The parking in the Reed Townhomes is atrocious. Management does NOTHING but send out monthly “ReMiNdErRs” to not park in the RED ZONES, yet it is constantly done and there are NO REPERCUSSIONS or fines, hell, not even warnings issued. It’s a slap in the face to the tenants that RESPECT the rules in place. Constantly blocking driveways, and pathways for Republic Garbage Trucks to get through. It’s a nightmare trying to drive through or park in your own driveway. Tow the damn cars that are not abiding by the rules! We pay enough money to not have to deal with this constantly!

Run! dont walk to somewhare else.My rent has gone up every year by $200 per month. lived here 2 years so now im paying $400 per month more than when I moved in.thats $4800 per year just in increases.There used to be some respect to good paying tennents. Rent keeps going up and we dont get cost of living increases at work.heck i dont even know if i fit the income requirements to live here anymore. which is sad because its almost all section 8 because they keep running off the full payment residents.sorry but if you want better reviews. make changes. Stop putting financial burden in the way of your good paying tennentsI cant afford another rent increase. i can see $50 increase but $200 each time? Criminal

What an amazing experience it was staying here for 5 years & 5 months. Excellent staff who is always ready to help. Definitely worth the stay for 5 years .

As everyone else has said, they will charge you for cleaning your apartment when you vacate, no matter how clean you leave it. Luckily, I had taken pictures of our apartment before vacating and how clean we left it because I'd read other's reviews online. Initially, we were told we'd only receive half our deposit back because of the "cleaning" that needed to be done. They gave us an "itemized receipt" of what was clenaed after it was requested. Of course, it included things we'd cleaned thoroughly because we wanted our deposit back. After multiple phone calls, emails, and pictures sent, we received most of our deposit back. I had already read the multiple negative reviews and was ready to go to bat for my deposit back. I suggest you do the same if you live here, of plan to live here. They use an outside entity to clean the apartments, and this may be part of the issue. They even asked me (3ish years ago) to leave a positive review after I had to battle for most of my deposit back. Please stop scamming people out of their deposits. We left our apartment cleaner than we got it, and still lost a small portion of our deposit. The apartments are decent, although parking isn't enforced.

Management is non responsive and either will not respond to concerns or take forever to do so. Garbage and recycling accumulates and nothing is done to address it. Rent is raised as much as is allowed by law into the range of more luxurious apartments but without the amenities or accoutrements to support this level of pricing. Maintenance requests take forever to be addressed. There is not enough parking and the parking lot is overrun. Noise is ongoing and due to lack of adequate soundproofing between apartments—both above and below and to the sides—-is an ongoing problem.

Management was always very easy to get ahold of and more importantly they worked quickly to resolve any issues. The apartment itself was in good condition, it’s in a relatively safe part of Salem as well.

Horrible staff,when they show up to the office. They do nothing to make living in an apartment bearable. We moved in last summer after selling our house. We had to clean and repair things at move in. We had a leak under the kitchen sink and after 7 months they never got to it,although they made numerous appointments. My wife spent a day cleaning the apartment the day we moved out. Then we got charged for six hours of cleaning by these scammers. STAY AWAY AT ALL COST. these are noisy, drafty,tenement buildings.

2856 dollars in turnover costs. We paid our final month of rent and provided ample notice. 507 dollars for 5 lightbulbs and a Microwave that stopped working 1 month into our move. We bought a small microwave that we used instead of reaching out for maintenance because it was almost impossible to contact anyone who worked here for our first 9 months.

We spent several hours cleaning and completed everything listed on the move out checklist. We even replaced each light bulb and the burner pilot plates. Encore then sent us a close out statement noting they completed “6 hours of cleaning” and that we actually owe them money. Fortunately, we have photos, video and witnesses and will be disputing this in court. They are in violation of the law and we can prove the fraudulent charges. Apparently they have a history of this, so please keep all your records to dispute in court!

Lived at Encore almost 3 years and watched it go downhill. Nonexistent management is terrible and lies. No enforcement of property rules. No running water 4 times in 3 years. For days at a time. MDI is the absolute worst company to deal with.Word to the wise-their corporate office is the young lady at the front desk for the apartment complex down the street.

As said before- parking is a real issue. No guest parking at all. Maintenance is timely and competent. Management is friendly and helpful, although they don't answer the phone on the first try ever. Mostly you just leave a message and wait for a call back. Not a big deal. Walls are thiiiin for such an expensive complex. Do yourself a favor and live on the third floor so you don't have to listen to your upstairs neighbors- I could make out words/conversations/TV shows at points. The back bathroom vents were connected somehow so I could always smell the food my downstairs neighbors were cooking (heavenly scents of Indian food, no complaints there ) or my upstairs neighbors smoking marijuana in their master bathroom.
