My apartment was completely flooded around 3:30am on May 4th & woke me , my husband, my two children & dog. When I told the office manager Jessica I’ve been up since 3am she said yeah I’ve been up since 2am. She has no sympathy for anything that happened, she gave me a nasty attitude like if we were the one who caused this. It was raining & the sprinklers were running for over 8 hours from the proof that I have & one was broken (running like a fountain). I had to call the fire department to come shut them off because the over night maintenance guy didn’t know how to. This was around 6:30am. We lived in a renovated apartment on the first floor #113 when this happened, they moved us to the 3rd floor to an apartment that was listed for $187 less, the office manager said no price adjustment can be made because all they did was a transfer. The apartment they moved us to is not renovated, I was finally able to contact someone above her & they price matched my rent because I had proof of the price difference or else they would of swept the price under the rug & I would of been paying more. They also didn’t help us move any of our belongings to the 3rd floor for the flooding that had happened because of them leaving the sprinklers on. My renters insurance also does not cover flood & the apartment manager told me to go through my renters insurance for damages even though they will deny the claim due to flood not being covered. I said no that they need to fix this issue because it’s not a damage I had caused if the sprinklers were not running for 8+ hours this could of absolutely been avoided, Jessica said it sounds like all I want is a written check & she is absolutely RIGHT! I deserve to get paid for all the inconvenience & damages that were caused in our home which is over $4,000 of damages including 2 iphones. Avoid renting any downstairs apartment near #113. Also I was told by neighbors this is not the first time that side of the complex gets flooded. Their is also black mold on the inside walls that we’re not changed, they only changed part of the wall from the inside (only what is visible) you could smell it when they opened up the walls. Not once have I been late on rent , the least they could of done is pay for the damages. I asked for a month rent free for the inconvenience which doesn’t even cover half of the damages & work we had to do to move to the 3rd floor & they still denied it. Btw they have given a month rent free to old tenants who went through the same situation as us. I no longer live here & on top of all this , we didn’t get our full deposit back.

It's a nice a quiet place and any maintenance requests are completed fairly quickly

Parking is near horrendous. Retriever Towing ended up randomly towing mine and some other fairly nice guy's car from a place which we had been granted verbal permission to park at the beginning of our lease - eight months prior. At that time they said they were not responsible for damages from other vehicles, but had I known they would have done that, I would have gladly parked on the street. My roommates and I are quiet and keep to ourselves, so this was quite a shock to the household. This cost me well over $500 when it was all said and done. Sundial Apartments did very little to help remedy the situation, in fact both were quite resistant to justifying their actions. I feel targeted as they currently let everyone else park there (in front of the sundial). Also, the kids that play around the place are very loud up until 10pm, but often parents won't do much until around 11pm. Aside from the incident, the current property manager is not an easy person to deal with. There are much better options just down the street, so keep looking!

I really don't like leaving bad feedback and honestly, I have held off in hope something positive would change at this property. However, I don't want anyone to experience what I have here. This property has a big issue with smoking on the property, and this primarily includes residents that use marijuana heavily. It is clearly stated in our lease agreement, legally binding mind you, that this is a non smoking property, which means no smoking of any kind is allowed inside the units under federal law. However, I can't even be in my unit on somedays as the smell of marijuana is horrific!! I have even been woke up by it at 2, 3, 4 a.m. and have had to open all my windows and doors. Getting a good nights sleep for work is near impossible some nights. It has gotten to the point where I can even smell it in my closets, under my sinks and in my bathtub/shower and laundry. I have complained numerous times over the years with numerous site managers, and they just send out a blanket letter to the building. If you sign a lease here expecting it to be a smoke (marijuana) free community, think again! My family is now having breathing issues, issues with burning eyes and headaches. I would HIGHLY recommend that you do NOT waste your hard earned money on an apartment at Sundial if you value any kind of a healthy home life.

Definitely overpriced for the value you receive. Little to no response from management, mainly excuses. Or they just don't respond. Maintenence guys are awesome though.

What an incredible community! I also really appreciate the maintenance manager, Julian. He is very passionate about providing excellent service and understands that it's not just a building- but people's homes. He always responds in a timely manner and communicates every step of the way. I hope this review is seen by his manager, because he is incredible!

This place has alot of problems. Side walks that have holes in it. Fall risk. The grass areas are like swamps. You don't dare step out in alot of the grass areas, you might sink. Trash can is so high, it's hard to get trash in the can. It seems like they just don't care, as last ng as the money comes in.

Two weeks after moving into Sundial, my girlfriend and I received multiple strange emails from management apologizing for a critical disturbance involving police on the property. We were both at work at the time. I came home to find an ENTIRE SWAT TEAM WITH WEAPONS DRAWN ON A NAKED MAN WITH A HUGE KNIFE! The drama continued for hours. I wrote an email to management voicing my concern as a new resident. After sending the email, I was regularly approached and observed by neighbors asking uncomfortable questions about myself and my girlfriend. Sundial Apartments has an older woman resident named Sheila that keeps notes on everyone in the complex and reports daily to management on everything she sees. When talking to neighbors around the complex they all know about “Sheila”. She is known to drive drunk around the area and her father still pays her rent in her 60’s. She has a team of teenage boys that sell drugs for her. I reported this activity to management and was told to “mind my own business”. Sundial is a criminal resort. If you move in, you’ll meet Sheila... it’s like a horror movie.

Good things:
- The staff are great, especially the maintenance people.
- Aside from some fixes upon move-in that were addressed swiftly, we never needed anything repaired.
- Our unit was remodeled with nice finishes.
- Location is convenient to most things in Wilsonville, and great for commuters.
Down sides:
- We had three leasing agents in 14 months.
- Parking is a nightmare, especially since there are an abnormal number of unemployed people who never move their cars.
- There is a lot of email communication regarding rules and regulations, but very little implementation. There was a period of time where we got an email almost everyday about people not picking up after their pets, kids vandalizing the gazebo, etc. Nothing changed.
- There are a TON of unsupervised children, and they leave their stuff EVERYWHERE. It makes the property look trashy. We had a kid leave his bike on our doormat one night, and I almost biffed it leaving my apartment the next morning.
- We had our electric smoker approved by the leasing agent we signed with, only to be threatened with a non-compliance fee from the second leasing agent.
- In the winter & spring the grass is a marsh, you'll need boots if you want to take your dog out. At one point the rain created a lake in the field, and there were ducks swimming around in it.
- They calculate water and sewer based on apartment size, but not trash, which is divided evenly over the number of units. Sorry, would a family of 5 not make MORE trash than my family of 2?
- The lighting around the complex is criminal, and there are light poles missing with exposed, live wires (yes I tested it w/ my voltmeter) for anyone to grab.
- Our closest neighbors get away with piling trash everywhere outside their unit, and letting their cat wander in and out the front door.
- Sometimes you will come home to a gaggle of kids on the stairs to your unit and they won't move for you, so you get to carry your groceries all the way around the building to get in.
Essentially it is your average apartment. Don't expect too much.

Called to check availability on a one bedroom unit and was abruptly hung up on, on several occasions. I cross checked the phone number with google and other rental websites and could not find another phone number other than the one i had used.
