Honest & real review:
The floor plans are stunning & leasing office staff is very sweet… sometimes. Depends on the day honestly. Some days they love to talk to people like they’re stupid & belittle them. Other than that, major problems: Loud neighbors, Maintenance is god awful, balcony inspections, dog poop, ect
Sleep schedule? Forget it. There’s neighbors playing music with loud bass out of their trucks having parties in the parking lot till 2-3am, even on weekdays. Neighbors are not considerate at Night but the entire complex is almost silent during the day when leasing office is open.
Balcony inspections? It’s honestly more like you can decorate & enjoy the inside of ur home but u can’t decorate or enjoy your balcony. You can pretty much have a neutral color table & chairs & that’s literally all & they literally give you dimension size & color of what ur door mats have to be. Otherwise, they put a notice on your door and threatened to evict you or charge you $50.Dog poop is literally everywhere. If you’re someone that likes having your window open at night, forget it. With the noise level and the smell of animal feces You’re better off getting an air purifier and a really strong fan.
Maintenance & move in: THERES A REASON THEY DONT LET YOU SEE YOUR UNIT BEFORE YOU SIGN PAPERWORK!! Be very Thorough with your move in checklist & TAKE PHOTOS!! I took plenty of photos at move in cuz this place was a mess & I refuse to pay extra fees when I move. When we moved in, there was an entire plethora of issues. Our trim has never been Replaced since this place was built, There was disguised water damage in the master bathroom tile, which we were repeatedly told was just “discolored” no. It’s literally squishy & blackened. There was dents All over the walls. When I brought this up, maintenance said that “they don’t do cosmetic fixes” And the maintenance man at the time literally gave us a 5 gallon bucket of paint to fix this ourselves…? We don’t even have a Lightbulb in our Fridge,
There was A really shotty Patch job on the ceiling in the living room, which we chopped up as an issue that was fixed from a prior resident, turns out it wasn’t & shortly after moving in sure enough, the master bathroom shower started leaking and water came through the ceiling. It has been months & our ceiling still has a hole. Someone came to make sure that the shower was fixed so it no longer leaks water & they couldn’t figure it out, so my partner had to figure it out, but no one has come to check the Water damage in the ceiling or fix the hole & we still have no light bulb in our fridge. We have had maintenance come about six times to put a bulb in our fridge and every time they come in, they say that it is the wrong bulb…? How many people does it take to change a light bulb? There’s also several lights within the home that have not worked the entire time that we have lived here & every single one of our windows is improperly set in the window frame, so they cannot be opened or closed in the as well as outlets that don’t work In the living room. In short, If you don’t care about anything other than the layout of your home, this is a great place for you. The place is visually beautiful until u move in & see just how much damage has been neglected. If management cared half as much about the inside of the homes as much as they care about the outsider visual appeal, this would be a great place to live. Office will tell you that they will fix things and that they are sorry and will even call you same day to tell you that they are sending maintenance and doing whatever but unfortunately, none of that ever actually comes true. Which is why most of the people that live here move out after their lease and don’t choose to continue cuz you basically get catfished into living here which is sad because the place could be absolutely beautiful if they just took care of the inside and hired maintenance that actually cares. I lived at Springwater for a year. The apartment was nice but we didn't have a garage so only one assigned parking spot. Finding parking in open spots or street parking is difficult, some nights we'd have to park 4 buildings away because there was no space. Trash tended to pile up to the point where 2-3 days a week there was so much in the dumpster area you couldn't throw away a bag. Every grassy area around the complex is covered in dog poop, and maintenance did not clean any of it. When we moved out they took our whole deposit and charged us an extra $1400 on top to replace the entire carpet in the unit, along with a $200 charge to paint the unit after only 1 year of residence (We even filled in the few holes from picture frames with spackle). Also our unit had no ac so it was 90 degrees inside in the summer. We moved out because to renew our lease would have been an extra $250 a month. My personal suggestion, look elsewhere for living accommodations.

They ignore any and all maintenance requests, all the phone calls and they are rude when you ask for something. I barely home and they request over $200 a month for utilities, and most of the equipments are old. This my second month but I am looking to move out already

The leasing office staff is so wonderful, Leanna and Mary are very caring and kind people. Maintenance was not the easiest to work with, but that’s changed recently. Joshua is very attentive and competent and exercises a lot of integrity in how he does things. He’s just started and in his first week he fixed my garage, my window (that the previous maintenance people had come out twice about, and it was still crooked!) he fixed my kitchen switches, and two outlets. Not only did he do this in just two visits (instead of 2-4 visits per project like the last maintenance) in his first week, he was personable, kind to my daughter, respectful of my home, and even grabbed my kitchen broom to sweep up some plaster that shook loose while working on my light switch.
Leanna, Mary, and Joshua are all top-tier. They know me by name, and make me feel welcome, heard, and taken care of. Joshua is the best maintenance person that’s worked here since I moved in— he’s only been here a minute but it’s night and day— and I cannot say enough good things about him. He is EXTREMELY COMPETENT. With him I feel like this place just went from good to great.

Cockroches, rats, HORRIBLE management, way too expensive for what you get. Horrible rude customer service. Disgusting and gross, I’ve lived in many apartments and rental homes and have never had a horrible experience like I did here. DO NOT RENT!

Lived here for a year and I agree there is poop everywhere!! I sent emails and called the office with pictures to let them know who was doing it and they never did anything, Also had a couple of items stole from my patio and called the office to let them know and they said there’s nothing they can do because they don’t have security on property. Moved out about two weeks ago and 5 days before moving out they were charging me 800 dollars of late fee for nothing moving out on time when I sent out an email a few days before move out date letting them know but they didn’t read it on time I guess they decided to charge me 800 late fee on top of me paying my full rent which was not the problem but I did have a rude secretary tell me at first I wasn’t getting charged late fee and when I went to the office to ask she had attitude when I wasn’t even talking to her . She kept saying she never said that when in fact she did but I had even asked her I would move out sooner because I was trying to avoid late fee! It’s pathetic how a secretary can think she has the Authority to argue with a tenant , specially, when they weren’t talking to her. Now I’m getting charged 41000 for move out fee when I had the Maintenance guy go check out the apartment a few days before moving out And he said the apartment was in great conditions And I’m pretty sure it was because someone has already moved into that apartment I was in. Do not move into this place, they try to get as much money as they want out of your pocket .

Nice townhomes but man the property was poorly maintained also the maintenance crew when we were there were far behind. Dog poop everywhere! Renters couldn’t pick up after themselves. We had our fridge stop working and it took them over a month! to have someone come over and simply say “yeah it’s broken you’re getting a new one”. We didn’t have a fridge for over a month and mold grew in there. Not only our fridge but our air conditioning went out and again it took over a month to get AC! During the summer time! We were sleeping with fans and temp went up to 70s near 80s. I know others may have it harder but man, for how much rent payments were I feel it should’ve been fixed sooner than over a month. Managers were nice at least.

If I could give less I would. Upon move in we figured out heating and cooling wasn’t functional so we put in a maintenance request. That was 6 months and we still haven’t gotten any time frame in which it might be fixed. Then when we got a window air conditioner unit the breaker continuously blew as soon as we would attempt to use it. Yet another maintenance request that has gone un answered for 5 months. All the office has to say is that everybody is dealing with it and they will eventually get to us. Avoid this place at all costs. If you decide to sign then read the lease as it include hundreds of dollars of mandatory cleaning fees even if you personally have it cleaned.

Been trying to leave a review forever but google kept blocking it because I was so angry before. It’s been many months since we’ve moved out and I’m still so angry about our treatment after living here. The office never picks up the phone and if they do the claim they will call back after looking at the issue and then don’t. Our washer broke and they didn’t fix it for over a month. Upon move out after taking our entire deposit they charged us another 300 dollars and threaten to send us to collections over them, we made sure to leave the place clean to the best of our ability. While living here we were confused over a neighbor’s patio 5 times, being charged for leaving a “bike” on our patio (we didn’t have a bike) at one point we thought maybe it was our plants so we threw away beloved plants because they wouldn’t stop harassing us over the patio, we had a neutral glass outdoor table and two chairs. Two weeks before move out we had nothing on our patio and we STILL got another notice of patio violations for the cherry on top before moving out we laughed. When my husband asked them why it keeps happening they told us it was because this new hire does the walk thrus by herself and sometimes makes mistakes. But 5 times ? It was extremely frustrating and hostile. Our apartment had electrical issues as well. The lights would flicker while cooking. The neighbors upstairs sounded like they were roughhousing once and I heard a loud thump and the bedroom lights went out. I fell into a horrible depression while living here and were desperate enough to break lease. I still get so angry to this day over those apartments. There is also a lot of dog p*** at the play areas and walk paths. We have moved around a lot in Gresham and this was by far the worst apartment we have ever lived in.

The location is great. They have all different size townhomes, some 3 levels! The places are huge and the rent is super reasonable for how big they are inside. Most of them also come with a free attached garage!

Don't move in here and can't wait to leave. Not worth it whatsoever and rent here is ridiculous. Your maintenance request will be ignore. I got mine ignored twice and after I sent them an email they finally did it that was 2 months of waiting not even joking. Also getting charged extra for renters insurance which I have on my own and been paying for but they still decided to charge me 30$ for it.Parking is a nightmare never enough space and you get one assigned spot regardless which sucks if you have 2 cars since it's impossible to find a spot here.

They have my $800. I've been dealing with springwater crossing since October 14, 2022. I applied for a unit under the assumption that I wouldn't be charged a holding fee of $800 until I was able to see the unit I'd be renting around November 1. (Manager Jason's Words, he also said he could "bypass" the fee on his end). Come the next day, I was approved for the unit, and $803.95 was taken from my account. No notice, no letting ME make the payment on my terms, and the office didn't even call me. I have had to keep calling their office, not to mention their actual management company Avenue 5 won't pick up any of my calls. It's been 2 weeks, and they've been little to no help. Oh- Laura from billing? Completely disregarded me, and told me she'd send me to collections if I didn't make a NONEXISTENT payment. It's been exhausting dealing with them. I've decided to go the legal route. I would never recommend ANYONE. To rent or inquire here.
