The guy who checked us in was very nice, besides that the hotel itself was dirty and had a bad lingering smell. The first room we were assigned was a non smoking room which smelt terribly of cigarettes, I did ask for a new room which they did accommodate. The second room wasn’t much better but the smell was slightly more faint. I suffer from a migraine condition which makes me extremely sensitive to smells. I’ve had a constant migraine since checking in from the smell. Tub is also extremely slippery, I slipped and reinjured a previous injury. I definitely won’t be staying again

I find it very disheartening that this hotel will not allow a school van to pick up & drop off students because they said that they don't want to be liable. LIABLE FOR WHAT??? Kids getting on a van to go to school and come back to their temporary home? if that's the case Then the policy should NOT allow school age children to stay at their private property hotels and take the money from the parents/ adults that are staying there to provide temporary shelter for their family. This should be stated in the beginning to the customers and school districts so that they do not stay there or recommend staying there. This is very discriminating because what is the difference between a limo, a bus chartering a team, a wedding or any number of any other vehicle's but not a club wagon or van that can transport students to school to get their education. This business really NEED to REEVALUATE their policy!

Cockroaches in the first room on floor P room 40 and then relocated to 1st floor room 143 where ceiling was falling apart, rust all over bathroom ceiling and light fixtures, make-shift patch job in shower, crust on walls, and who knows what kinds of stains everywhere. Manager nowhere to be found and no offer for any kind of refund.
Rooms: Dirty and run down.

The room was not in the best shape and also a connecting room. Was moved to a new room, which was supposed to be nin smoking, and it stunk like cigarettes, and there were flies in it. I got a refund and went to Spark by Marriott.
Rooms: Out dated and smelled like cigarettes.

It is nothing special, so manage your expectations, but it got the job done for me so overall a decent value. I stayed here twice while in between apartments. The service at the front desk was good, the room was cleaned upon arrival, but sheets and towels did not seem the cleanest with some stains and they do not do daily cleaning so don't expect that. The first room had a couple beetle bugs that I had to take care of and the shower curtain didn't seal very well to the walls. The second room smelled slightly of cigarettes I think but I got used to it. The stairwell and elevators definitely smelled of cigarettes. Wifi didn't seem to work on my first stay, but second stay was better. Basic cable package with like 50 channels. Was a bit noisy late at night and early in the morning, but with white noise on my phone I was able to adjust. water pressure was good but temperature seemed to vary more than you might hope. Bed was comfy enough. AC, fridge/freezer, microwave all worked fine. Plenty of parking so you can get close to whatever door you want to use. Toilet was very stained in my second room.
Rooms: nothing special, but got the job done if you're not too particular and don't expect pristine towels/blankets.
Safety: As a man in my 30's I didn't mind it for the price, but I think most would feel this place is a bit sketchy and would not feel overly safe/comfortable. A lot of people just hanging around outside and in my second stay there was some police activity one morning which I have heard is not rare. I would not be able to recommend the place to anyone else for fear of putting them in danger. I also kind of feared someone might break into my car, but no one did, but it is just that kind of place.
Walkability: can walk to some things like wawa, Ron's, White Dog Cafe
Food and drinks: I didn't eat/drink here, but wanted to note that their bar/restaurant is only open some nights, maybe Thur-Sat, not sure.
Noteworthy details: the gym is pretty bad and very old. the lowest dumbell weights they have is 25lbs and I get the sense anything less was stolen but idk that. there is one very old bike that doesn't really work too well. one treadmill that is old and buttons don't work right but you can use it some. one elliptical i didn't try. there was a bug in there one day too. pool was closed so i didn't try.

There is no way the "reviews" about the place being "the best" of anything are accurate. It was the most disgusting, filthy hotel I have ever stayed at. We had no other choice but to stay here as no other hotels in the area had any availability. When we walked into our room, the toilet was filthy. There were NO TOWELS in our room and when we inquired at the desk, we were told "they were out". How does a hotel run out of towels? The elevator was filthy dirty. There was dust on the furniture. I doubt the place has been vaccuumed this year.
Clearly the health department needs to come and close this filthy place down until they clean it up.

I stayed at Exton Inn and Suites for just a few hours overnight, and overall, the room was nice and clean. However, in the morning, I found out that the breakfast, which I assumed was complimentary, actually wasn’t. There wasn’t a clear sign, and I wish they had someone at the door to let guests know, especially for those of us who have to wake up early and might miss the sign. I wouldn’t have gotten breakfast if I knew it wasn’t free. Aside from that, the hotel itself looks very nice. I might consider trying it again when I have more time to stay longer

Very nice hotel for the money, the rooms are always clean, and if I have any issues they always address them immediately, Raj and Vyshu are the best host, they both are very helpful and patient. For the price you can't beat it
