I’m having a problem getting my dead and getting it registered with the state and for anyone to call me back was working with Mandy closed in Oct and still not online or the town doesn’t know I own the home a little confused

This is who was assigned to my loan assumption. I sat with the notary in October and I’m still waiting for them to file the correct forms with my county and it’s almost January. They didn’t double check all the forms before the first submission (missed a witness signature). I’ve had to call and email multiple times to stay on top of them. I’ve had people call that were not my original point of contact and didn’t know my case/file and once I started talking they would respond “oh let me look at the file…yes you’re correct I see that here…etc”.

Unbelievably bad. DO NOT USE ServiceLink, please
Wife and I were looking to get a refi loan to payoff/roll together 3 credit lines for a cabin that we just completed. 2 from our investments and a HELOC on our current residence. Think about that for just a second. All 3 credit lines are backed by our OWN funds! If anything went sideways down the road they could simple take the majority of it from our own investments (cash accounts with UBS), the HELOC would be a little more difficult due to it being an occupied primary residence, but you get the idea. We have zero debt on the books besides these 3 lines which are all backed, both of us have over 780 credit ratings and our household income is above the 5th %. We are what you would think would be an easy loan, a slam dunk.
Weeks of back and forth! They requested docs that other real estate friends we know have never even heard of while closing for their clients. They wanted affidavits from the contractor which is not too out of the ordinary but they also wanted affidavits from ALL the subcontractors as well as all the suppliers! We're supposed to go to the truss company and get them to sign some it? The siding company that ran a batch for us and delivered? The trucking delivery company that delivered the rock siding or windows from Home Depot? Unreal. They also required all the personal payments/checks we made to our contractor as well as the payments from the 3 credit lines. Not to crazy but when they saw that we paid quite large sums out of our personal accounts instead of the credit lines (to obviously keep our amount owed down), it totally threw them and they required documentation that proved the documentation. Our loan office finally went to them and told them that it was 'total overkill' what they were requiring but it didn't help. Our loan officer then asked us if we knew any title officers near us. I contacted a couple real estate people I know and they recommended a few people. We went with one and it's getting wrapped up in days instead of months. We are already scheduled to sign closing docs (7 days from the desperate calls to find a title officer to today). Unbelievable. I've wasted so much time trying to appease them as well as wasting time of our contractor with stupid questions that he's never had posed to him. We're small business owners and of course he is too, we don't have time to just throw away. What a huge frustrating experience. Don't Use ServiceLink

Horrible customer service. Change mortgage companies if they are going to use ServiceLink. AVOID AVOID AVOID.

What is wrong with this company? My loan officer called them, but they never send me email about wiring instruction. I had to ask loan officer about it. My loan officer got the wire instruction so I wired the money. But there is no response from them still, not letting me know they received the money or not. The communication should happen between title company and the closer (me), but there is no communication.

Not recommended at all. I used Service Link for a mortgage assumption. Despite showing them the official law text from Montgomery County Code about loan assumption being exempt from transfer taxes AND showing an email from the Montgomery County Department of Finance confirming the exemption, I had to pay a few thousand dollars for transfer taxes in my closing costs. They told me I would get a refund. It's been almost two months now and, as I suspected, no refund in sight. I contacted Service Link to ask for a receipt that they actually paid the transfer taxes to the county, and my email was ignored. So I have no idea what they did or didn't do with that money and since they don't provide any proof of payment to the county, I'm not sure if it's the county that needs to refund me, or if Service Link just kept the transfer tax money without refunding me ?
