Beware the recent RANDOM 4 and 5 star reviews from profiles with 2 or less reviews. Absolutely fake. This complex is an absolute Trainwreck. I left about a year ago and recently visited an old neighbor of mine and things are the EXACT same. Terrible management that never answers the phone. Piss poor looking apartments with fragments of building hanging off. And still I see homeless people living in the same garages as when I was there 2 years ago ?. This places needs to be bulldozed and turned into something that halfway contributes positively to society

I prefer to be more of an optimist in life because hell, why not?! Past property management was said to not be so great, but the most recent one has without a shadow of a doubt, impressed me. I had an emergency occur in the middle of the night with my unit and within seconds got a call back from the property manager. Then maintenance showed up that same night minutes later. Like the all-state commercial, "you're in safe hands" and to feel safe in your home where you reside and come home to to feel okay, that's true peace-of-mind having people on your side. Leaps and bounds from previous management. Thank you for making me feel truly cared about and really taking pride in your work and your effect on people's lives.

Been living here a few months now apartments are definitely worth the money. They try their hardest It seems like, when it comes to needing something fixed they are there to help you. so far nothing but good experiences with all staff and management.
Been a quiet and clean place to live people are nice and friendly and neighborly. It’s not perfect but it’s definitely worth the price for what you get.

Horrible apartments. Drinking water isn't safe enough to even cook with due to high level of lead. Washers and dryers cost about 8 dollars a load and almost never work. Our garage had a leak that ruined some of our belongings and our pleas for assistance weren't even answered.

The absolute worst place I’ve ever lived the management is never on site when they’re supposed to be. They don’t have a Dropbox for rent & They charge $200 late rent fee, they pick and choose what tenants have follow the rules & charge 90$ for a patio violation. They charged me a pet deposit 4 years after I moved in. I pay rent through the Flex app so they automatically took the extra $400 Automatically. They do not fix anything there’s lead in the water, but some units have safe lead water drinking levels. Many units have cockroaches, my garage was infested with cockroaches. The ceiling fell on my stuff Due to a broken pipe, The toilet water damaged to my sons car as well as all my pictures and Christmas decoratios I was storing in the garage. Do not rent here unless You wanna deal with slumlords and get ripped off.

Honestly, one of the worst places I’ve lived. The office ignores maintenance requests causing issues within the home. My bathroom was covered in mold! They came in once and all they did was clean it off the ceiling and spray primer over it that also was sprayed all over everything in our shower. There was no attempt to keep it from our sponges and stuff inside the shower. Since the primer was sprayed the mold has come back 10x as bad! I have put in multiple requests with no call back or even an email. The manager has been nothing but rude, not to mention the lead problem in our water. We cannot drink it, the office only provides water during the time I’m at work and even though my door is across the parking lot from the office they refuse to bring the water and drop it off. I have been buying my own water, with NO END IN SIGHT. Not to mention we have service animals that reside here. They knew of the lead in the water clear back to August 2022 the year we moved in. (Confirmed by the city) They did not tell us, then in May of 2023 they left a notice on our door and we have had problems since. The city said they are now requiring it to be in new lease papers but it was not there when we had to resign ours. The issue is they are the cheapest apartments for people who have smaller income and they know this. They trap you even from the day you do a viewing. They have an apartment they they maintain strictly for your view they DO NOT show you the apartment you will be in. There was poorly patched walls and issues the day we moved in. Very little has been done to help us since we moved in. We don’t even get a break on water bills due to the lead!!!
There are gaps on doors and air flow through light fixtures leaving what looks like water droplets but during our ice storm that was ICE IN OUR BATHROOM! Coming in our door! Primer on everything. Let this be a warning to those thinking of renting. We will be moving as soon as it is an option.

Disappointing Living ExperienceI have been a resident at this apartment for several years, and unfortunately, my experience has been far from satisfactory. Maintenance concerns have been persistently ignored, with multiple tickets left unaddressed for years. The confirmation of lead in the water by the city of Gresham raises serious health concerns.The property is in disrepair, with gutters falling throughout, creating safety hazards. The trash area is consistently messy, contributing to an unpleasant living environment. The manager, is rarely available, and interactions with her are characterized by rudeness and dismissiveness.Even minor rainfalls lead to flooding around the apartment sidewalks, creating an inconvenience for residents. I hope this review serves as a cautionary note for those considering this apartment. The lack of proper maintenance, health hazards, and poor management make it difficult to recommend this living space.Additionally, the inefficiency of the apartments is a major concern. Windows and the front door leak cold air, making it challenging to maintain a comfortable temperature. As a result, my electric bills have skyrocketed, exceeding $250 per month and peaking at $400 during the coldest months. The lack of proper insulation significantly impacts the overall living expenses, adding another layer of dissatisfaction to the overall living experience

You must file a claim and open a case with the city's rental inspection office and have them come and cite code violations in order for the property to even acknowledge simple maintenance requests. The entire property has lead poisoned water from corroded plumbing that's 50 years overdue on required maintenance.

Potentially the worst apartment complex I have ever had the displeasure of living in. Dirty, old, unkempt. Maintenance requests are completely ignored, it is impossible to get ahold of the office at anytime during their working hours, washers in the laundry units are always out of order and the doors to get into them are frequently jammed/cannot be unlocked even with the keys. And on top of that the apartment units have all got lead leaking into to water. This is but a portion of what makes this complex a disaster, but the worst of all might be that with all of the negligence going on, the units are not even affordable. Run for the hills.

Cheap and convenient location, love that. Unfortunately they don’t answer calls or emails. Have tried numerous times. Never in office when the hours say they are and have the doors locked when they are inside. They are very hard to contact for any issue. The laundry machines are out of order or say error so we can’t do our laundry. Not a lot of parking because of broken down cars and it gets very crowded and isn’t fair for all residents as some just squeeze in.
