The entire journey of touring, applying, and finally moving into Griffis South Waterfront stands out as one of the best relocation experiences I've ever had. This isn't to say everything went smoothly—moving seldom does. Yet, what made this experience exceptional was the unparalleled support from the staff at Griffis South Waterfront, particularly my leasing agent, Emily J. Emily was remarkably prompt in responding to any questions or concerns, a testament to the exceptional customer service provided here.As per ush, a few things went awry during the move—it's the nature of relocating! However, the response to each challenge was handled with an impressive blend of patience, kindness and humor. Having lived here for just over a month, I've observed that this level of service is consistent, reflecting a genuine care for the community and a desire among the staff to cultivate a positive atmosphere.The maintenance and cleaning teams deserve special mention for their friendly demeanor and professionalism. An efficient system, coupled with a robust accountability layer, ensures that any issue is swiftly and satisfactorily addressed. It’s rare to find a place where the entire spectrum of staff, from maintenance to administration, work so diligently and maintain a positive attitude. This, to me, signals a well-run establishment that values quality and community.If there’s an area that could see improvement, it would be the outdoor landscaping, which hasn't received much attention lately. I assume this is due to the recent weather conditions and look forward to seeing how it's managed as the seasons change.In conclusion, my experience with Griffis South Waterfront has been overwhelmingly positive, and I wholeheartedly recommend it to anyone seeking not just an apartment, but a community that feels like home. The dedication of the staff, especially Emily J, to ensuring a welcoming and supportive environment is truly commendable.

Emily, Megan, and Dacia are a dream team in the leasing office and always go out of their way to provide a great experience for the residents here! There is almost always a fun community event planned and I can always count on them to help with anything we may need. The maintenance team is quick to resolve any issues and they ensure we are informed well in advance for any building-wide preventative maintenance. Will always recommend this property and leasing team!!

I had a fantastic experience visiting Griffis South Waterfront! Dacia, the Community Manager, was incredibly helpful and went above and beyond to assist me during my visit.Her knowledge and professionalism made me feel welcomed and informed about the community. Emily Johnson helped me find a wonderful home. The staff in the office were all very friendly and kind. The neighborhood is clean, safe, and close to my school. Plus, the path by the river is perfect for taking walks.

Love this place. Moved in recently and needed ADA modifications. They went out of their way to ensure my arrival went smoothly. The office staff are friendly and super helpful and their communication to the residents is over the top. Had a couple of maintenance issues and they were quickly solved with a smile. I am not easy to impress but the Griffis does!

My partner and I just moved into Griffis and so far we are very happy with our decision. During the leasing process, Emily was very helpful in us finding a home that fit all of our needs without being pushy to make the sale. We hit a slight bump in the road on move-in day when an elevator was down and the office was being covered by an off-site team member. When we contacted the office about our experience, Megan was extremely helpful and went above and beyond to make sure that our concerns were addressed and that we received a high level of customer service. We are loving the renovated interiors of our apartment, the updated appliances, central AC, and the convenience of the Butterfly callbox. We are very excited to call Griffis our home and look forward to settling in for the long-term.

From the moment you walk in you are greeted happily by Chynna. You can't miss her! She has this amazing smile that could light up any room. She was quick to help me out, and that led me too Dacia Branch the Community manager. And let me tell you how amazing she is too! I work for countless apartments and when I come to Griffis Dacia is always ready for us. From knowing exactly why we're there and exactly what we need. There is never a wait, these two amazing individuals help me get ahead of my day everytime I come here and I really just want you to know how much we really appreciate you. Thank you again! Look closely at the recent positive reviews. They are clearly asking vendors/people who simply tour the building to write a good review to get the average up. Most of the recent reviews from people who actually live here are bad, and with good reason. I'd say about 1 out of every 3 elevator rides, the conversation quickly turns to how bad the building is managed and how rude the management/leasing staff are (2 of the 3 anyway....both the manager & one of the others are just awful). If you try to express any of the valid concerns that the residents here have, all you get back is defensiveness/obvious annoyance & them telling you that they live in the building too....as if that an excuse for them not addressing the big issues that exist in any sort of reasonable time frame. I mean when you're paying $200 for a spot it a gated garage, it's not unreasonable to expect that it will in fact be gated. I'll echo the other reviews - they could come up with a way to fix the problem or at least place someone at the entry to keep cars from getting stolen/broken in to in the meantime if it were a priority for them. I won't be renewing my lease & wouldn't recommend it under the current managment even though it is a nice building. I wish I'd never moved in

I'm really not sure why the reviews for this building is so high. Is there some sort of rent concession program in exchange for 5 star reviews that I don't know about? I also don't know why vendors would ever be writing reviews about the building. Do you even live here? Shady attempt from management to sway unsuspecting new renters.Here's an honest breakdown of the reasons why you should NOT move here, from an actual ex-resident:1. Garage door is broken 5-7 months out of the year. It will get "fixed" and then days later, you'll get an email saying it's broken again. But they never, ever, ever fail to charge your account with your monthly parking fee :) They also never fail to increase the parking fee when it's time for your lease renewal. The sheer AUDACITY to keep increasing everyone's "secure parking garage" fee when it hasn't been "secure" in months is actually hilarious. Cars get broken into and the front office basically just goes "aww.. bummer :("2. Out of the three elevators in the building, one tends to break quite often. At one point, that elevator was out of order for MONTHS. Around 2 months? Maybe more? During busy times of day, you'd be waiting a solid 3-5 minutes for an elevator. And if someone is using one of the two remaining elevators to move in/out (probably out), you're looking at a 8-10 minute wait time. No joke. Something to keep in mind if you're not able-bodied or cannot take the stairs for some other reason.3. The level of "dog-friendliness" in this building is over the top. Yes, the neighborhood is very dog-friendly and the building itself is right across from a sizable park but Griffis is TOO dog-friendly. There are multiple residents with 3+ dogs and it's not like they are all perfectly trained.. how do they even fit that many dogs in their apartment anyway? There are also multiple huge dogs in the building (ex: cane corso, mastiffs, german shepherds). I'm all for dog-friendly communities but for a building with so many elevator issues (and small elevators in general), it turns into such a headache. If you have small kids that are afraid of dogs or you own a dog that is nervous around giant breeds in close quarters, I would 100% steer clear of this building.4. Griffis is desperately trying to keep up with the newer, nicer buildings going up in the neighborhood at the cost of the current residents. Once a resident moves out of a unit, they spend the next 2-3 weeks renovating that unit. That means 2-3 weeks of drilling, banging, hammering, etc. If you're in a unit that is under, over, or next to a renovating unit.. say goodbye to your peace, your quiet, and your sanity. You're also given zero warning that a nearby unit is undergoing construction. You'll just wake up one day to construction noise at 8am. They work on weekends too sometimes. Do yourself a favor and just move to a new building (The Olivia) or an older building that prides itself on being able to offer affordable prices due to its age (The Matisse), not a building trying to do both and failing miserably (Griffis lol).There has been a mass exodus of angry residents recently (people going as far as breaking their lease and opting to pay the penalty to get the hell out) resulting in a ton of availability in the building. But don't let the availability and the low prices fool you. If you move in, I guarantee you, you'll be moving out.. and moving sucks. Go to a building that you'll be able to happily renew and live in peace.I really wish someone wrote a review like this when I was considering the Griffis but oh well. I just hope that my review now can help someone in the future! Good luck!

During my recent search for a one-bedroom apartment, I was thoroughly impressed with the experience. The neighborhood was fantastic, with a friendly and helpful staff who made the process effortless. The highlight, undoubtedly, was the breathtaking view of Portland and its skyline from the apartment. The management staff's professionalism and friendliness further added to the appeal, and the apartments themselves were impeccably clean.I wholeheartedly recommend these apartments to anyone looking to live in the Portland area, as they offer a perfect blend of location, service, and cleanliness for prospective residents.

I am a vendor providing exterior cleaning services to the Griffis South Waterfront apartments. Jorge, the maintenance supervisor, is extremely attentive, fast to respond, and committed to upkeep and improvements in the building. He is also friendly and easy to work with. I highly recommend this apartment building. It is very well run, and Jorge puts obvious effort into keeping up with the building's needs.

As a vendor I have had a pleasant experience providing my services to the Griffis apartments. The management staff is very friendly and professional. Jorge Sebatian, the services manager, is a great person with a high level of knowledge of his work the Griffins complex is an excellent place to live in highly recommended.
