Excellent location. Staff were all super pleasant and helpful. Rooms were a fine size for the price as well. Took two stars off for the comfort of the bed. My wife and myself both did not sleep well with the extra firm mattress and flat pillows. I would most likely stay here again because the location and value are perfect, especially for a single night, but the beds for sure could use an update.

Avoid room 9! The door to the bathroom is so far off that it can in no way close all the way until they resize it! Can be a little stressful since it's connected to the small room, so if you enjoy privacy and have 2 staying, this room is NOT for you, either. Location is fantastic though, so I would up the rating if not the room bathroom door issue, so call before booking to see if they fixed it and you care about that.

Pleasantly surprised! Clean building, quiet (was on the 3rd floor), AC, private bath. Small fridge and microwave in room. I dearly miss the Surf Hotel and have stayed a few different places since its closing. I believe I found my new yearly spot. Thanks for a great stay!

Just stayed here last night. Haven’t been to the block since 2016. First time staying at the Water Street Inn, and it was great! Clean, great location, walking distance from all the shops and restaurants. Very reasonable price, too!

On the positive side, the Water Street Inn is steps from the ferry, check-in at Harborside was easy, room was ready earlier than the 3:00 time. We stayed on the 3rd floor and were prepared for the stairs. The door to the room did not fully close and it took some jiggling to get in fully locked, no extra security lock inside the door. The room has a small refrigerator which needed cleaning and defrosting, a microwave and coffee maker. 2 hairdryers were in the room and a small mesh bag with complimentary lotion, shampoo and conditioner with 1 very small bar of soap. We had to go to the Harborside to get another bar. The room is small, 1 window, with a very noisy floor air conditioner vented through the window and a noisy ceiling fan. The sheets were scratchy, very poor TV reception and really no surface area, such as a small bureau, to place most used belongings. The bathroom is incredibly small, opening the door blocks the sink/mirror. If you close the door to the bathroom, the temp. and humidity increase making hair and makeup a challenge. Adequate accommodations for a quick beach getaway if nothings else is available but difficult to justify paying top dollar for this room.

I made a reservation at blockislandreservations.com and paid in full. Unfortunately an accident prevented me from making the trip as scheduled. After studying the terms of the reservation, I realized that the reservation, though non-refundable, was changeable subject to a change fee. I called for a change, and the lady on the phone claimed it was not changeable. I had to send over through email a screenshot of the booking page showing the terms, and the lady changed her story and claimed the ”no-change policy” was in a “reminder” email sent after the reservation, which I never received. After some back and forth, the lady had to reluctantly admit the “no-change policy” did not exist at the time of making the reservation. Though the fact was finally clear, the lady showed no intention to resolve the issue in a constructive manner: the only thing she suggested was that I sue in court. While preparing to escalate this for a resolution, I am sharing the experience so that you understand the type of host you will deal with when booking at blockislandreservations.com.

Have stayed here a few times and always loved it! Rooms are super clean. Hotel staff is very helpful and accommodating. Being right downtown is so convenient and this place is priced better than most plus there's AC.

Nice little spot right in the middle of town with walking distance to anywhere near town and directly across from the ferry in Old Harbor. Clean, nice toiletries, nice towels and sheets. Downsides; very noisy front street and bar below and children jumping off the bed at 7am. Other wise, beautiful ocean view from
