joy is a very aggressive agent. And although this is obviously a potential benefit to the buyer or seller that she's representing, some of her practices could be considered unethical. For example, Joy contacted our agent to ask on behalf of her buyer how many offers we had... this is NOT information that the selling agent can give without express permission from the seller. Fortunately Sara was aware of this and did not disclose that information, but it's our feeling that Joy was taking advantage of what she considered an inexperienced agent to fish for information! The next two issues came with the final dispensation at the end of the sale. We had contracted with a local company to replace the screen doors. We received a message from our agent that Joy had contacted her and insisted that we had to pay the contractor doing the work in full before he would proceed. After contacting him we found out this was not true - that he had never said that he would not complete the work and in fact was planning on sending us an invoice that we were going to pay upon completion. The final issue was when Joy Wells received an overnight cashiers check, 7/22, from the buyer for the furnishings that was to be paid for outside of escrow. She held onto that check even though she had our address and could have forwarded it to us. Our agent, Sara assumed that was the case, until we contacted her several days later to let her know that we have not received the check (even though escrow had closed and money for townhouse had been deposited into our account). As a result she had to go over and pick up that check and send it priority mail to us, (Sara felt so bad she volunteered to drive the 2 1/2 hours to our house to give it to us.) Although I am unsure of the exact protocol with this type of transaction, it seems a common courtesy that Joy Wells could have forwarded it to us or at least contacted Sara that she needed to pic

Contacted Karen Kennedy and informed her I was an all cash buyer and asked for response and listing info in my price range $500-$550k. Took her 2 1/2 days to respond only AFTER I emailed her a second time. She said she was "slammed". Not sure why you put off a potential client without even a response that takes 1 minute to at least acknowledge receipt of email and say you are busy. I told her I need an agent who responds in a timely manner and if she could not do that I understood and would seek someone else. Must have offended her because She sent me two lame auto responses of new construction houses that I could not even see the finished product. Then a day or two later I received an email from her that I was not communicating effectively and she was dropping me. Haha! I've bought and sold over 30 homes in my life and NEVER encountered such a lazy, unprofessional and unmotivated realtor for an all cash buyer. Found another realtor within the hour who submitted an offer for me and it was accepted.
