DO NOT STAY HERE! Leasing office is horrible. Apartments are honestly NASTY. Beware, they use vacant apartments as shelter for OLD furniture that attracts pest all over multiple units. They will deny deny deny & do nothing to fix the problem. Maintenance is awful, does not really fix anything that is sustainable. Water is ALWAYS off for multiple hours of the day. Specifically, STACEY AND DARLENE are horrible workers, highly incompetent, and lacks the ability to properly assist their tenants. STEER CLEAR. I will definitely never return - thankful that i’ve been out of this place…

This place was great place to live and work before it sold when it was private owned by Stephen barkin it was beautifully landscaped by maintenance now they got rid of a lot of the trees and bushes that gave it the great look it was known for very disappointing on what has happened to this place

Hey Continental Real Estate, I know Water is covered in rent but it'd be the bare minimum of basic human decency to let your tenants know when you're going to shut off water for THE WHOLE COMPLEX, before you do it.UPDATE FOR 2022: Tenants do not have control of the heating in their own apartments, my entire place is 50 degrees in the middle of a winter storm. This place is old and overpriced like the rest of the state college. I absolutely hated paying for my rent via check because there was no online portal. The apartments though are HUGE and the hardwood flooring is beautiful. Everyone complimented it. My biggest gripe was having to pay more for two air conditioners. Having just one in the living room never EVER cooled the bedroom. The staff was fine to work with and the maintenance people were lightning fast. Sometimes I'd call and they would come in literally 15 minutes. They were also very sweet and personable. Especially the two that always came to my place (sorry forget their names but they were super sweet to my dog). The moving out procedure was absolutely fine and I saw no bogus charges on my deposit. I was actually very pleased with the whole moving out situation. Overall, I'd live there again but the price really should be less because it's so dated.

Great place for the price. Office staff and maintenance were always friendly and helpful. Bus stop is right outside with service from the R and RC lines. The buildings are fairly old so things break occasionally, but maintenance was always quick to get things taken care of. My only advice in hindsight is to invest in a portable AC unit for your room. The window units in my 2-bedroom floorplan didn't do a very good job and drove our electric bill through the roof.

The only negative thing about this place is how thin the floors are. You will consistently hear your downstairs and upstairs neighbor's TV and hear them walking around. A solid place to live if you have considerate neighbors.Everything else was fantastic. The leasing office workers are very kind and polite. Maintenance is handled extremely fast. Plenty of parking. You will get a quality experience for the price.

I lived here for a year and half and enjoyed my time living here. The leasing office are courteous and maintenance does a good job to fix any problems ASAP. The grounds are well kept. Quiet community. Honest company. I’d recommend Lion’s Gate to anyone in need of an apartment!

Very poor experience, maintenance guys are all good but office ladies are rude. I never wrote any negative comments in anywhere before but I cannot stand this community. Room is very old and always broken, pipe issues, wall issues, even the water leaking in Christmas vacation. There are always worms come up to my carpet even I clean it every single day. I won't recommend anyone to rent this place unless you truly have no other choices.

My husband and I lived there for two years. We only moved because our son is going through some health stuff and we wanted to be closer to family for support. We enjoyed our time there. The office staff was always nice to us. Maintenance was amazing! A truly great group of people! We miss it!

My husband and I have lived in Lion’s Gate for two years. We had great experiences with the management staff and were very impressed with how promptly our maintenance requests were taken care of.We always felt like the office staff was straightforward and honest, and even in our move out have had the same experience with carpet issues, cleaning questions, etc.The apartments are large and my only negative experience, which is avoidable by living on the third floor, is that the wood floors make a lot of noise for the lower-level apartments. Just something to be aware of if you plan to rent here. It’s not a problem unless your upstairs neighbors have large dogs or wear heavy shoes.Laundry facilities were well-maintained and clean, and accept credit card so you don’t have to worry about quarters.Lastly, the grounds are well kept and there is a lot of area to walk around in. We would suggest these apartments to anyone looking for something in this neighborhood that’s reasonable for rent and pet-friendly.

I have to completely change my original review after living here for a year. And I'm moving out today so I don't need to worry about any trouble they might give me in the future. Avoid this place, and here is a lit of why: Their office stuff are rude, disrespectful, and yell at you when their words made no sense. Avoid the old woman with a glass. All she want to do is yell at you and make your life misery. They will try their best to eat your security deposit, as much as they could with various reasons they've imagined. We made the apt perfectly clean, without any damage, we moved out everything we had, trash, books, everything. Their reason was " The room is under a very messy condition" and charged us $150 for trash removal. Well I assume air count as trash to them. The room have paper wall. Yes, many old apartment have paper wall, but their wall seems to have a megaphone implanted. You can hear giant walking while your upstair neighbors walk, and hear dragon growls while your neighbors snoring. Your every movements shall be heard and so does everyone else'. They have very loud mowers work every week. They starts at 8:30ish and last all the way until noon. The mower walks right beside your window several times while you're in your dream. Every week. Ear plugs doesn't help unless you have a pair of those pilots are using. They don't have a laundry at site, and they are not allowing you to have a small one for yourself. They force you to do laundry in their laundry room, which charge you $5 each time for a medium load. You can squeeze bigger load into their washing machine but they won't be fully washed. So, $10-$15each week ($60/month) for laundry should also be counted into your rent. Additionally, be aware of homeless people wondering in the laundry room, masturbating and eating. Don't take the first floor. It's a half-basement room. It's extremely moist and smells like rotten vegetables. The houses are probably older than you, so please expect weird sounds, broken hydrant,blocked sewer, strange smell comes from nowhere, and broken outlets. They don't have in-sink disposer. Well I might he spoiled by the apartment I've previously lived in, but it's not convenient at all to grab everything in the sink and throw it to the trash bag. Also, while using the older-than-your-father hydrant, a tiny angel of its handle might bring you from volcanic burning hot to north-pole freezing cold. Good: The maintenance guys are friendly. They know what they are doing and usually fix things in a short period of time. Well it's another story when the thing is broken again few weeks later. The location is pretty well, 1min to the bus stop, 2min to Weis. They are pet friendly. With few hundred dollars more you can have your animal friends living with you. They provide you free internet worth $20/month. Usable for one or two, and doesn't have too much ping peaks. Well, overall, it's my worst decision to move to here. I'm just so dumb to move to such an annoying place while there are many better options. And I'm PAYING MORE.... just search on google, go to house fair, you'll see many other places with better houses, better locations and dam cheaper prices.

One of the lowest prices in town and it's higher quality than some more downtown expensive places. I think they try to accommodate as best they can and I honestly can't complain. We are paying for what we get and I think it's fair and there are no big problems

Revising my review to include some cons after having lived here over a year. The biggest issue is the insulation--it gets quite chilly in here as soon as the temperature drops below 40F. The heating system is radiant heat, and it runs along the walls on the exterior side of the apartments under the windows. It can be hard to tell if the heat is actually working, because of the insulation. The windows are huge--and old, and you can feel the cold on the walls under the windows and around the windows. Definitely have the maintenance department "plastic the windows" once you're well into winter. In addition to that there are issues with power outages, it basically turns all of your electronics off and back on. Obviously not good for your electronics and can be quite a drag, so save work often because they can happen 3-5 times a week, sometimes more.Other than that, still the best price for what you get and in relation to downtown State College. If you plan to stay a long time, you can renew your lease early and keep the same rental rate. Though there are no balconies there is ample space on the window sills for potted plants. There is plenty of green space and it is mostly quiet except for the thin walls and floors. Price is right and with cable/internet included (it adds $25 to your rent) it's even better. Kicking Comcast to the curb is such a relief. Contrary to some of the reviews here, for the price you pay the internet is not that bad. My husband and I are both gamers and will sometimes both be playing MMORPGS on the same connection. As long as you're not trying to download at the same time it's rarely an issue. Nice hardwood floors, kitchen smallish but all we need--and includes a gas range.

Overall, it was not too bad. For how much it cost, it's not worth it. The heat seemed like it was always on even though we had it on 50. With only having the A/C unit in the living room it was nearly impossible to get the bedroom cool. They have a nice area to walk your dog and I love how they had those wells with poop bags provided. Everyone was really nice to us. Though we did have a leak in our ceiling causing our paint to slide, which was not pleasant to see. After putting in a maintenance request they never came in to fix the paint. When they say basic cable they mean 10 channels and 3 don't work not even the weather channel and the internet sucks.
