This review is for one specific employee. My building manager who relocated to another office I believe, is an absolute dream to work with! Sheri Rubio, whatever this company is paying her they should definitely double it. She is a compassionate professional person and clearly works very hard. I will miss seeing her around and I'm hoping her replacement can fill her shoes :)
Side note : After seeing some worrying reviews for just the company, I am a little nervous. BUT in all fairness my experience with this company has been easy with zero complaints, and my fingers are crossed it stays that way. I love my building and my neighborhood, so I've been pretty happy here for the last 6mo.

These people are cold hearted corporate workers with no respect for tenants of apartments. i live in salem, northplace apartments and the front desk people have all changed many times over the course of ten months.
in the course of ten months they have shut our water off to the complex seven times, sometimes with no notice and lasting 4+ hours.
our power has also gone out four times
internet has gone out twice.
amenities are closed for days at a time because they dont have anyone onsite that will upkeep them. they outsource everything to third parties. the exercise bikes have never worked. but they have tons of excuses why everything is ok that way and not their fault.
If they cant get their software to work with verifying your insurance, they will not help you to fix it, they just force their own insurance on you without warning. its never their fault. its always yours even though your insurance was just fine for 10 months.
By far the worst management company i have ever dealt with. i will make sure to avoid any apartments claiming to have CRMG managing them. managers of apartments are more than just building managers that approve paperwork and call in workers. they are literally the people that take personal responsibility that tenants have have a suitable place to live that is up to code and makes sure the promised amenities are available. we pay for those.

I've been in my apartment at Highland Court for almost ten years and never missed a rent payment or been late (even through covid). I lost my job at the end of 2023 in addition to some other financial hardships that arose around the same time. I knew I was going to be a little late on rent for a couple of months so I let the building manager know. She was compassionate about my situation and said that she would try to get any late fees waived due to my unforeseen circumstances. CRMG denied her request and continued to tack on late fees even though I was never more than 7-10 days late. After a few months, they threatened me with eviction. Keep in mind, they have multiple units that have been sitting empty for months and they were threatening to evict a tenant who's been here for nearly a decade with no previous issues. They absolutely do not care about their residents. The building is not maintained at all. The common areas are dirty and smell bad. The apartments themselves are beautiful which is why I've stayed so long. When I first moved in, it was so rare for there to be a vacancy because people loved it here. The manager Todd was fantastic and created a sense of community among the residents. He took immense pride in the building and it showed. CRMG treated him terribly and essentially left him with no choice but to leave. Ever since, it's been a revolving door of managers who only last a month or two and then leave due to the company's practices. I'm going to be incredibly sad to leave this apartment, as it has become a home to me but I'm so disappointed in the way they treat their residents and have been actively looking at other places. I know they will not care about this review, as they have countless others from people with similar experiences. I just hope that potential renters will think twice before renting with them. Please do better.

Rating them as a last resort to see if they’ll respond. We’ve been trying to get discrepancies with our move out resolved for well over a month, but our emails and calls have been unanswered. During our three year residency with them the building manager changed constantly (no qualms with any of them individually - evidently some of them had twelve properties to try to oversee at the same time, the blame lies squarely with CRMG corporate). We had periods with no maintenance person available for our building, around six weeks with the laundry facilities unavailable (we were told we’d be given a gift card for a laundromat but never received it), and they consistently charged the entire building huge fees if there was inappropriate dumping in the garbage area rather than trying to figure out who did it. Now they are charging us more than they said (after having not followed the lease ending procedure laid out in the lease) AND are unavailable to resolve the dispute - presumably they’re hoping we’ll get frustrated and just pay it rather than having to deal with a collection company. Avoid this company (and IPM, as they’ve apparently merged) if at all possible - they are taking advantage of low income renters and they’re getting away with it because we don’t have the resources to fight them.

My partner and I live in the apartments in Albany. We were having a lot of difficulty with visitors and other tenants parking in our designated parking spot. We tried to address this with the property managers but we had a ton of difficulty communicating with them. They were very unresponsive. We provided options to help alleviate this, but were told that there was nothing they could do due to Fair Housing laws (even though our plans did not fall under this legislation). Given the lack of response and the dismissiveness, I decided to escalate the issue to upper level management with CRMG.
I received a very quick response from Cassie Suarez, one of the portfolio manager associates. She was very understanding, attentive to our needs, responsive to our messages, and direct with her approach. She was able to organize and enact an excellent solution for our problem. Since working with her, we have had absolutely no issues with parking and I feel much more confident about the support we receive with our housing.

My fiance was denied entry for an application to Jefferson Square apartments and the landlord gave us nothing to go on and we called the company to dispute a criminal history background that has no history of him having criminal history what's so ever. When we called they had no file of him getting a background check with them and now we feel like we're being falsified entry with a rude landlord not giving us any information on how to fix anything

Took them 4 years but they finally successfully evicted me because I couldn’t afford their legal fees for the 3rd time they tried to evict me. Did you know they’re the #1 prop management in Oregon for evictions?
Well congrats.
You put a disabled woman in the streets. Well, my car at least. Not sure why you needed a dozen officers with weapons drawn to lock me out. But you did it. After 4 years, I’m out.

My property manager Alina has been the most thoughtful and hard working apartment manager I had ever encountered. She's professional, dedicated, and all about helping her residents handle and care for and of any needs. Having an actual hands on manager has been a blessing for us at our apartment complex. Thank you Alina for all you've done!

They let a property manager harass me for years, while I complained to upper management. After I witnessed her harassing another resident they promoted her to portfolio manager and left her in charge of my move out accounting. This “portfolio manager” has physically hit me twice, once with a stack of rolled up papers while she screamed at me for entering the building I literally lived in. The second time she shoulder checked me on the street, slamming into me as hard as she could because I had helped another tenant complain about her. C&R then left the same woman I told them was harassing me and bullying me for years in charge of my move out accounting. She put $1700 in charges on my account including (but definitely not limited to) charges for “goods removal” when the apartment was empty when I left, $180 to resurface an antique tub that obtained no damages during my tenancy, $180 to replace string blinds I left upright because I had a small child. I wrote them a letter with the advice of an attorney explaining why these charges were not legal, they doubled down after receiving the letter and went back in and changed the charges to avoid things that were written in my letter. Now my bill is almost $2300. I should have lawyered all the way up upon receiving the first statement. All of this just to move out of a building that was infested with fleas and cockroaches, where I was harassed and bullied and felt unsafe due to a property manager, left with a dying fridge and *more*. If you go to their BBB page they have multiple complaints about bogus charges upon move out. Now I have to actually hire an attorney to help me deal with this company. This company has caused me *YEARS* of undue stress ranging from not wanting to walk past the office for fear of being chased and assaulted by their employee, to exposing my child to parasites via flea, and every time I got sick because my food was bad because they refused to replace a fridge that was essentially a cooler for the better part of 6 months. I had to send them a video of my butter being soft in my fridge to get them to give me a new fridge. And this is just SOME of what this company put me through. BEWARE. I literally wish I didn’t have to give them a single star.

I lived in an older model of one of their apartment complexes and upon move-out they’re trying to charge me $3,000 so that they can remodel it on my dime. I plan on taking them to court, I’ve already contacted my lawyer. DO NOT RENT WITH THEM.
