The new management under Ty is amazing. The rooms are nice and the location is great for classes. Thayer Street can be a little loud at night though.

Location is perfect for school and the first floor has a very nice place to study/hang out. Ty and all staff are very attentive and listen to all our concerns. I honeslty appreciate their efforts to help every tenant. Everyweek there are meetings where you can directly address any issue you may have. No place is perfect but they sincerely try to make this place your new "home".

My experience here has been great, the amenities are really nice with in-unit laundry, a gym, and really nice common/study areas. The units are large and it's location is super convenient for Brown students as it is in the middle of campus. The staff is very friendly and accommodating.

Based on the reviews, I believe that this apartment complex was better managed two years ago. However, over the past two years, service and maintenance have gotten progressively worse. When my daughter moved into her apartment, it had not been cleaned and we had to request cleaning service three times before someone was sent. Over the course of the year, the building has lost hot water for weeks at a time, my daughter's air conditioning didn't work for most of the summer, and the light fixtures in the kitchen haven't worked for months. She has put in service orders and I have called, but to no avail. It is nearly impossible to get anyone on the phone. Do not ignore the growing number of 1 ratings-they reflect the quality of this apartment complex and the standard of living you will experience if you live at 257 Thayer.While it took approximately two weeks, 257 Thayer staff addressed all the issues with my daughter's unit. I hope that this is a turning point for the organization, and that all tenants benefit as a result.

I’ve moved out for nearly 2 months, only got one email asking me to pay cleaning fee, which is nearly $260 :)I sent many emails to ask how to get my deposit back, they didn’t respond any of them.Oh, by the way, I moved in at August 23 and they asked me to pay the full month rent fee for August :)

I was a tenant last year (2022- 2023) and the reviews here basically summarized my experience at 257. There was no hot water for 2 weeks during finals. If you live on the first floor near the lounge or fire pit area, you will hear EVERYTHING. One time they didn't notify me that people were going to come into the apartment to do maintenance and I woke up to find two men in the living room. However, there is a new manager Ty now. She is super nice and she seems like she is doing a way BETTER job than Jason (previous manager).

I lived in this apartment for 2 years and I always like this place. The location is excellent for students when everything is just a few minutes' walk away. Ready furnishing and separate lease has saved me a lot of hassle, and the maintenance is also timely. Rooms facing Thayer and Brook Street can be noisy thanks to the roaring motorcycles, but it's also a unique experience to stay in the lively Thayer Street.I used to have to deal with an overcharging and rude manager which took me a lot of time to argue before avoiding extra unreasonable charge. I'm glad he left no long after and managers changed several times during my stay here. Luckily the new manager is very nice and responsive.I've often found the study room and club room great places to stay. It depends on luck whether you will encounter management troubles, while for the facility and convenience I'll say this apartment in general could be the first choice for new coming students.

I was a tenant last year (2022-2023), but have since moved to a new apartment and cannot be happier. Please save yourself the hassle, and do not live at 257 Thayer; the management is horrendous.1) There is insufficient hot water in the building. I bought a personal thermometer to record the temperature of the water, and there were times it peaked at 85 degrees Fahrenheit. While Rhode Island does not publicly state the minimum hot water required for landlords to deliver, Massachusetts law states landlords must provide hot water of at least 110 degrees Fahrenheit. The water at 257 Thayer feels borderline cold in the winter. For all prospective tenants, please keep this in mind before signing a lease.2) There was no hot water for over a week in December 2022 - one of the coldest months in Rhode Island. Management said that technicians were "working diligently" over winter break to make repairs, but this was simply not true. I walked by the room where the water boilers in the apartment were stored several times, and there was never a technician on site. I believe management just said technicians were currently working on it to absolve themselves of any responsibility.3) In February 2023, management decided to replace the entire hot water boiler system to prevent future disruptions in hot water. I believe they purchased a cheap hot boiler system that cannot deliver sufficient hot water to the building. At hours when many people are not using hot water (such as 6AM), the water can get very hot. However, during hours when many people try to use hot water (such as 10AM-7PM), I struggled to get hot water in my room.4) They advertise on their website that parking is gated with a heater, and it costs around ~$170 a month for parking. The gate to the garage has been broken for over six months now and still has not been repaired. People who don't even live at 257 Thayer park their car for free because the garage is not gated. When I confronted management about this, they said that the engine/motor of the garage is broken, and the company of the garage door custom makes these engines. That is, they don't have any additional engines lying around and will start to produce a new one when you order one. Clearly, the manager, Jason, has never taken an economics class or learned the concept of economies of scale. But, of course, as long as they make it seem like they are taking steps to fix it, they won't be held liable. Additionally, I was told that I can either continue paying full price for parking or find somewhere else to park. For anyone interested in paying for parking, just know that you will not receive gated or heated parking as advertised.5) In July 2022, the internet became unreliably slow. I am talking slower than the free Wifi you can get at McDonald's. I am talking about sometimes 5-10+ seconds to load a webpage. It took over a week for this issue to be resolved. The recurring point is that management will make sure that any nuisance during your stay at 257 Thayer will be dealt with in a painfully slow manner.6) There are two elevators servicing hundreds of residents here. Whenever one of the elevators breaks, it took over two weeks to fix. There were numerous times that it was just faster to take the stairs instead of waiting for the elevator, but management will deny this.

walls are thin and all of the noise from Thayer street comes in, the garage door has been broken for over six months, random things in the building are always broken and just don’t seem to get fixed. One example of this is the hot water. The hot water began having issues months ago and is still not completely fixed, but the real issue was that the showers and sinks were essentially unusable because there was no water heating in the dead of winter and this lasted for several days. Even now there are unresolved issues with the hot water. They also conduct frequent (like every 3 months) fire alarms typically in the middle of the night and uncannily close to final exams. This building seems like a practical joke every aspect of it is so bad. There are also frequent unit inspections scheduled for pretty much whenever there are school breaks. In my 2 years living there there have been 3 different managers (to my knowledge). In addition to all of this the management of the building has been known to park in reserved and even handicapped parking spaces without consequence. My account has been overcharged for seemingly no reason before and when I called to inquire about why I was hung up on. Crazy unprofessional in every way I would live anywhere else.

While the rent is in fact less than competitors in the vicinity I believe it comes at a cost. Although the apartments are by no means "bad" there are adverse problems with the building collectively. For instance, the garage door which has been out of commission for upwards of half a year now however "they are still attempting to locate the appropriate vendor to resolve the issue". I truly believe the personnel here do not have malicious intentions (the younger office staff really are hard workers the poor rating goes toward the more senior crew and upper mgmt) instead simply are unable to fully deliver what they should be able to. Residents of the building pay enough to experience better and not have the slap in the face of having to pay $180 per month to park amongst cars which don't even have stickers...not to be a snitch (thus they are parking for free meanwhile we're forced to pay or else). In addition, I understand the concept of expenses ascending with the times however I find it hard to justify the rent increases that they implement as well as the whole concept of hiking it up if you don't lease by a certain week or date it doesn't make sense what am I getting in addition if I sign next month rather than today to justify the increase... Much more can be said both really great as well as really terrible. By no means would I ever slander nor would I intentionally talk down rather report the truth. If money is water and all you care about is to have a place to rest your head by all means this property is more than reasonable for you.I once had something taken from my kitchen upon reporting it to the property manager he instantly set the blame on my out-of-state roommate..not that we would ever know if it was in fact someone or anyone else but what sort of situation management resolution is that. Both awful and good is to be said.

I've lived here for two years. This is an amazing student apartment. The room is clean, and air cirtulation is great. Very close to Brown campus(just 2 mins walk). The management and the maintenance team are always friendly and respond promptly. The mantenace was especially good. Most of the requirements were responded within two days. I definitely recommend whoever wanna live close to compus or prefer a furnished place to live in.

Was asked to provide an estimate to replace a domestic hot water boiler after finding out lead time decided not to quote the work. After reading reviews here best thing I ever did. Was asked for paperwork for their insurance company. I will not provide paperwork for their insurance company for work I will not be doing seems odd never been asked that one before but first time for everything. The person I spoke with took a pop shot at my small bussiness by leaving a 1 star review I was described as extremely unproffesional for not providing the paperwork and asked how does this benefit my bussiness. I wouldnt do anything to harm my bussiness. We work hard provide quality service. Very disappointing.

I simply do not understand how it's possible to have no hot water for 2 weeks in the middle of winter. I tried to take cold shower but got a severe cold and have been sick for days. Living here makes me life MISERABLE.

I've always found the management staff here friendly and understanding, but the way they handled the hot water problem is truly disappointing.Yes, I get it - things break sometimes; they stop working; it happens; that's okay. But I don't get why management can't be clear and straightforward about it.Hot water has been out for a whole week, and every time I ask, they say they'll fix it by the end of the day, or they are "working diligently towards a temporary solution." But then a day becomes two, two becomes four, and a week has gone by and nothing has changed. Temporary fix? I really doubt if that was ever a possibility, or if it's just part of the mind game management is trying to play.I've been really patient and tried not to rush anyone. But this is simply unacceptable. You never know when things will be fixed, and whenever you ask, they give evasive answers. Please be respectful of your tenants' time and schedules - all I needed was for you to give us HONEST and more frequent updates, so I can plan accordingly. One week without hot water, only 2 emails sent, and neither of them addressed the issue with ANY clarity.If you're interested in 257 and you've read this far, I'd say consider living somewhere else. Do look around, there are other options, and it's worth the effort. You don't want to live in a place where it's nice and sweet when things go well, but when things break you're on your own because management truly don't give a f**k.
