I have lived here going on 3 years. The current staff and property manager are very kind. They hosted a puppy/dog swim after the pool closed for the season which honestly was a very very nice thing to do. They staff go over and beyond to make residents happy. The community itself is quiet even with college students living here. I would highly recommend living here. Close to Exton Mall, Close to Giant food market, CVS pharmacy as well as Malvern train station. There is even a bus stop that is at the entrance of the complex which will take you to King Of Prussia Mall or West Chester University. This is walking distance from Immaculata University. Has a pool, workout room, grills, a beautiful sitting area with a firepit. The property is kept very clean and tidy.

The staff members are very respectful since Luis became the supervisor for manttence things have gotten significantly better in the community I love it alot.

I like the gym, it has most of the needed stuff. I like some of the other amenities as well, like the dog park and pool. The maintenance staff is helpful and knowledgeable.

After 4 months of living here, I can confidently give my building, apartment, and the complex 5 stars —it’s clean, modern, and has everything I need. The management is responsive, the neighbors are friendly, and the location is GREAT. Highly recommend for anyone looking for a comfortable and well-maintained place to call home!

I have lived here for almost three years and the maintenance staff as been nothing but amazing. Jeff and Mark are always willing to help out and fix any problems I have almost immediately. Nick, C'ana, and Lauren were so helpful when I needed help accessing my resident portal. Everyone is so kind around the community.

I came into the leasing office to ask about touring an open unit and Nick took me on one right away! He was extremely nice and informative. At the end I had no questions since he had covered it all. I didn’t feel like he was trying to pressure me into signing everything he just have a very objective and thoughtful tour. Thank you Nick!

This leasing office is a complete joke. They are rude, lazy, and have zero respect for tenants. Maintenance takes forever (if it even happens), and the staff treats you like you’re a problem just for asking basic questions.
The final straw? They robbed me of part of my security deposit with bogus, unexplained charges. I left the place spotless, and they still came up with “expenses” just to squeeze more money out of me. Total scam.
Save yourself the headache. These people are greedy, incompetent, and downright shady. Rent literally anywhere else.
In short , they suck.

The entire community is well-maintained and feels safe. Really it's a breath of fresh air everything is conveniently near by and if something breaks down it gets fixed in a day or so.
I don't have much to complain about feels good to live in a place that cares a lot about it's tenants thanks Eagle Rock.

The maintenance manager Luis Lugardo has been doing a great job at keeping the apartments in great condition. Hes also very helpful when you need him. It's a great community to move to. Close to West Chester which is a fun area to explore. Definitely worth it if you want a city feel without being directly in it.

Can't say a bad thing about this place! The maintenance team in particular have been so accommodating. Everyone is always so nice, especially Luis the Maintenance Manager! Anytime I ever need anything or run into him he is super helpful and nice! My issues (not that I had many) are always fixed in a timely manner too. Big shout out to all the hard working people there.

I recently toured Eagle Rock Apartments at Malvern, and I was beyond impressed — not just with the beautiful property, but with the incredible service I received from Lauren. She was knowledgeable and took the time to answer all my questions. Lauren made sure I fully understood all of the amenities, floor plans and pricing options. If you’re considering making Eagle Rock your next home, definitely ask for Lauren!
