Very nice community to live in. It is well maintained and pet friendly. Apartments are decent with many desirable features. Location is excellent. Stores are close by and so is the Chester Valley Trail. Maintenance techs are friendly, professional and promptly get the job done. The leasing employees are always helpful and welcoming. If you should be lucky enough to have neighbors (above or below you) that are in the same stage of life as you are, then living here can be a WONDERFUL experience!

This property is in the heart of KOP and it’s quiet, reserved, peaceful and a beautiful property. My apartment is amazing, beautiful and there is never any issues! Also the staff is so helpful and their maintenance team takes such good care of the property. Always so clean!

This has been a long and complicated job... trying to find a leak in kitchen. Carl did an amazing job !!!!! efficient, professional, respectful of me and my unit, always cleans up after his work.Couldn't ask for a better maintenance tech. Should get 10 stars.

My husband and I were at Abrams in KOP for two years. We left November 2022 and have not heard a word from Abrams. We now (8 months later) have received a collection notice for a bill of $46.00, stating if we do not pay within 10 days our credit will be effected and all 3 bureaus will be notified of this debt. We had multiple problems while we were there including our dryer breaking and not being repaired for over a month (we took our clothes to the laundromat for this month), our dishwasher not turning on (which maintenance told us to reset the breaker each time it didn't work so we didn't have to call them out), and we had mold grow on our ceiling. We were in contact withAlexandra Eisenlohr as we moved out in November and sent multiple emails asking what we were responsible for. At no point before the July 2023 email did she email us to let us know we had a balance on our account nor did we receive a call from anyone at Abrams. The first notice we are receiving is the collection email for the $46.00. This and all the other problems we had during our two years have left the worst taste in my mouth. I would strongly advise against anyone living in these complexes. Morgan Properties does not care about their apartments or their tenants.

We moved in to Abrams Run two weeks ago. And so far it has been a pleasant experience. The staff are very nice and the neighbors seem very nice as well.

I haven't even been here a week but I'm absolutely loving it here. The rooms are so spacious and the upgrades have been done very well. I love being on the ground floor so I can take my dog right out, we both love it. Maintenance has been VERY good and friendly, I'm very impressed with EVERYONE here!!! I can't wait to ride their bikes they supply and walk. Very convenient to everything! I hope I'm here for a very long time!!!

Definitely one of the better apartments I’ve lived in but not without its issues. We did have a lot of maintenance issues over the year that I was there. Things were broken when we got there and kept breaking.My building was also far from the dumpsters which was a pain. There needed to be one in between the 800 and 1000 buildings. After living in Philly for a few years though, this was a decent place for a year out of the city.By the way, I was charged for water the month after I moved out. You guys going to refund me that $75?Lol, renting is so much fun.

I lived here 4 years and happily moved out to give someone else our money. Our first 2.5 years were fine, aside from management taking forever to get back to you and our "luxury apartment" not being super luxurious. But, overall I was very happy here! The last year and a half we had obnoxious neighbors move in under us and management did nothing about it. Screaming at each other, throwing parties at 2am (start time) on weeknights, never picking up their dogs crap, and blasting their music at all hours so loudly it made our walls & floors shake. Management and maintenance were well aware, were equally annoyed by the situation, and kept telling us they would address the situation but it was never addressed. Turns out there is not a noise ordinance in their lease agreement. We moved out due to an unstable environment for working from home as well as being pregnant and knowing our baby would never get sleep living with neighbors like that. Good luck to anyone thinking about moving into the 800 building.

If people are running or playing in the second floor apartments, then the first floor people has to deal with those loud noises. since almost a year the management failed to resolve the noise issue we had, because of this we gave the notice last week that we are vacating in 30 days. there is a huge early termination fee and its been two weeks I got proper response about my questions regarding termination and guess what the 30 day's clock only ticks in after you pay the early termination fee even though we give early notice and they don't respond to emails, calls, questions.There is only one email ID and phone number and you keep spinning in the loop without proper escalation or higher contact to communicate. there is area property manager which you can escalate to but guess what it is only through that one email. what ever questions we ask the people in the leasing office. the answer is : I understand, but its not in my hands, sorry, we do not have the authority to answer or make that decision. and we can't keep you in touch with the higher level or management who can answer .since 2020 there is only one maintenance person who is managing multiple apartments in king of Prussia area and so if you have a maintenance request, there is a long wait. They keep increasing rent drastically and now there is additional amenity fee for the zero amenities they provide (this fee is on top of the monthly trash, water etc). don't even get to how the apartments are inside. the dishwasher never worked and the water from kitchen sink keeps oozing out of dishwater. there are bugs and spiders who are your frequent visitors.They won't let you move to a different apartment either. saying there has to be life changing event to move to a different apartment and hearing noise from neighbors is part of apartment living

very bad experiences and now vacating in pain.1. No responses from leasing office what so ever through email or phone. They Never get back to you.2. They recently added amenities fee of 70$ per month and no response when we asked for explination. Recently found out from our neighbors that they included free wifi.3. We made various complaints about the neighbors on the top floor making disturbances from dribbling basketball since the starting of the year 2022 till now we have no resolution. We got mixed responses from leasing office, few worked with us to resolve the issue and few told us to live with it or call cops on them. It's frustrated to wake up in the middle of the night.4. They used to charge extra from our auto payment setup but no response when asked.5. No maintenance issues were addressed on time, from past 3 years we get same response as they are short in staff.6. Very disappointed not recommend anyone to this community. you won’t be having any peace of mind regarding Facility, Poor management, terrible maintenance, incompetent Leasing stuff and incompetent managers.I would like to post some of the funny and ridiculous email responses from leasing office about all these experiences.ABSOLUTE MESS HERE !

I had recently moved into Abrams Run on Bill Smith Blvd, and I can tell you firsthand that it’s been nothing short of a disaster. I moved in June 21st and have been plagued with maintenance issues from a drain filled with GLASS (yes, you read that right) that grew MAGGOTS to a broken central air system and a ruined fridge. The community leaders put almost no emphasis on rapidly solving your concerns. Nothing but empty promises of “higher priority” and “we’ll review it”. They even did a “pre inspection” in which they said all these facilities were in “working order”. The apartment was essentially uninhabitable until I fought for it to not be.I regret the day I signed my leasing agreement more each time I call and no one answers at the local office. I’ve given them a 1-star in hope that they will resolve these issues with haste, but past precedent shows they will not.To Abrams Run, DO BETTER, or go out of business. You’re wasting our time.
