Upon arrival, we we're upgraded both from a Queen room to a King room as well as from an included continental breakfast to a full breakfast.The room, the old and creaky, was clean and the bed was comfortable.The inn was just 3 blocks from Thames street where the majority of the food and shops were.Easton's Beach and the start to the Cliff Walk was a mile away.We had a great trip and should we return, we would stay here again.Rooms: Our room was clean and the bed was comfortable. Private bath and shower.Walkability: Restaurants, a movie theater, a playhouse, souvenir and boutique shopping.. all within walking distance.Food & drinks: Several full service restaurants within walking distance

Have nothing nice to say about the room, no air conditioning, no fan no nothing. I have never seen such a tiny room in my entire stay at any hotel or bed or breakfast. Do not stay here you will be sorely

I was proposing to my girlfriend on Memorial Day weekend of 2021. Paid a good amount for 2 nights. Owner offered to “upgrade me” because the room was too small for 2 people.I grew up in the area…. The place he wanted to “upgrade” me to was a room in a motel in Middletown! ….. so he was moving us from a room in a colonial house in downtown Newport to a motel that’s technically in another town (near 2nd Beach) and saying it was an upgrade. No mention was ever made to the fact that this “upgrade” was not on property at the same location.When I realized what was happening and called him out the owner then offered us another bed and breakfast style room in Newport at an under-construction property. Given we were now less than 24 hours out from a holiday weekend (Memorial Day weekend) and busy season in Newport, we decided to take what we could get. To add insult to injury the owner then had the audacity to suggest we should pay more for this “better” room he had provided us with.We never got any real compensation and my proposal night was ruined because of this owner. Do yourself a favor and don’t stay here.

The owner was great. I had a medical emergency that put me in the hospital, and he offered me and my friends a discounted rate on our rooms for another night.Walkability: You could walk to the wharf and all the shopping in about 5 minutes. Great location.

The guy managing the place was awesome. Very friendly and made sure we had everything we needed. Room in general and especially the bed was comfortable. Coffee was great too! Better than some of the cafes around. We enjoyed our stay!

I really felt ripped off here. I spent more than $600 for two nights here. There was paint peeling from the ceiling and bathroom wasn’t in great shape. If this place was $100/night I wouldn’t have been uncomfortable. The staff was very nice, friendly and cheerful

I never received an email confirmation and that should have been the first clue that this whole operation was unorganized, haphazard and not very customer service friendly ultimately. I left my stay a very unsatisfied customer. The rooms were old and run down and definitely disappointing based on the pictures on the website.We had a suite that included a kitchen but the fridge and many of the kitchen components didn't work and there were not plates or cups or cutterly. The table had literally 1 chair with it- how very odd. Several lights and electrical outlets didn't work, the carpet and tile is dirty and stained. Breakfast was lackluster and parking was hard to come by. I am not usually this critical, but please heed this warning.Rick, the innkeeper, was very nice but things seemed to change several times and were not always as they seemed. I made a reservation to sleep 7 and it turned out to only be able to sleep 6 and his solution was to charge me more and still have adults sleeping on the floor and sharing rooms with a glass door to the bathroom- it was absurd and totally unacceptable. He made offers he couldn't keep and after so many of our exchanges, I no longer trust a word he said. BewareAnd this is all for like 500-600 dollars per night at a place that is not even worth half that. It's not charming and quaint, it's old, dirty, broken, and a bit of a sham. It is downtown and walkable but besides that, it is a total waste of money. I wanted so much to like it, but am leaving very disappointed and unhappy and would NOT recommend this to others traveling with groups, with kids, or with older parents or family.

Our reservation was canceled the morning of our stay. The hotel owner was rude and deceptive—he called to ask about our time of arrival and license plate/parking information, then he tried to convince us that we would be happier staying at another hotel in a nearby town that had a larger room. When we refused to transfer to another hotel, he finally said that Melville House was over booked and that if we showed up, there would be no room for us to stay in. We were left on our own to make a same-day reservation during a busy summer weekend in Newport. Don't book with Melville House if you want a stress-free, guaranteed hotel reservation.

We booked one of the last rooms available at short notice and during the yearly boat show so rooms were precious. Rick, the manager, says we were the first Oklahoma peeps to stay at his place and even upgraded our room. Bed was comfortable and bath nice. Had a battery problem with a new car the next morning and Rick helped us out. He does it all! Left too early for breakfast but it smelled great!!

Rick the owner went "above and beyond" to my our stay pleasant and comfortable. The location was in the heart of Newport and walkable to nearby by restaurants, shops, etc. The room was clean, bed was comfortable and bathroom was large and clean. Breakfast was delicious. Our experience was great.

This property has 2-3 different inns I believe, and some inns are nicer than others. Melville was the older, less updated property, and the others looked nicer with more amenities. However, I paid the same price as the other buildings (did a quick search) and it seemed a little shady they were charging the same rate for completely different experiences. It also seemed strange the owner asked me (before arriving) "if I was happy with my room selection". I replied by asking if there was an option, and he went on to say no, "but I was getting a great rate and the room is a little older than others." For the record, $300/night for a BASIC room is not a "great rate" in my opinion, but that's supply and demand for you. It stings, however, when you feel like you've been taken advantage of.Nonetheless, the property and room are nice, but also old. If you're looking to stay at a spot that has a look and feel of the old days, this is it, but it will be pleasant. There is central air, but you can not control the temp or air, so if it's very hot, the room temp is what it is, and good luck if you're a hot sleeper like me. There's a corner store open late around the corner where you can buy a bag of ice to sleep with.There is no TV in room 1, and the internet did not work well for the first day. They fixed it quickly when I brought to their attention the next day, but it stinks to not have TV or internet in a town whose cell signal isn't great anyway (I have Verizon). Bathroom is tiny in room 1 (perhaps 3ft x 4ft), but we were warned of that, and were able to manage. HOWEVER, if you're bigger, you wont fit in shower, which was perhaps 2ft x 2ft. The shower also had a crack in the floor that was covered with white tape, and you sink into the crack a little when you step on it. There is also no fridge in the room, but there is one in the common room on the first floor.Overall, nice spot, but keep expectations in check, especially if they're charging high rates because of demand.

My partner and I booked a one-night stay at Melville House through Expedia the weekend of the Newport Jazz Festival. An hour before driving to Newport, we received a misleading call from the owner George asking us what time we planned to arrive at Melville House and what our license plate number was for parking purposes--only for him to tell us that Melville House actually had no availability for us due to overbooking and he had given our room to someone else. When we asked him why he had requested our license plate number if he didn't have a room for us, he rudely replied that since we had a car, we could book at another hotel with same-day availability--in another town 20 minutes away. We had chosen Melville House specifically for the downtown location, within walking distance to the ferry for the festival. Due to George's last-minute cancellation, we had to scramble to find another hotel downtown with availability for that night. After 3 hours on the phone with Expedia customer service, at which point we had already arrived in Newport, we finally got another hotel booked in town--with no thanks to the owner of Melville House. Thankfully, the fifth Expedia customer service rep we spoke to agreed to cover the $400 difference in cost to make a same-day reservation during a busy summer weekend in Newport.Long story short - you are NOT guaranteed a room at Melville House even if you have a confirmed booking at that location. If you want to avoid a last-minute hotel cancellation, tricks from the hotel owner, and hours of stressful calls during your vacation in Newport, book with any hotel but Melville House. Other website reviews will tell you the same.

Walls as thin as paper, so we could hear *everything* from the neighboring room. Though this room was billed as having a private bathroom, the bathroom was actually down the hall and accessible to anybody coming by. We had to carry our belongings to and from the bathroom, and couldn't leave anything in there since it wasn't private (not locked). There was a used bath towel hanging in there upon arrival, so I find it unlikely that the bathroom was thoroughly cleaned between guests. The toilet paper was left sitting on back of toilet since there was nothing for it to hang on, and they only provided bar soap and conditioner (no lotion or shampoo). Bed was thin and uncomfortable. Parking in back is free, but very tight for the number of vehicles. On the bright side, the owner was friendly and knowledgeable, and the location was very convenient for walking around. Just wish it had been more private and comfortable.
