While it started off with a location my partner and I were excited about - turned into an unfortunate situation. There is a woman who goes by "T" who's name is Theresa, showed us the location. While we were being shown the location and really happy with what we were looking at, we were vocalizing our excitement and how our application was already in and we were ready to sign. She told us she'd check first thing the next day and update us if we needed anything additional.
Long story short - we then got an approval email, which we were extremely excited about. We then followed up after the weekend to get dates to move in - which is when we were met with T's issue. While we were viewing the place, she mentioned a mistake she made in a prior situation, of accidentally "approving" someone and saying they have the location. Turns out, she did it again, to us.
Apparently she was meaning to approve the 1 applicant before us and ended up approving both of us. It was extremely disappointing to be met with that, and considering my partner and I have the boxes checked in terms of background check, etc, to have that taken away under the incompetence of an employee is horrible. I understand humans make mistakes, but her lack of accountability and this poor system that's clearly in place leads me to believe it will happen again until either she is taught this system again, let go, or a new system is in place.

Rented with them for almost a year after they took over our property 2 months into our lease. Tried scamming me out of $50 for a bounced check, despite my lease agreement stating a $25 fee for any bounced check. Their attitude changed real quick when i showed them that part of the lease, however it took them 3 months to fix it on the web portal. Multiple other online portal/money issues with them. They lack clear and concise communication, often defaulting to "I'll let my manager know about that," to which I never get a call back for. Shady people.

I have been trying to find an apartment for over 2 months and had the viewing for one of the properties and then get an email last second saying cancelled. That's all it said. That's real nice and helpful. Next message me earlier so I don't waste my time.

GPRES was excellent to work with over the 3 years they managed my property. They care about providing a valuable service to their clients and the tenants also have felt very positive towards them. I felt that my property was in great hands and would certainly work with them in the future. Highly recommend.

I have rented with GPRES for the past year and only have good things to say. They made renting very easy as a first time tenant. Their online access to paying rent and making service requests is simple and efficient. Anyone in management I spoke to was respectful and kind!For example, I had a water tank go bad. I put a service ticket in that day (online). The next day the tank was replaced. Sad to say that most rental companies are not this quick or caring but they get things done!

Purchased our first REI in Pitt. PA in July of last year, and hired GPRES to do the PM, since then we have added 3 more properties to the portfolio and GPRES is managing every one. We needed to have some work done on a few properties and being an out of town investor I relied on Sadie and Nikky from GPRES and they did not disappoint, they were on top of it ever step of the way and the work was completed quickly and reasonably priced. If you're looking for a PM to manage your investments, I wouldn't look any further, GPRES is the company to use.

In re maintenance/Patrick Yaconis: did an excellent job repairing some badly damaged plaster and repainting. Got the job done quickly and cleaned up well. I would recommend Mr. Yaconis' services.

Property Owners - DO NOT use this company for property management! Using them as your property management company requires more time than managing it yourself. I was fooled by the couple positive reviews they have and made a huge mistake that cost me significant time, money, and unnecessary stress. They are very responsive at the beginning when they are getting you to sign the contract. Once they actually start managing the property they become profoundly opaque, unresponsive, and painful to work with.
In my case, they were very helpful in recovering the property from a difficult tenant after they vacated. After that high point, it was all extremely down hill. They did a lot of work to the property but wouldn't explain how much time they spent, their hourly rate, or what they bought to do the work. It took MANY emails and hours of my time to review their multiple confusing bills (often for the same work) to understand and audit what they actually did. Even worse, they neglected to list the property for over two weeks after possession and took almost 6 weeks to rent it causing me months of vacancy loss. In the 14 years I've owned it I've never had it un-rented for more than a week. The only way I could get them to finally rent it was to offer a 1st month rent incentive out of my pocket which they neglected to even add to the advertisements. Save your time, save your money, and engage another property management company or do it yourself. GPRES just can't get the job done.

My husband and I really enjoyed our time living in a GPRES rental property. While we had a few issues with our heating system, the maintenance team was typically prompt in coming to take care of the issue. They were also understanding about the inconvenience it caused for us and agreed to not raise our rent the second year because of it. They also allowed us to provide our own lawn maintenance in exchange for some money off the rent, and let us have a dog with no size restrictions or additional monthly rent. We would definitely recommend them as landlords!

I have a rental property, which is a townhouse in a good school district, with GPRES since 2018. GPRES provides good and efficient work for property management. My property is well advertised and rented out with qualified tenants quickly for two years. The online management system for GPRES is very convenient for owners to keep on track and it improves the efficiency for communication. GPRES has very good understanding of Pittsburgh local housing and renting market. GPRES does a good job in all the fixing according to the tenants' reporting and all the calculation, thus, it is also very good for owners living in distances. As I believe, there are owners all over US, even world, enjoying working with GPRES.
