Went to look at a renatal property at 234 11th ave and To be completely honest, I believe this property is very overpriced. Upon taking a tour, I found several issues. Starting with the front steps, The paint is coming off, the concrete as well. Then as you go into the front porch, the paint on the ledges arr chipping and the pillards are dry rotted. Lighting fixture it's way outdated.
As we made our way inside, the living room was very nice. Updated fresh new paint new floor planks, which even extended into the dining room and the kitchen.
The kitchen however it's very outdated appliance, cabinets and countertops. ( A coat of white paint on the cabinets with black hardware would have made it a little better)
Then you make your way to the "half bath" Which is just a closet they shoved a toilet and a sink in.
Going out to the backyard, there's a whole other issue. The deck is very old should probably be replaced.
The yard is not fully fenced in and the garage is unusable for tenant. Which is fine since one of the windows is completely busted out and does not seem very secure. There is a Yellow tarp covering the Gable doors, which I was told that it is to help mitigate some water coming in, but as you look up, you can see a split between the roof and where the gutters are. There's definitely another issue there that it's not being disclosed
Moving upstairs to the second floor. The bedrooms are nothing special, Outdated closet doors and hardwood floors that are not in good condition. The bathroom is okay if you don't mind floor tiles also used as your shower tiles. Push button toilet that's nice, but for some reason the tank is very far from where the wall meets, which is unusual.
The Fiinished basement is not somewhere I'd want to use as another room. It is dark ceilings are very low and it's very musty.
Overall, this house was pretty much painted on the inside. Updated light fixtures in some parts of the house and switches, but In all honesty. They pretty much just slapped lipstick on a pig. For that area I'd expect more if i was renting
Also, listing agent is using Caldwell to rent it for his son, which I feel is a conflict of interest!
Beware of this banker/Realtor!!!

We always felt that she had our best interests at heart and focused all of her time and energy to get us housed in the sweetest and smoothest way possible. She handled crises with grace and skill. She is incredibly knowledgable about the areas but will focus her attention on centering the client so they can meet their goals. As she put it, her job is to do the legwork so she can let you point and dream. A+ experience for what is an inherently stressful experience. Very grateful for her and her expertise.

Noelle should have her license revoked. She is awful, unethical. Made an offer on a house and she didn’t call the owners but another realtor that had an interested party , told them the offer and they quickly called the owners and got the house. She is out for the commission only and could care less about the client. I will never use this agency again. Noelle and her boss are unethical creeps.

Stay away from LeRoy J. Gaines, Coldwell Banker Preferred, or you will be sorry. LeRoy J. Gaines, was extremely engaged throughout homeowner process until I closed on property. Four (4) days after I closed on my new home and moved in I discovered the following: Shingles on roof - Inspector (Grey Burns), Reliable Home Inspection Service performed roof inspection. It appears he did not thoroughly if at all inspect the shingles on roof of home. The shingles are extremely loose and blow upward when the wind is blowing. I reached out to both the inspection company and realtor LeRoy J. Gaines, Coldwell Banker Preferred. Unfortunately, after discussing this matter with both companies I was not able to have issue resolved. LeRoy J. Gaines, refuses to hold inspection company responsible or accountable for poor inspection. I am a single mom with children and now have to pay for a new roof on a home estimated over $250,000 due to someone else's neglect. ......again stay away from LeRoy J. Gaines, Coldwell Banker Preferred and Grey Burnes, Reliable Home Inspection Service.

This business is a terrible neighbor. Every time I see a car pull into this parking lot they're driving erratically and weaving in and out of traffic. The speed limit is 25, police let people get away with low 30s, cars that pull into Coldwell Banker are going at least double the speed limit. The employees here chose to work in a walking town but don't respect the people living there, who end up being their customers. It's a shame the community can't work together.

This review is for John Price at Coldwell. I couldn't have lucked into a better realtor if I had searched for months. As a first time home buyer I had a very specific area I wanted to live in, but not necessarily the budget to do much in that area. Our search was anything but smooth and quick, however John was a complete professional every step of the way. Not once did he try to talk me into spending more than I was comfortable with. We looked at countless houses together over a period of months, and I never felt any pressure from him. This was extremely important to me to find somebody that would advocate for me, not just look to make a quick buck. We tried to buy a short sale, got rejected, then again went for the house at auction. This type of transaction is probably the most frustrating thing I've ever done. We dealt with countless delays to the settlement by the bank and were given the run around by the Ocwen customer service every day. Lets just say this required more than a little extra determination and work ethic on John's behalf. Along the way I never felt like he wanted to give up and go for an easier deal. He actually encouraged me a few times to stay patient. In the end John's perseverance paid off. I truly believe that without his daily phone calls, emails, and eventually getting a lawyer involved, I would not have closed on my home. I have recommended John to all of my friends, and my parents were so impressed they are going to use him for their next move. I wouldn't use anyone else for my next transaction, and can only hope he doesn't decide to retire before then!

Noelle from this office did not follow the legal procedure during the selling of my house. She did not timely reported to me that the renters at the time kept saying "no" for house showing request. She changed my house price without my formal signature. Then, when I told her I need changed the price back because it was too low, she just did not take any actions until a showing and offer came, which at the point there was nothing I can do. She only did one very poor open house, which I am not even sure she did appropriate advertisement. My house sold at a much lower price. She is a total liar. Please do not use her.

kelly smaltz was our realtor for purchasing our first home. boy was she great! she helped us by tirelessly answering emails and sending us listings for multiple zip codes and neighborhoods. as we are not from the area we really had no preference on where to live, which i know made it harder for her. she was so patient and helped us through the process answering tons of questions typical of the first time homebuyer. never once did we feel stupid or wrong and no question was left unanswered. she took us to see listings and was very helpful in getting us to see what kinds of homes we liked (and didnt like) through the process. Coldwell banker also provided us with the option of financing through them, and Monica was a great help. she knows her stuff inside and out and we got a great rate. The whole team at CBPref Consh. is great. i recommend buying or selling with them!!
