John is a gem of a person and is highly knowledgeable about this space. I am looking for builders to build a house in 2023 and he politely mentioned that they are booked up for the season (I am not surprised). However he went above and beyond in explaining ins and outs of building in poconos, financing, cost, laws and more.I am not so much more confident about going into building a home in pocono after speaking with John. I wish him nothing but the best and wish we could partner with another project sometime in the future.Service: Consultation

We used Liberty Homes to build a house between March 2021 and April 2022. When writing this review, I considered things that mattered to me most: Honesty / Integrity, Quality, Speed and Communication.Preamble: A very long lasting project is bound to have issues that come up, if you don't think so... you just have never been involved in a long-term project.My rating for Liberty Homes is 5. My True rating is 4.5 (let me explain)Honesty - Through out my dealing, I fond John / Frank to be honest and honorable in their practices... This is super important. There is no way you can get everything captured on paper, so integrity goes a long way! We signed the contract prior to wood prices tripling in price and supply chain issues. NOT once has anyone approached to express dismay or ask for additional funds or anything else like that... And I know that the project was more $$$ then they initially anticipated.Quality - I must say, I am super impressed with the quality of work. This is NOT my first rodeo, I have done several construction projects and have seen good and the bad. The quality of work that they produce is simply excellent. I personally observed and spoke to many workers on the project... As an example the trim guy, who did wood panels all around the great room, took such care and devotion I was floored... but this goes for mostly every one that I have met working on the home.Speed - I just want to state that this was during COVID and shortage of workers / supply chain issues etc. But the project definitely got delayed way way over my initial expectations. I think that was unfortunate, and I am not entirely sure how much could have been prevented given the circumstances. I give them the benefit of the doubt, given the entire industry was suffering from similar issues at this time.Communication - I think overall communication was great. Anytime I need to speak to Frank or John they always made themselves available. And though we have 1 or 2 tense moments, both parties always exercised control and common sense navigating the conversation. Bernadette was always there for you with any issues and to help up e.g. filing for shed permits, helping with paint selection etc. She takes the brunt of complaints, so be NICE to her! it will pay off! The only think that I think can use a HUGE improvement is for the team to work on better managing expectations. If I was to lower the rating, it would be for this reason. Any project must have a project / plan and timeline and when not able to stick to it... it is as simple as "We were planning on working on X next week, it won't happen, but we are looking to make it happen by Y)" I found myself chasing the team for updates at times... I get they are busy... but can be easily avoided. If I was to lower the rating, it would only be due to this point.Overall, this is an amazing team that prides itself on quality! And I WOULD work with them again, should the opportunity present itself.Service: Custom home design

Liberty is fantastic. They delivered our home on time through the COVID-19 shutdowns and rescued us from our small NYC apartment. Quite frankly it was remarkable...On top of that we tasked them with a very challenging lot that was adjacent to federally protected wetlands and water features. It was not a problem for John, Frank, and the rest of the liberty team.All in all they were a pleasure to deal with, and are so knowledgeable about the entire process, we cannot wait to build another spec home with them. (Unfortunately we’re going to have to!). We Would also recommend them to close friends and family without even thinking about it.Thank you Liberty!Services: Garage design & building

Best builder. We built a liberty model customizing it with another floor. Best house we have ever built. We don't live there anymore but our daughter is looking to build unfortunately she is too far away for Liberty to build.

I spoke to a gentleman this morning to ask a few questions about possibly building with Liberty Homes. He was extremely rude! It was an effort for him to answer questions. I wished him a better day and hung up. Would not even consider them as a potential to build our home.

I spoke to a friend who had his house built by liberty homes a few years back. He told me that he hired a home inspector to observe the work that was in progress. He reported that liberty used a lower rated insulation in the cathedral ceilings. My friend brought that observation to the attention of Liberty. Liberty fixed it by removing all the sheet rock and replaced the insulation. They then told my friend that the inspector was no longer allowed on the premises. What does that tell you?

The bad gut wrenching experience . We built a sunroom addition with them, altogether close to $ 60K project. After 4 and a half months of failures ,and a month of attempts to finish interior painting we had to stop it. Majority of reviews on line seems to be monitored and filtered by the company owners.Looks like Yelp is the only real one. This "builders " flooded my basement, forgot to attach the new construction to the main house, had to redo the roof completely , and the list goes on. What is more- they tried to blame their subcontractors mistakes on us , and make us to pay for them. Pls, don't forget to save the tiniest e-mails , and make pictures of everything. That alone saved me almost $1500. The insulation boards under the sunroom-expensive ones- were not installed. We noticed that because we kept finding insulation all over our lot. All the Pocono Lake Preserve critters will have well insulated nests this winter. I can go on forever. So to make long story short nothing, and I mean nothing has been done correctly from the first time. A lot of damage to the property, and probably few grands out of our pocket to patch landscaping. And... 10 year of advertised warranty miraculously became 1 year on additions. We were told to address that with their salesperson. This is a company with questionable ethics, that basically has no workers of their own. They hire whoever is available today, and it is rarely professional workforce. No supervisor on site ever. And after I asked their plumber/electrician for the license- after hot water was gushing in my crawl space for 48 hours- he evaporated from the property and we have never seen him again.

They do not stand behind their product. While building the house they were nice to work with. However, once they have built your house they sever ties and don't come back to fix things. So much for customer focus and craftsmanship of their product. You would hope they would honor their work if something legitimately didn't last the expected lifetime. But they don't and that really bothers me. Too many times they just walked away saying that it wasn't their problem and were not fixing it.

Let me tell you, I can't say enough for the entire Liberty Homes staff. From finding me the right plot of land, securing it, to the custom build. Together we took one of over 20 standard beautiful designs, with up front pricing, not one of those "you can afford 1500. a month with a hidden price cookie cutter homes" made some major changes to fit our needs, including a in law suite, and from clearing the land to moving in, they were right on target of 5 months. It would have been 4 months, but they started Dec 2nd and ran thru a bit of weather, we moved in late May. From Entire Team Liberty Homes has, Peter, John, Bernadette, MaryLee, Frank, Roy, and all the tradesmen, you have made our dreams a reality. I just can't say enough. If anyone has a few hours, have Liberty put us together, I can go on and on. Plus, their tradesmen didn't mind me walking in on them several times a week to take pictures, and I made an entire book of it in stages, and made modifications as the build went on. Thanks Again!
