Maybe we got the one bad room at the Inn, but you should avoid room 103 at all costs! No balcony (we were informed of this during the reservation) but was not told that there is no balcony because the parking lot is right outside your windows as is the loud road traffic noise! Outside the room's lightweight door is the elevator and the check-in desk where you will hear all kinds of loud conversations/greetings and even the owner on a loud speakerphone at 10PM. We had planned on staying three nights but could not sleep due to the noise so we checked out the next morning and cut our vacation short. While the charges for the two cancelled nights were reversed, we did get charged over $350 for the worst night in a room we have ever experienced. Didn't even get to experience the breakfast! Google shows that it opens at 7AM, but it doesnt actually open until 8AM. Not sure about other rooms, but this room had absolutely zero USB ports. Fortunately, we travel with charging blocks.

Very dirty atmosphere. My room was dirty. Bugs and spider webs on porch my friends and i couldnt even enjoy it. The room was hot dont think the air conditioning was working. Very overpriced and not worth what we spent. Not happy.

Very dissapointed in our stay. I paid Leeza $1100 cash for 2 nights and there was no a/c in the room the whole time. Ive asked 3 times if it can be turned on and nothing was done. The pillows are flat and uncomfortable. Stains on the bed, shower curtains and the room was still dirty. Very over priced for what was given in return and i feel like i was robbed. We will not be staying here again.

I haven’t actually stayed here yet but I still feel like this lovely inn and its ownership deserve a positive review from me. I booked a stay over the phone more than a month prior to when I was supposed to stay here for one night, amidst other single-evening New England stops on a road trip. Six weeks later, I was in Providence checking for confirmation of our Newport lodging spot, and could not find email or credit card confirmation. Stupidly forgetting the conversation I’d had over the phone with the owner weeks prior, I assumed that I had been scatterbrained and not actually booked where I meant to, then panic-booked a last-minute spot elsewhere in Newport for the evening. Come 6 o’clock I received a lovely voicemail from the owner asking what time she should expect us, and upon hearing her recognizable accent over the voicemail I immediately realized the error that I’d made. I called and she was incredibly kind - understanding and forgiving of my mistake. Ultimately, I would have loved to stay there and feel very dumb about how things transpired, but so grateful for how she helped to handle it. We will certainly be booking at the Sea Breeze (and making a specific note to self that we did so if we do so over the phone) in future years!

One of the best places I have ever stayed. The rooms are updated clean and comfortable.
The restaurant serves an amazing breakfast and the lunch is Greek which is equally phenomenal.
Yiayia and her husband are the owners and they are the kindest most genuine people you have ever met. They went above and beyond for our stay to make sure we were comfortable. You would not get this type of vibe from any other place.
Mikayla also needs a shout out. She is one of the servers at the cafe. She is awesome. She was kind and thoughtful.
1000% can not go wrong with booking this Inn. Would come back again and again.

First off I would like to say the hosts Telly & Leeza were very warm, welcoming and accommodating. The location is perfect, very close to Newport away from the crowds and hustle and bustle of the night life. The room was clean, and bright with a water view. A homemade breakfast was included with your stay. Highly recommend The Seabreeze Inn.

We booked a room at the family owned Sea Breeze Inn in Middletown for three nights and had a great experience! The owners are very nice and always around if you need anything, including advise about the surrounding area.
The building was in excellent condition and the grounds/room were very clean and neat. Price was very reasonable. If we ever go back to Rhode Island, we wouldn't hesitate to stay again. Highly recommended!

We stayed here overnight, and it wasn't bad, but it also wasn't great. Our room was pretty small and was cold all night. I couldn't figure out the hvac remote control. The actual heater is on the wall up towards the ceiling, and it never really sounded like it was working. I would change the temperature on the wall mounted remote, but the room stayed cold. I went down to the front desk, and no one was there. They had shut the lights off and left. I didn't know if they were onsite or if they actually left the property. They did leave a note that if we needed anything, we could call them. I didn't bother calling the number, so I just went back up to my room. The road noise outside was pretty bad, and we heard every car that passed by, which made it tough to sleep. The location was definitely not the greatest. We did have the made to order breakfast, but the menu was pretty limited to mainly just breakfast sandwiches. We had hoped for a better experience as this was our first time in Newport, and honestly, we should have stayed more towards Bowen's Wharf because that area is more what we were looking for.

This inn was so special. We only stayed for one night and in that short period of time felt so welcomed and so at home. The property and the inn itself are absolutely beautiful and completely updated. The room was spacious, clean and had everything we needed. The breakfast was delicious and Telly and Leeza were so friendly and accommodating. We can’t wait to return for a longer weekend!

Stayed here for 3 nights while visiting the gilded age mansions, wildlife refuge and other local sights. Excellent location, room was spacious and modern. Breakfast was great! Inn keepers are so nice and take pride in their inn. Overall a wonderful experience ✨️

We ate there for breakfast and it was outstanding. Everything we had there was wonderful. The restaurant was very clean and well kept. The owner was so very nice and had an extremely warm personality and was very welcoming.
She also showed us a room at their motel. It was very clean and well decorated and had plenty of room. The next time we are in Providence Rhode Island we will be staying there. The breakfast was complimentary if u stay at their motel. I haven’t found a complimentary breakfast as great as this one.

My wife and I decided to head to Newport to celebrate our anniversary. Having looked at many different places to stay directly in Newport and the nightly rates being quotes, it just didn't make sense. During my research, I came across The Sea Breeze Inn. After reading the reviews and looking at the location, I decided to reach out a book a room. I called and spoke to Leeza (Owner) the morning we were leaving and she was very accommodating. All she asked for was my name, cell number and approximate time we would arrive. She didn't ask for CC or any deposit. She did call me later in the morning to confirm again we would be arriving later that day. Once we arrived, we were greeted by Leeza, given our room key and the check-in process was easy. Rooms were very clean, having a small balcony was nice and location was perfect. 5 minute walk to Easton beach, 10 minute walk to the start of the Cliff Walk, 10 minute drive to Newport Vineyards and only 5 minute drive into Newport and the wharf area. We are already talking about coming back next summer and staying here again.
As an added bonus, breakfast was included with a nice selection of different options. I highly recommend this Inn if you want a quite place to stay and close to everything.

We had a wonderful time at The Sea Breeze Inn! Our room was spacious and the bed was quite comfortable. Leeza, our host, made a fantastic breakfast for us completely from scratch. Everyone here was very friendly and attentive. We’ll be sure to stay here the next time we are in Newport!
