Taylor St. ApartmentsI'm editing my former 4-star review to be replaced to a 1-star review due to several factors. For starters, our supposed advocate, Assoc. Property Manager Tristan, is a problem both in the way they conduct themself and horrible lack of communication, but because he wouldn't give me the name of his supervisor or contact info, I had to pull a Karen and email the company owner, Mr. Schaff, but he has not replied either. So even more frustration. No one returns calls or emails. I needed a code for the cable guy to get in back after leaving a message two weeks ago and radio silence, even after Tristan was alerted and said he would help! Everything is old and falling apart, they nickel and dime you, and won't fix the wildly creaking upstairs floors. I even once had an emergency where they didn't respond for 3 hours! I highly recommend not living here, and I can't say I will be unless things improve. New mgmt. is just terrible. Seems all the good ones, like Nicole and Angela, have left. No one here now gives a ****. Fun fact: everyone in our complex pays different amounts for utilities regardless of whether I have an identical apartment, so that's something to think about too. Get it together!

Bluestone is the owner and parent company for Steeple Townhomes located in Sellwood, OR. We were shown a 2 bed 2.5 bath unit with a small office/den, which was their show unit. We were told that 2 more units with the same configuration were available and their website had confirmed what we were told. We applied and paid the $65 dollar application fee per person (total $130). After we accepted we requested to see the unit one last time before signing any papers. Upon walking through the front door we immediately noticed that the unit had no office/den. Then we were informed that the only unit with that configuration was the show unit and someone had already applied for that unit, and it was $350 dollars more per month compared to the one we had applied to. We requested our application fee back since they provided us with false information. We were told that our application was good for other units and that they will not refund it as they have disclaimers on their listing essentially allowing them to falsely advertise. I came to the office to talk to someone and nobody was available, I have called twice and left voicemails and I am being ignored. As of 3/16/24 their website is still displaying false information about this particular unit.TLDR: Did a bait and switch and refused to refund money for false advertising. Poor customer service, and scummy business practices.

Bluestone took over management of our HOA in NW Portland on January 1st, 2024 and they are doing an excellent job.

Real winners here when they respond to you with something like this:"It is your responsibility to make sure that your bills are paid on time, and we are under no obligation to waive any late fees or delinquency interest on your account but are willing to do so as a courtesy for you out of empathy and consideration for your extenuating circumstances and situation. Many other businesses would not do this. We have agreed to waive one of the late fees and split the remaining late fees and interest with you as a one-time courtesy and this will not be offered again in the future should you become delinquent on your assessment payments again."

We have been residents with Bluestone for over five years. While some of the experiences have been mixed, we have consistently had phenomenal service when working with Rick Arista.Most recently, we were one of the thousands of residents here in Portland that were impacted by the ice storm, and lost all water to our apartment. Rick worked tirelessly to connect with different vendors and get a fantastic contractor out to get our water back up and running.

0 stars if I could, if you're looking at any of their properties to move into I recommend not. they took over management of my complex and have been nonresponsive on requests, never are in the office during hours they told us would be, and will cancel your requests without contact like when I got locked out of my apartment. They don't answer any of their lines no matter which options you call or press despite being open 8am to 5pm weekdays, you will only get their outsourced maintenance line who says they'll call back and does not.

Worst customer service ever! Won’t return my $600 and don’t respond to any calls or emails.My HOA is managed by Bluestone. We had a tree replacement program where homeowners had to pay to remove problematic trees. Bluestone told us we could add personal trees to the project. I payed $1200 to remove 2 trees. Only one tree was removed, I received no communication. I contacted Bluestone for clarification but got no response. I contacted the tree company and they explained their permit didn’t include personal trees and they already sent my $600 back to Bluestone. They quoted me $900 to remove the 2nd tree. I emailed the manager Victoria Hoover to get my money back. I emailed her and waited a week. I emailed and left a voicemail the following week with no response. I called and emailed 4 times the next week. I called and emailed 8 times the following week. I called and emailed Victoria and her assistant Terra everyday the following week. I never got a response and only reached a real person once who promised to have someone call me back. She also gave me the name and email of the manager Pam Hill. I called and emailed Pam many times for a week with no response. After a month of constant calls and emails with no response. I contacted a lawyer who said I could take them to small claims court. After being completely frustrated, I called one day for 2 hours straight over and over and over and was always sent to voicemail. I called every extension available and finally got a secretary from a different department to answer. I pleaded with her for help. She promised someone would call me back. Pam finally called me back that evening, told me she didn’t know anything and I might not get my money back. She promised Victoria would contact me within 2 days. The next day Victoria emailed me, apologized and said she would put the money into my account or she would send me a check. I asked her to send me a check. I got no response. It’s now been 3 months since they took my money. It’s in my account but I can only use it to pay my HOA dues which will take many months. Taking my money and keeping it from me for half a year is unacceptable and possibly criminal. I keep emailing and calling but get no response. This has been the worst customer experience of my life. I’m recommending our community change companies and warn anyone not to do business with Bluestone. They are completely incompetent. Hopefully they respond to this review and return my money.Update: after getting a lawyer and letting them know, I was contacted by Bluestone. They apologized and agreed to return my money in 7-14 working days.

2024 Sylver Murray has performed amazingly these last few months. As our most recent manager through the revolving door, she is one we hope to keep long term. It's been hard to keep a good person or team in apartment management here. Communication with residents these few months has been better than I have ever seen it. An ice storm was Sylver's most recent challenge. She stayed late, provided extra services, as well as hunted down an available plumber to repair pipe breakage (no small feat at 6 p.m. during blizzard conditions). Bluestone has her managing two properties part time. She is handling the load quite well.2021 My family posted here so that the excellent maintenance worker named Damon could get a well deserved bonus. His work was excellent. Have had trouble with Bluestone over the years, but some of their employees do excellent work and should be rewarded.

Glad to have Sylver as property manager at my apartment complex. I just got a covered parking spot and she made the process quick and simple, and gave me an easy way to communicate with her if I needed anything (which is nice because in my past experience, it can sometimes be hard to get into contact with property managers).

I currently rent in McCormick Pier CondosHere is my experience. The HOA is managed by Bluestone. “Do NOT rent or buy here. You will be completely ignored by the HOA and property management company. I am renting here currently and had plans to buy a condo. This place is rampant with Airbnbs and there is nothing you can do. I’ve been sleep deprived for months on end depending on the Airbnb guest. I’ve had a guest scream at me when I tried to talk to them. An HOA board member told me to stop calling security, even after the guest screamed at me and said “what do you expect everyone to follow a 9-5?!?” I’ve lost count how many times I’ve called security. I will keep calling because I’m not going to endanger my safety by talking to strangers constantly in the middle of the night. I no longer feel safe here and will not be renewing my lease. I’ve spent night after night calling security, filling reports, sending emails, and trying to find the Airbnb listing, and contacting Airbnb. I’ve discovered Airbnb cannot locate the listing even with the exact address. I’ve even given them the name of the person who paid for the prior year property taxes. I’m not asking for much, just please be quiet during city ordinances 10:00pm to 7:00am. That’s all. I would love to keep a sleeping schedule. After determining that it isn’t very safe I am deciding to look elsewhere for my next lease and purchase. If you’re thinking of buying here it would really be a good idea to rent first, so you know what you’re getting yourself into. Also, I stay on the bottom floor and you’ll hear the upstairs people stomping non-stop… for hours on end. I have no way of finding an agreement with a neighbor because they are Airbnb guests. Living here long term will eventually drive you crazy! As DT_ so kindly pointed out, there are some positives, but feeling secure takes precedence over all else.”

I’ve had a great experience thus far with Bluestone real estate and Sylver Murray . She made the process from beginning to end seamless and very nice, she answered any and all the questions I had. I’m very excited to be under such great property management .
