Really nice apartment with a great location! Close to nature and has a bike path and most of the major amenities. The management and maintenance staff are very friendly and responsive to requests and definitely take care of your needs. Lived here for a year and moved out because of my job but 10/10!

Out of this world service and courtesy. We did not like the first dish we ordered, Shrimp and Grits...just our personal taste. They went out of their way to satisfy us!! I have never experiened, ever, anywhere, such treatment.

Brick walls in a lot of the Apartments. Kind of small in some of the units. But the river walk is really nice. And the bridge to the walking path is cool if you like that. Pretty dog friendly. Mail room machine keeps mail safe. And a gym.

The day signing the lease and doing a walkthrough the sink was leaking and the handle broke off and had to be completely replaced. Upon further investigation the toilet was loose on the floor and maintenance said the entire flange was rotted out in the floor and not to use it. Attached is a video of the caulking and seams of the master shower, which are all broken and leaking water, and show signs of mold on the outside. So who knows what the inside of the walls look like. Keep in mind this was on move in day, after they had inspected the apartment and prepared it for a new tenant. I would never recommend such a poorly maintained and disgusting place to anyone, especially when it costs a home mortgage to live here. Not to mention being woken up by a sawzall at 7am on the wall outside your apartment while they conduct repairs to some pipes. And their answer to clean up was to tape trash bags over the hole in the hallway for the past few weeks.

Lived here for 5 years and have since moved out but finally getting around to leaving a review.Let's start with the positive.•You will feel safe in your apartment.•Electronic locks.on everything means only you can access your stuff•Alyssa and the Dereks were wonderful people.•Gym, mail room, trash room, common room all easily accessed at any time of day or night.NegativeBrookfield Properties took over and have basically treated the place like they are a slumlord. When I first moved in, if I had a maintenance issue with a piece of equipment it would get replaced. Towards the end my AC was busted for 2 years and I was told it was fixed (surprise: it wasn't). The rent started going up yearly by a few hundred dollars when there wasn't an effort to update the units that were being lived in, and instead unoccupied units were updated with new appliances to impress those moving in as well as constant updates to common areas like the kitchen on the main common area and I don't think I ever saw it used.They put in lockers for incoming packages and the delivery drivers rarely, if ever, actually brought the packages there. I stead they opted to leave them in areas accessible by anybody (including non-residents) and never enforced by staff. Packages left in these areas would not be moved to more secure areas and left until picked up or stolen.If your car was broken into the mill would not even review the security footage unless you called the police and filed a report. Even then, I don't think it was ever reviwed.I feel bad writing this review because the mill was once really ni e and while pricey, a great place to live where the owning company cared about their tenants. Ever since the switch over, it has just become another source of income for a company that really doesn't care whether tenants are happy or not,.as.long as they can.make asuch money as possible without having to put any significant money into the property

My boyfriend and I moved in at the peak of COVID and we couldn’t have been happier with our decision! Erica, Alyssa (the leasing agents) and the Dereks (maintenance guys) particularly, were not only extremely helpful in any issue we may have had, but also exceptional humans! The accommodations, the pool/common room on the first floor, the Blackstone River as our backyard and much more made this experience unforgettable! I definitely suggest getting a river facing apartment if you can. At one point, we did switch from a parking lot facing apartment to a river facing one and everyone was so helpful in the process! They did nothing but try to make our experience more comfortable. We chose to move because we are buying a house, otherwise we would stay for as long as we could have! They provide community events with food for holidays and more! I would definitely suggest the Ashton Mills, for anyone! Lots of dogs so if you’re not a dog person than keep that in mind but it was never really a problem, as far as cleanup, barking, etc. They provide dog parks with plastic bags for easy cleanup! Parking was never really a problem either! Plowing and property maintenance was well maintained too! It is a little pricey for a one bedroom but it was worth every penny in our eyes! Thank you for making this place easy to call our home for two years!

I genuinely wish I could give them more stars but I'm absolutely disgusted by the rent increase I received. For a 12 month lease for an apartment that isn't even updated there's 22% increase. I get that the market has become a competitive environment but that type of increase is absurd. Especially after expressing concerns about substantial rent increases to renew a lease. Oh and if I only sign a 7 month lease my rent ONLY increases by 15%. It's actually cheaper to move and pay for movers than it is to stay. This is truly disappointing. RENTER BEWARE!!! Oh and just clarify this is what I was told verbatim "oh I wouldn't worry the most rates increase from one year to the next is $50"

If your looking for poor management, and want to feel like your walking on eggshells to get your questions answered and even get in to view an apartment for the first time, check this place out! I've never experienced such a lack of not only customer service but personality from the leasing manager, Erica. I understand everyone's different, and people have different personalities but this woman is not helpful, doesn't want to help you, couldn't care less, and wants your money. Don't bother with this place. I just pulled out of a lease here. I will literally live anywhere else. I don't want to feel like I'm walking on eggshells with the property manager where I live. Ridiculous.

My experience living at the River Lofts was flawless. The mills are impeccably clean and maintained to perfection. There is no moldy smell as in other mills I've visited. I was in building A on the top floor and it was always super quiet with the exception of the scheduled train coming through daily (which was a startling surprise first time but you get used to it). The grounds outside are beautifully maintained and a wonderful setting for lounging or exercise. The gym is well outfitted and always clean, never crowded. Erica was the first person I met on the team and she was right away entirely accommodating to my needs and requests. Erica was professional, knowledgeable, helpful, and very responsive to any request or question. Alyssa is also on the leasing team (also fabulous!) and the two of them resolved any issue that came up. I had a problem with a leaking toilet tank, faulty A/C, and a lost key situation. These annoying things inevitably happen but they were all handled immediately (even though it was all after business hours). Derek leads maintenance and along with Vanessa, Alyssa, and Erica, I was never left on my own during these problems--the team would always respond immediately and resolve! My one negative comment is there is not enough parking in the lot close to the building for all residents, so often I would need to park on the other side of the train track in the visitor lot. It's a longer walk that I did not enjoy after coming home at night but it doesn't seem like there's much to be done to change that. I've read complaints on other reviews regarding cars being towed and security deposits not fully returned but as I read them, I recall being informed of ALL of these and other warnings upon lease signing and if you follow the rules there shouldn't be a problem. The rules are the reason this place was so great to live in--without them, careless people would ruin the lovely setting. With their very flexible lease terms, I highly recommend this living complex to anyone needing a place to land for a short time or long term living.

I have never been so ready for a lease to end. The property is beautiful and I love the proximity to the bike trail, but our experience here has been atrocious. Packages get stolen fairly regularly despite the Parcel Pending lockers, smells from your neighbors constantly waft in, and (aside from Derek on the maintenance team), you can pretty much assume if you need help, you’ll get a wrong answer. It’s honestly such a shame how poorly the property is managed given its potential.
