Last month I purchased a property and until now we can't move in that house coz still there are renters who don't want to leave the place.Benjamin Clark (listing agent) was playing hide and seek and very uncooperative with me and my agent to help us dealing with a problem which is NOT my problem from the start! I'm really mad coz we might end up homeless this coming month because of these greedy people who are just after the commissions and never care if the buyer has a place to live or deal with the problem with the house that they are selling.All I ever want is a place to live but this Benjamin Clark turned that into a nightmare and we are left hanging and probably homeless next month dealing with a problem which is NOT my problem at all!

I'm going to try and be as thorough as possible.
Desantis took over our property in July 2024. We had already been tenants at the current property for 2 years with another property company and were excited to have a new company that had good reviews because our last one had very poor communication skills. We have been disappointed once again.
While the office ladies are very nice to talk to and try to solve issues if they can (this means looking at our lease, putting notes into our file, or answering questions) there must be ZERO communication between the rest of the office.
We actually were even unaware that desantis took over our property until 1.) I solely got an email that I needed to log into their tenant portal. (I live with my fiancé, so he should have gotten an email too but you'll see why he didn't) 2.) A contractor showed up on the 4th of July believing that both units were empty.
We wanted the bottom unit. We have been playing phone tag with the previous company trying to figure out when we can move down there. Desantis tells us we would have to use their application and go through that process and maybe get it. They would let us know when it was on market. They didn't, we start looking for a place to move because we don't like being lied to.
Next, we were on a month to month lease with our previous company. We never signed a new lease with desantis. They never gave us the option. We get a text that we have to sign up for their pet FIDO score. It is 30 dollars per pet just to sign up. Can be up to 100 a pet, 50 at least a month. We already pay a pet fee, have the pets in our lease, had an agreement with the owner that our pets were a set amount a month. We said we weren't doing that, per our lease. The property manager Judy texts us back "your lease is expired, this is a requirement. Have a Great day!!" So I call the office and I ask about it and they still do not give me the option to A.) Sign a new lease or B.) 90 days to move out (per usual landlord tenant law)
My fiancé calls the office later. I then get a text asking WHO ALL LIVES IN THE HOUSE. It''s on the lease. I do inform her though. My fiancé, myself and our 3 year old. The next day I get an email that we are in violation of the lease. They say my fiancé is not on the renters insurance and I either have to add him or pay an extra fee a month. He's already on the renters insurance. Has been for 2 years. Check, another document they didn't even LOOK at. It's on the front page.
Next issue. We were required to pay water, sewage and trash. They were not in our name, they are in the property management companies name and the owners name. We never got a bill in the years we lived here. They would be added directly to our portal and it would be super randomly. So when we got a delinquency notice in Septmeber we were shocked and confused. We pay our bills. The previous company had over 500 in prepayments that desantis told us the owner had. My fiance called. We were told they would take care of it, they were changing banks, it was confusion. This month we get a water termination notice. Desantis once again lied. I called the office and Donna told me she would look into it. I get an email that "per your lease you are required to pay water" Oh so the lease only works when it's convenient for you guys, got it. But also, WE CANNOT PAY A BILL WE DONT GET GUYS!!!! I don't know how they are with tenants they pick, but being thrown into the company and forgotten until they remember some way they can milk cash from us is AWFUL.
Update: Judy contacted us about the above and has fixed what they can and explained what they couldn't. We are content with that.

Wounderful!! I viewed a rental and fell in love with it Leah was so sweet and an amazing person ,she had the application sent to me ASAP, it was nice to know she was on it I would like to Add !!! I got the apartment I viewed ,Leah was off sick however Judy worked with me to get my deposit and what not dwn and got my lease to me ,Judy is absolutely Amazing!!
