They make out the rent price to be great but then WAY over charge for their utilities and little things. I had to have maintenance come in 5 times in the short few months I lived there and they would always just send in a family member to attempt fixing things. Every appliance was made cheap. Not worth living here at all.

Worst apartments in town. I’ve been living here for a few years and it started off fine. Now they have incompetent front desk and management, they will be in your apartment every month doing “repairs” and do a piss poor job at those “repairs.” Rent prices are insane. Good luck finding parking. No respect for tenants or their belongings. Shady and dishonest. Look anywhere else but here.

This place is very highly priced. For a small studio apartment, it is $1,500 a month, and that isn't including all the utilities. They might have a lot of entertainment and other stuff. I had a few friends who used to live there, but the rent was too high. The water, garbage, electricity, and sewer were all included with the rent, but the weird thing about that is the garbage bill, and the sewer bill always was a different amount each month. Before one of my friend had moved out (about 3 months before), they had to fix all the lower level apartments into handicap ones. Instead of waiting for my friend to move out, they started working on the apartment with them still living in it. Cutting some of the walls in half to put in stuff for the special needs of the handicap living space. They tore up her bathroom. They told her that her and her child could not use the toilet or shower for at least 5 days until they were done. They started at 7:30 am and would finish by 5:00 pm 5 days a week for a month. Not only that, they wanted you to move stuff out of the way so they could do their job. I told her that that was illegal and that she should have gotten a lawyer. It's not a good place to rent if you want to save money.

Edit: Stoneplace management responded to my review, as you can see below, with the same vague platitudes they always respond with. Unfortunately, I DID reach out to office management about my concerns around the time of move out two years ago, and I did not receive a response, let alone the legally required documentation I requested at the time. This actually has prompted me to lower my review further to one star, as I do not appreciate or respect this sort of public relations face saving. Do a better job, Stoneplace. I strongly recommend against moving into this complex if you are searching for a home in Molalla.
Original Review: I lived here for two years. Overall, this is an adequate place to live, but there were some downsides that are serious and need addressed. The manager when we moved in, Rhonda, was terrible and caused multiple problems early on. Fortunately she was only there for our first month as C&R fired her for theft. Broken exercise equipment, dog poop literally everywhere, and major construction right next door seriously lowered our quality of life. The building materials are not the best, either. Apartments trap heat in the summer and cold in the winter, which drastically raises energy bills. The walls are also thin and you can hear everything from your neighbor's units. Unfortunately my neighbor had a horrible smoker's cough and enjoyed loud, bad sex. The AC they advertise is barely functional at cooling the living room and does not help bedrooms at all. Management told us incorrectly that window units were not allowed due to the screens; this is actually a violation of the recently passed state law, but since we were moving I didn't want to spend energy fighting it. Additionally, they improperly charged us for carpet replacement upon move out and claimed that the carpets had been brand new upon move in when they clearly were not. Some of the positives include friendly and responsive management and maintenance teams, a quiet location, and relatively good pricing for being within an hour of Portland and Salem. All in all, probably the best apartments in Molalla, but that isn't saying much.

Highly disappointed in these apartments besides being outrageously priced they’re trying to charge me a full months worth of rent after I moved out even though the apartment was fully clean, but supposedly I didn’t give them good enough notice that I was moving out also had my garage broken too well living here nothing was taken, which leads for me to believe that the maintenance was just snooping around, but no proof

If i could put a negative star i would, not only did they admit to letting maintenance in my apartment with out letting me know and with out my permission but they are not willing to do anything about it, because as they say "they didn't do anything wrong",they over charge for everything. Almost 1,600$ for a studio apartment is insane, dont let there "move in deals fool you". Dont waste your time or money here.

What a joke this place is, staff is incredibly rude and if you need a maintenance request forget it they will tell you they will be there that day but don’t, expect things to fall apart and no one to fix them except yourself. Wouldn’t recommend to anyone.

The management is made up of horrible, horrible people. Should be ashamed of themselves. I'm not religious, but if there is a God, these "people" (if you can call them that) will not be welcomed. Pure evil.Know Oregon law before you leave. These psychopaths will try to get you anywhere they can. Unfortunately it was our first apartment and we let them steal thousands from us.How do you sleep at night? Besides on a bed made of money you stole from the poor. I would truly like to know, because if I were you I couldn't live with myself.

We absolutely love living here! The Maintenance guys are the best! Andre is always on top of things, whenever you put a maintenance request in, he always gets it taken care of.

Seriously one of the worst and crooked companies I have dealt with. The are not responsive at all. After requesting to be present for the move out inspection, I was told that the apartment manager that everything looked great. They even ripped up the carpet to check padding while I was there. Luckily I got video proof. They sent us a bill for $3800. It included replacement of carpet and a bunch of bogus charges. During the inspection, the manager also told me the apartment would be getting a full remodel. Please do NOT work with this crooked company.Side note. There is no parking. Multiple abandoned or broke down cars taking spots from residence. They refuse to tow them. There was dog poop all over and office staff was rarely there to help.

This place illegally overcharged and scammed us after we left. If you are or plan to be a tenant here, please be aware of renters rights and Oregon law before you exit, because these "people" (if you can call them that) will take advantage of you without hesitation. Unfortunately this was our first apartment and we expected the landlord to attend to matters in a legal and fair manner. Instead we were extorted. Beware of these evil people.

As of right now I couldn’t be more angry and dissatisfied with this complex. I had everything scheduled to move in and came in several days prior to confirm I had the right information, and what would need to be paid on move in day. The day I show up to move in now it’s additionally almost $1500 more?!“Miscommunication” shouldn’t be an excuse to tell someone the day they show up to move that they need to pay an additional $1500. Completely unethical and deceptive.

I do not recommend moving here. This is the only time I have ever been inclined to actually write a negative review for anything in my life. Our living experience was ok for the most part. We never used many of the amenities there but parking and trash are an absolute nightmare 90% of the time. And arbitrary rules like you can no longer back into your parking spot? What a joke. Upon moving out we cleaned our apartment to a fairly high standard (Definitely better than the way we received it.) We are then charged for a full carpet replacement and full paint job for the interior? Ridiculous… paint job must go to the lowest bidder as well because the “new” paint we had when we received the place was terrible. Also never order a washer or dryer for your unit, because if you ever want to get your own, you can’t because they won’t take them out once they’re in. And they never tell you that either. You’re then stuck with an extra 50$ per month tacked onto your rent indefinitely. Overall I did not like our experience. Would not recommend. I can’t imagine the copious amounts of profit this management group takes in. The residents pay for all corners cut to maximize profit. First and last apartment. Thanks.

This place has been quite good. I have yet to experience a major problem. Andre and Hunter on the maintenance crew have been awesome. Every time they come over, we have a laugh, and I never need it to be fixed again.The front office could use some people skills and not just stand there and act kind of rude.The website looks sketchy, and I even wondered if it was a scam, I've coded a long time, and it's not hard to scale pictures and format. For what we pay, im sure it could be fixed.If you do pay rent online with a debit card, there is a $6.95/17.95 "convenience fee." I don't know why charge us a fee when I would argue it is more convenient for both parties, especially when the office doesn't want to deal with you.Other than that, it's an awesome place to live and play, and the parking other than 1 spot per unit is plentiful and easy to use, even having garages for rent. Plus, on-site security cameras and the police come through at least once a night for a drive-through.Really quite, and easy to get in.
