Be very careful before leasing here. If you ever have to break the lease—even due to an emergency—they will charge you 3 months’ rent as a penalty. No flexibility or empathy.
There are several other serious issues:
• Trash collection happens only once a week and costs $60/month, which is essentially $15 per pickup—completely unreasonable.
• The admin office is not supportive or helpful at all.
• When we moved in, the house was not cleaned properly—we found a lot of dog hair and dust under the stove, which required a maintenance ticket to get cleaned.
• Out of our $1650 security deposit, they deducted $400 for cleaning, even though we received the house in a dirty condition.
• We spotted snakes near the homes, especially around the creek area.
• During hot summer weeks, the HVAC system broke down and it took them two full weeks to fix it—we had to suffer through the heat.
• Maintenance staff enter the house without permission and with footwear on, even when explicitly instructed not to in the service request.
• There was also a serious electricity billing mistake—I was assigned the admin office’s house number and they were assigned mine. Even after identifying the issue, they pushed me to do all the follow-up with the electricity provider to correct the addresses and settle the account—they took no responsibility.
The only positive about this place is that it’s close to Walmart. But with all these problems, that’s not nearly enough to recommend living here.

good luck getting your security deposit it back. charged us for a garage opener that we were never given and a hole in the carpet that was never disclosed to us.

Great and peaceful place to live and lots of nature and fun activities around in the area. My kids love the park and pool, and the Georgetown office employees are really kind. The only problem is the high rent. 😅

This is a great place to live. Office people are very friendly and helpful.Location is awesome!My wife and I are happy that we moved here.I highly recommend Georgetown Crossing if you are looking for a nice place with decent rent prices.

I would not rent from again and would not recommend. The townhouses are dated, tiny and have antiquated amenities. Insulation is poor (hello higher energy bills and/or freezing cold nights). They started to raise the rent annually to exorbitant amounts despite doing the bare minimum. They increased mine an extra $200 for a new lease which would have cost me $1750 despite not offering a single improvement, doing the bare minimum on repairs, and myself being a loyal tenant for almost 10 years, always paying on time (or pre-paying a few months early), keeping the place neat, and a quiet presence. If you are a longer term tenant they seem to view you as a loser rather than showing any willingness to work with you-negotiate for updates, reduce the drastic rent increases, etc. Thankfully I got out and never looked back. They threaten retaliation (to evict you) if you nag too much (civilly and politely mind you) about certain repairs or reasonable maintenance requests that are in the lease and have always been with other leases I have had! Only 2 stars because the maintenance employees were generally nice, friendly and did what they could within their scope to help, and the front desk office workers were always nice. The corporation is another story and I am trying to advocate with state and local representatives to investigate the price gouging and many other underhanded practices this company does and to advocate for tenants. AVOID.

As a former tenant, I expected a fair and comfortable living environment, but unfortunately, my experience has been far from satisfactory. Triple Crown Corporation's consistent and unwarranted rent increases have left me feeling frustrated and financially burdened. The sudden escalation in rental costs without any significant improvements or valid justifications is simply disgusting. In addition to the unjust rent increases, Triple Crown Corporation has neglected to address the issue of outdated appliances in the rental unit hey charging A PREMIUM. These appliances were clearly outdated, inefficient, and do not meet the basic standards one would expect in a modern living space especially with the recent exorbitant renewal increases (my final one was over 10% had I stayed). Living with appliances that frequently malfunction or are simply ineffective has greatly inconvenienced me and impacted my quality of life and was making my energy bills spike despite responsible usage. I sincerely hope that Triple Crown Corporation takes this review as an opportunity to reflect upon their practices and improve the living conditions for their tenants. Thankfully I've heard new housing is being built in the area and surrounding which Should bring Back competition. I've moved on to the other coast but my friends that are still living there certainly deserve better than these corporate shills offer and deman.

Worst possible rental experience, renters beware!!!!! There contracts lock you in even if you notify office of moving out places have the cheapest appliances possible workers go in your home when your not there, horrible management horrible place to live

We didn’t even make it past the application process. We toured a townhouse (over an hour) and was told to apply and put a 200 dollar hold and it would be ours. We were mid-applying, then was texted by the leasing agent that we were not getting the unit because they had to give it to the folks on the waitlist. It would’ve been nice if Ally, the leasing agent,said that from the beginning, so I wouldn’t have wasted my time. I’m glad this happened, because it shows that the folks who run this property are clearly overworked, understaffed and incompetent. I know this because Ally said they’re short staffed and she’s overwhelmed and exhausted. Good luck to the waitlist folks, hope your experience isn’t as unprofessional as ours. Thanks for wasting my time.
