AMAZING. If we return to Newport, I hope we can get a room here again. Very old-school house, so don't expect serious tech amenities, but they definitely do their best. It is charming, the rooms are decorated beautifully, the roof deck is amazing- really worth a stay. The only complaint I have is the lack of ventilation in the bathroom- a steamy shower can be a problem when there isn't a vent or window that opens.If TV is a big deal to you, maybe ask for a room with a larger one. We didn't use the one in our room but it might have been a challenge to view from the bed if we had. Breakfast was lovely- continental, but better than the usual chain version. Service was great. Location was amazing.Walkability: Close to many restaurants, shopping, a couple mansions, museums, library, ocean views- all in walking distance.Food & drinks: Breakfast- above average for a hotel continental breakfast. Many options, charming atmosphere.

This inn is a good value for the area and is close to shops and restaurants. The parking is tight, so you may want to make sure to get a small rental car. We had the double queen room, which was adequate in size. The room could use another mirror, and the bathroom has limited space to put your toiletries. Also, towel racks or hooks were absent. We found that just a few inexpensive additions like this would really help! The beds were comfortable and I slept very well with all the waking during the day. Loved the chocolate chip cookies and delicious coffee daily.

This was a really cute, 1850s bed and breakfast that was perfectly located a couple blocks off downtown. Not for people who like the amenities you'll find in hotels (like my wife), but my daughters and I liked it. Nice, clean rooms, and the suites have separate rooms with the bathrooms in between. Window units have to work overtime to keep the rooms cool in July, but it does the trick. Wonderful 3rd floor deck to hang out on, free breakfast in the basement that is nothing to write home about. Staff was hit or miss...a couple of them acted like you'd just crashed their yacht in the harbor when you spoke to them, but maybe that's because I'm used to nice, friendly people, being from TX. Coulda been a cultural thing. Best part was yummy chocolate chip cookies they keep available to you.

the perfect inn for our stay in newport! it's perfectly located to quickly walk to town. we stayed in room 3, which had two rooms adjoined by a bathroom. it was perfect for a family and conveniently on the first floor. the roof had a great seating area, and yummy hot breakfast was served daily in the basement.

Loved our stay at this inviting & cozy historic inn. Feels more like staying in a home. Both Meg & Alesia at the front desk are very friendly & helpful. Rooms are clean & comfortable. Bee Kind products including soap, shampoo, body wash & lotion are available in baskets in your bathroom. Daily breakfast is much more than continental includes hot oatmeal & toppings, variety of yogurts, hard boiled eggs, toast, bagels, muffins, waffles, croissants, variety of cereals, OJ, fruit, coffee, tea. Appreciate they have almond milk. Daily fresh baked chocolate chip cookies & outstanding variety of teas available from Harney & Sons in the afternoon Refrigerator & microwave available downstairs to store food. Outdoor roof garden patio is a lovely treat. Walkable to downtown. Free trolley to Mansions & Cliff Walk stops right outside the front door. Free parking in back is a huge plus.

Amazing place. We were in town for the Oyster Fest and The Ocean Race. This was a very comfortable place to stay had an excellent breakfast selection and was right in town and could walk to everything. We will be back!

Everything was excellent during our stay. Our room was spacious and comfortable, everything was neat and clean, and we had plenty of towels, soaps, etc. The staff was very friendly and welcoming. The location was perfect, with on-site parking included. We parked at check-in on Friday and didnt touch our car until we left Monday morning. The wharfs and stores/restaurant/beach areas were walkable and/or accessible by free trolley. The breakfast was a pleasant surprise, as we were expecting a simple/very basic “free continental breakfast.” They provided an assortment of cereals, bagels/muffins, hard-boiled eggs, yogurts, hot oatmeal, juices and of course coffee, which turned out to be a great way to start each day. The lobby area also provided free coffee in the afternoons, plus there was free wine-tasting Friday and Saturday evenings. The rooftop patio was a great spot to enjoy a drink before a night out or to finish off a fun day/night. We will definitely be coming back!

We enjoyed our stay. Helpful staff, clean comfortable room. Not fancy but quaint and historic. Staff very helpful. Great location. Parking is a huge plus!

stayed in Carriage House and there were so. Many. Bugs.... Everywhere. Mostly centipedes with a few spiders and ants thrown in for good measure. Staff acted like we were being dramatic when we told them. Parking situation is bad

Beautiful little inn in Newport, near the Touro synagogue. The atmosphere was very welcoming and employees were friendly. They have complimentary breakfast as well as free coffee, tea and chocolate chip cookies in the afternoon.

This quaint B&B was the ideal choice for my 2 night stay in Newport with my mother. If you are looking for a cookie cutter chain motel, this location is not for you. This home has history and has kept it's historical charm. We stayed in Room #3, the 2 room "Superior Queen Suite." It was perfect! There are stairs to all levels, including steep stairs to the breakfast area that could pose difficulty for some, but my mother managed quite well.Highlights of this location:Great (QUIET) location, within walking distance of Thames St. and the HarborCozy breakfast area that provided the basicsVery friendly staffCoffee/Tea/Cookies available during the day and eveningOn-site parkingRooftop DeckMANY historical home c1600s in the neighborhood. Don’t do it. Just because rooms are scarce in Newport, don’t fall into the trap. I’m guessing most guests are non-repeats. Gouge you on price, shotty rooms, unkept, not very clean. Note: Spraying Lysol doesn’t equate to clean. Rattling room ac unit, parking is a pain. Parking lot too small so they double park cars, then you need to leave your keys so hotel staff can jockey cars around. The only nice part was breakfast, lovely person making and managing breakfast area.

Great location in Newport. Everything is a short walk, Plus there is a free bus around town which stops right outside the door and brings you everywhere in town, for free. We stayed in the carriage house in #18 and liked it. I would return and request the same room. Parking can be a little crowded, but it is manageable. There is zero chance of getting parking on the street. The breakfast is really nice. The place is a great atmosphere, and I would highly recommend.

This place is kind of a mixed bag. It’s old, of course. It’s not handicapped accessible in any way. Breakfast is down steep, narrow stairs. Even rooms on first floor are up several steps from street. Old furniture. Bathroom was very small. Breakfast was nice. There was a girl across the hall from us who was drunk or high and she screamed and cackled for a good part of the night in a New Jersey accent. There is no staff on site overnight but we could have called a phone number for assistance. The parking would prevent me from returning. The staff were fine. There were a few seedy people around the place too. We sat on the front porch for a bit and a young girl - early 20s maybe came along with some older man who looked like not someone to hang out with. She stumbled up the steps as if drunk or something. It was kind of depressing. I notice that even though Newport is beautiful - like all places - it has a seedy, non-family ish side for sure. I don’t know if I’d stay in town again.

The B&B was great. It was great, clean and spacious. The only reason why I am giving 3 stars is due to the staff, specifically Laura. I am Hispanic (Mexican). It seemed to bother Laura quite a bit. She gave me the hardest time with parking although there were not other cars around and I explained to her I was leaving right away, I clearly realized what the underlying issue was. I am huge fan of Newport. Come here monthly with friends and family. I will make sure to pick another location moving forward.
