The room was clean enough, however, there were several broken or unfinished items in our room. The sprinkler in the ceiling was just an open hole cut into the drywall and there was a lot of peeling paint in one of the corners. Also, the breakfast was not up to the standard that I'm used to at a Holiday Inn Express. The pancake machine was broken, there were not as many options available, and the coffee was completely out. All in all, I would probably not stay at this location again.

We booked over 10 days ago through a 3rd party. We arrived at the hotel after a long 9 hour drive only to be told they had no rooms left. There was another family in the same situation. I called the 3rd party for assistance, I complained to the front desk. They finally found as a room, which was not clean, not the room we paid for and one of the beds had clearly been slept in and not changed. The other bed we had to go get pillows and a comforter from the front desk. The room is dirty, was not well cleaned for sometime with the amount of dust. The garbage can has crap in it from the previous guests or staff.
Breakfast is subpar at best. Needless to say not a great experience.

Clean hotel nicely located. Easy visits to Newport and Providence, and easy highway access to Cape Cod.

Breakfast was good but the rooms was super dirty and the room carpets smell bad and also the beds are super small which that’s bad bad and what’s crazy is you pay a lot of money to stay on these hotels and their beds are small and the room is dirty if you guys fix this it would be a good hotel because you guys have good breakfast

I recently was here on July 5th 2025 with my 2 old son and wife as a family vacation… The location is great, the room WAS CLEAN staff is great, however upon leaving I was looking for my keys my child miss placed when I discovered what appears to be a crack pipe, screw driver and some other miscellaneous items underneath our mattress . In which my active 2 year old could easily have got his hand on these things!! The bathroom did have some chip paint, which was hidden with tape for some reason… I brought it up to the Receptionist lady and requested to speak to a manager but was only able to speak to the front end assistant and was offered a $100 refund towards the room.. it was paid for through a third party so there’s still currently a lot of back and fourth going on which still never got settled and it’s been weeks!! ALSO I was charged a security deposit for the room that was “forgotten” to be release and I still have not seen that appear in my Account it’s been 2 full weeks… hotel was great overall, this encounter is something that will for sure deter me from possibly visiting again…

Dirty ahhh hotel and isn’t maintained well, some of the places smell and the room that i got smells and the sheets are stained as well, only one elevator works and it’s dirty with coffee stain on the floor.

I’m a little torn on this one, we had a good and bad experience. The good: Rooms are clean. Ice cold A/C on those hot days. Staff was friendly. Great location with easy on/off the highway and kinda smack dab in the middle of everything we wanted to do. Day 1 I went out for breakfast a little early on Saturday, when the staff saw me waiting, the opened 5 min early. Last day, we came out late with like 5 min left, and the staff asked if we were done before they started to tear down. The bad: Pool was closed. Day 1 I noticed we didn’t have a do not disturb sign, so I went to the front desk to get one and they said they would leave a note for no service. We came back late and found that our room had not been serviced, and we now had a sign. Perfect. Day 2 we wanted service, took the sign down, and did not get it. Day 3 I stopped at the front desk to tell them I would like my room serviced and the soap in the shower was empty, came back late, no service, no soap, and none of our key cards worked, had to go get new ones because they thought we checked out, even though everything was still in the room. And finally, there are n fans in the bathroom so the humidity just sticks in there, and due to this, the ceiling in our shower showed water damage and cracking in the corners. Expected a little more for the high price we paid to stay compared to other holiday inns.

This place has a duplicate address showing in Google maps , almost 4 miles far from original. 4 universal blvd is the hotel facility but on Google maps 4 universal blvd brings you in different locations in woods.

Government travelers beware of this hotel. After having an Elite status due to my government travel for 18+ years, I arrived at this hotel to learn that they would not honor my state ID. I have always only needed that for reservations but they said they required paperwork. If they had notified me of this in advance, I could have complied. But, there was no way to do so at 8 pm. Therefore, their solution was to change my rate to an amount that would not be reimbursed. The rate for one of the nights was going to be literally 2.5 times the rate I had booked. The desk clerk was rude and said that she would just cancel my reservations if I wasn’t willing pay the extra. So, basically, it was a bait and switch scenario. (Upon further investigation, it appears that they probably overbooked and my late arrival meant my room had been given away. A very nice welcome to RI and to an IHG Elite member.)
Update: Response to manager-I was definitely told that I had to pay the extra charge amount or my reservation would be canceled. I was also not notified in advance that the paperwork was necessary. I literally have never been asked for paperwork in the 18+ years I have been traveling for business. I have only always presented my government ID. And, being told at check-in was much too late. A simple phone call or email ahead of time would have sufficed. When you are changing someone’s rate, especially so drastically, then you should warn them ahead of time. (And, if the hotel was not overbooked, why were there no rooms showing as available for your hotel when I searched for another reservation?)

Upon arrival not sure it’s even open for business. The place looks abandoned. We went in despite our questioning if it was open and the front desk receptionist was watching tv on her phone. It took her a few minutes to greet us because it was a good part of her show. Our rooms weren’t ready so she asked us to come back. We received a text hours later notifying us that our rooms were ready. The rooms were standard IHG rooms and appeared clean. The pillows were flat and beds very hard. The breakfast was the usual IHG promise, but the coffee was cold. Maybe you could ask the front desk staff their opinion as she was sitting down eating breakfast and the front desk phone was ringing nonstop. The only staff doing their job was the housekeeping staff. There is a Residence Inn across the street I would try there instead. We stay at IHG all the time and this place has missed the mark.

Sophia was AMAZING thank you girl!! Sat with me and helped me with my lashes after checking in! The hotel was clean and friendly!!!
