i rented a 1 bedroom at 4778 N RIver road. GP. -- this place is a shithole. kevin's the manager rents this as is and there's 3inches of hot water in the tub, the bathroom smells so bad from previous owner cat piss and rotting roof above bathroom. they know it's a crappy place yet keep renting it out. 4500.00 total move in. their offices even are crappy. they take peoples money and act like they don't see the issues. reporting this property to building codes immediately.

RUDE! Unprofessional!CANIS PRATT a employee withRR PM. This lady was so rude and discussing towards my 80 year old mother that I decided not to use this service. ! I'm a 47 yr local and my family is welcomed everywhere. For CANIS PRATT to rent and take 4300 dollars from my elderly mother and then try to kick her out in less then 2 weeks of moving in is unprofessional and wrong then I heard from the new tentants who also felt they were scamed for money and asked to move out in 1.5 months. Is this how we do business. I'll never speak highly of this lady nor the company for that matter. Again this is my experience. I'm sure there are many more issues then ours. thanks for reading. Local concern.

Wow!! I do not recommend working with this property management company nor Canis at any cost, (yes I know the Medford housing market is REALLY competitive, but it’s not worth it). I’m moving from out of state to begin a new job and despite signing a lease, posting deposit and prorated rent for the month, and coordinating the date and time for a walk through (which happened to also be the move in date), the apartment was rented to someone else. I was not notified of this until I had driven half way (5 hours) and texted her to provide an ETA for arrival. This company is either a scam or has the absolute worst practices.In response to the reply below - when showing evidence (a screen shot from the payment portal they use), that i had posted prorated rent, full deposit, and set up a recurring monthly rental payment on the same date I signed the lease - PRIOR to the deadline to hold the unit, I was accused of fraud, (altering the screen shot image). Canis says she did not see anything posted on her end, but at no point made any effort to reach out and clarify. Yes, she did send me a list of other contacts in the property management field, but her bad practices also reflect on them. I recommend reaching out to CPM Property Management if you’re looking to move to the area. They have a larger profile, answer the phone, and so far appear to be significantly more professional and responsive.

I believe they are under staffed and this seems to be effecting their work. I viewed and applied for a rental unit with no response back in regards to an application being accepted and/or enied. It's important for people applying to know that the place they applied to is or is not going to work out. I called and left atleast 3 voicemails and also contacted via text, also no response.

Never checked on property.Renters had dogs and it was no dogs allowed in lease. Neighbors had taken renter to court over dogs and was never told. This is just a few issues there were many more!!!

Terry is what's wrong with property management. She told us we had enough income, and that she had a good feeling about us, she even insisted out kids come pick out their rooms. We were sure we would have a home. She took $50 each for a credit check, which she never checked. She told us after the weekend she would check our references and call us. After a week she called to tell us better applications had come in and she couldn't rent to us. We had the income, good references, but she saw an opportunity to take in more $ in applications and took it.
