This is a historic place. The staff is incredibly friendly. Ruth is especially nice. We'd definitely recommend this place to anyone looking for a quiet getaway in a beautiful spot.

I did a last minute booking through Airbnb due to out of town family that would be staying in Newport, RI. The location is good, only 1.5 miles from Newport. Due to a Folk Festival in town and being a last minute booking, I accepted the fact I was probably paying double the amount of what one night would normally cost. The day of my check-in I get a text that the room I originally booked was not going to be available because that person staying there needed another night. So I was asked to switch my room which I agreed upon. Turns out I was downsized from a Superior King room to a Deluxe Queen room at no price difference. Upon check out I realized they did not credit me the adjustment of downsizing my room as a courtesy to them even though it was because of their accommodation to another guest which inconvenienced me. I was charged more than double for my stay as compared to the regular going rate. I could have chosen to decline the downgrade considering I do live fairly close but my family was in town and I wanted to support local businesses.Second, breakfast is scheduled and posted to be between 8-10am and upon arriving at 8am there was no hot breakfast prepared for guests. I was expecting maybe some bacon and eggs to say the least, especially with the cost to stay the night in a room I didn't even want. The only thing available was a continental breakfast-English muffins, croissants, muffins, toast, and a Keurig for coffee. I asked a few other guests in the dining area about it and they said I can ask the kitchen to make me something and they were there the previous breakfast which the kitchen made food when there were more people there to eat it. I ate my English muffin and maybe 10 min later watched another guest come down and had to ask the kitchen to prepare her something for breakfast! The home itself is nice and cozy. Location is great. I just didn't have the best personal experience.

The house was absolutely stunning and the room and bathroom were perfect for what we needed. Plenty of space and nicely appointed. It was incredibly easy to check-in, and the management staff was so kind and genuine. The owner stopped by in the morning to check in on the guests during breakfast and shared interesting history of the house and the Newport area. We couldn't have asked for a more welcoming and relaxing stay. We will most certainly return! A gem in Newport!

Amazing B&B, staff was super friendly. Information about how to access the building and room was provided promptly, wifi was unfortunately not working. Door knobs didn't really work and the windows had plastic covering them so it gave a creepy vibe but in the daylight it was nice. Showers got nice and hot; along with the heaters in the room so the room and the bathroom were very toasty. Bed was comfortable and had different option pillows available depending on soft to firm.

Just wrapped up a weekend at Villa 120 and cannot say enough positive things. I booked the entire home out for my wedding weekend - to house the bridal party - and we had an amazing stay. Wendi and Jim were incredibly accommodating and responsive throughout and made us feel 100% at home. The home itself also served as a beautiful backdrop for photos while the bridesmaids got ready and our first look. Thank you to everyone at Villa 120 for an amazing wedding weekend.

We had a room on the 3rd floor which back in the day would have been servant quarters. We walk in to our room and my daughter says, "What the...this is so cool!" So much room in the room. A small seating living room along with a beautiful bed area. The room had air conditioning that you can regulate along with a fireplace that you could also regulate. We did not use the fireplace because it's summer. The first day there was a breakfast of bacon and eggs. The second day breakfast was more continental with croissants and bagels. The staff was very friendly. The house is gorgeous. A nice step back in time. I will definitely return.

Only stayed 1 night but it's a nice place. Big room, bed was comfortable. Hoped for more from the breakfast even knowing it was continental. Not too far from the wharf area and free on site parking is a nice perk.

Very disappointed in our two-night stay 8/5-8/7 as part of a wedding party that I'm told reserved all the guest rooms at Villa 120 this past weekend. My son/daughter-in-law and I had two of the rooms (second and third floor). The Villa website had noted "AC available in all rooms" which turned out to be relatively old wall units that were noisy and not very effective. My daughter-in-law had to go home for the second night as she had trouble breathing and got no sleep the prior night. All the power in one other guest room in fact shut down completely at 2AM the first night and was not back on until after morning breakfast...so those folks enjoyed no sleep in a hot dark stale room. The Villa website also referenced "Air conditioning in public areas" and that was not the case. There was one large fan set up inside the main door and the hallways/stairwells were hotter than all heck, The online photos of a front room sitting area and a formal dining room on the first floor were very inviting to potential guests but were not open/the doors were shut and there was no air circulation in those areas anyway, and a second sitting area on the first floor had the pictured furniture replaced with a makeshift breakfast buffet table with a relatively ineffective a/c floor model with vent hose hooked up thru nearby window. Certainly not what was advertised nor were we expecting for $500 X a 2 rooms X 2 nights. I will say that the staff was very affable but the Villa 120 is not a place I will be revisiting.

My daughter and I stayed 2 nights in June and we were thoroughly impressed from the time we walked in. The house reminded us of Scarlet’s in Gone With the Wind. There is plenty of parking and the property has plenty of privacy, yet is near everything in Newport. James, the concierge, was super helpful and very knowledgeable. He saved us a lot of time in researching. We didn’t want to leave…it was very comfortable. We highly recommend this B&B.

The 1st floor is dim and dusky during the night, when I was in the dining room for meal, the owner turned off the chandelier lights in front of me, this was rude and unprofessional.Their room prices changed significantly lower at the night...

I reserved the rooms at the Villa 120 and put a deposit down about a year prior to my wedding weekend, which is taking place in the fall of 2022. We had been working with the Villa 120 for months on using the property for other events throughout the weekend. The owner brashly calls and cancels our stay from the inn 6 months before the wedding, claiming \\\"it was sold.\\\" We are unsure if this is the truth or if they got a better offer and decided to boot us. There was no courtesy of a conversation or discussion, or an apology. What we received instead, was an unprofessional and rude phone call with little to no explanation. The owner stated our reservations were not being honored, leaving us completely speechless. We are now forced to lose deposits with other vendors for the additional events we had planned throughout the weekend. We are truly disappointed and extremely upset by how this was handled. The owner operates this inn without professionalism, no courtesy for clients, does not honor booked reservations or agreements and has no ethics when it comes to business practices. I have worked in the hotel and hospitality industry for years, and never would I, as a sales person, or my ownership company, have behaved in such a despicable way toward our clients. Tread lightly - you may get a call from the owner a few months out from your event weekend booting you, only to be left scrambling to replan your entire weekend! We made the huge mistake of trusting them. I would advise anyone looking to stay here for their wedding or any other event, to choose another venue, hotel or inn that is reputable and operates their business with higher standards. Stay far away from the Villa 120!
