Ultimately it is a large place and the front office has admitted to faults on their side (though I don't think anything was done about THEIR internal miscommunications). There is a pool and the mail service is great. I wish there was a gym but I just go to the one on campus. However, we needed to call maintenance constantly. They are aware that our washing machines or old and faulty and they have new ones ready, so I recommend putting in an order to get yours changed out. The maintenance guy literally told us that if we didn't notice that it was flooding, it would have flooded the first floor and fall through the ceiling.The entire walkway of our house floods every single time it rains. We either have to go through the back door or jump to get inside.The garbage service is nice. They skipped us once but never had a problem otherwise.They added completely new charges to our utility bill starting the new year. In August I paid around $20 but this past bill was $124. Nothing has changed between me and my roommates, the house heater is on but a $100 increase doesn't add up when looking at the breakdown of the utility bill.The front gate maybe worked for 1 month total, don't expect a gated community.We heard gun shots at the front of the property (the bullets went THROUGH a house) and the office told us it was a 'hunting' accident. Duke Energy is in front of us so not sure what was being hunted, but if it was anywhere else..the Trinity Church is to the right, and there is housing all around the other sides. But that's a normal college apartment complex.

This place is truly the best place to live! The only people who complain/have problems are people who don't know how to do anything themselves, or simply lie or over exaggerate. I say this honestly. The maintenance, the office staff, and the managers are just the best and ALWAYS try to help you the best they can. People seem to lack the common sense that the people in the office do NOT control the price of the homes or a house's utilitity usage and such. I could not recommend this place enough and I feel comfortable and safe here as a college girl!

Terrible property management. Unless you go to the office in person, you will not be able to speak with a manager. I left several messages and never record a call back. Calling the Scion Group doesn’t help either. The size of the homes and parking arrangements are the only pros to this property. There are no ammenities other than a very small pool. If you sublease your room, Good Luck! Our experience was a nightmare. There are better properties in the area with nice facilities for the same price.

PLEASE READ before signing here! I’ve never left a bad review on anything before but this place is so awful that I had to.General issues :Over the summer the house beside me had their door wide open for over a week and when calling to inform the office they didn’t care.I came home for lunch one day to find 6 maintenance workers having LUNCH on our kitchen table and 2 kids watching iPads.My towel rack and hand towel rack fell off the wall anytime I need to use it.Safety : We had someone steal my roommates gun out of her car. It’s supposed to be a “gated” community however the gate hasn’t been fixed in 2 years. Was told the cameras on the street lights don’t work either.Wifi : Never worksMaintenance issues : Washer/Dryer didn’t work well. Refrigerator leaked and dishwasher broke for MONTHS after getting them to “fix” them a hundred times. Had to get stove replaced. Lock on front door had to be replaced. Anytime they came in they would leave all the lights on and leave our front and back doors OPEN while no one was home! My toilet didn’t work.Management issues : Any time I went down to the office or called I had to speak with one of the college workers because the property managers were held up with something. They were “held up” for the 2 months that we called every single day. I was always given a different answer to my questions depending on who I spoke to regarding the process and fees of subleasing and mutual termination.

Good parking and apartment (take pics and report any problems ASAP when moving in). Terrible management. At first management will seem like they are going to help you fix a problem, but after numerous calls, emails, and visits nothing is fixed. The staff in the office is always nice answering the phones, but nobody will contact you back or resolve any problems.

The Cottages of Clemson is the best place to live. The office workers do everything that they can to address the needs of all residents effectively and efficiently. I have had nothing but good experience in regards to the Cottages atmosphere and friendliness.

Don’t sign a lease with the Cottages. Every time they inspect they will charge you a ridiculous fee to for whatever they find. You cannot get in contact with some to check over the apartment before you end your lease and they will tack on fees for replacement of items they deem damaged.

I have always recommended the Cottages to people looking to move but this time my recommendation has backfired. There are little things I can ignore like our gate never being down, the random inspections where I’ve been woken up numerous times to the sound of banging on our front door, how we start out with two trash cans per unit then randomly one will disappear making two units share one garbage can… but I cannot continue to ignore this Wi-Fi problem. Our Wi-Fi has been out for over a week now, going on two weeks and it’s unacceptable. I’ve made calls, neighbors have made calls, parents… and it’s the same thing. “We were under the impression the Wi-Fi was fixed, give me your unit number so we can get a rush on yours specifically”. Well after hearing that for about three days straight, I called the Wi-Fi company directly and they said they didn’t even have my streets information… meaning they have no way to connect to any of the routers in the units on my street. How is that even possible? We’ve called specifically to ask for some of the rent money to be refunded since we’re paying for something that the Wi-Fi company isn’t even aware of and the Cottages responded with “Wi-Fi is an amenity not a necessity”. Well for one, if I’m paying for it, it automatically becomes a necessity. And two, we’re all college students, Wi-Fi is a necessity no if, ands, or buts about it. We’ve all been patient, extremely patient but this is a problem that needs to be addressed immediately.

So many ridiculous problems, charges, and policies that management is not helpful in fixing (and lie about).For example, when my roommate and I wanted to sublease for the summer, Amber (the office assistant manager) told my roommate that a delegation was free, but Amber then told me that it was $200 in the same day. When I told her that she told my roommate it was free, Amber asked for my roommate's name, typed it in her computer and said "Actually, we did tell her about that fee." In the same moment, my roommate texted me about a getting an alert for a $200 charge.Also, on more than one occasion, we would call up to the office to ask a question about a random charge or a maintenance complaint, and the college girl answering the phones would say she had to check with Amber but that Amber was out of the office for the rest of the day. Then, she'd never get back to us.Amber is also the only person with access to the check scanner; and somehow she is always on vacation on pay days. My parents are old-fashioned - they liked to drive from Greenville to Clemson (50 minutes) and bring a check in order to pay my rent. They didn't want to pay the convenience fees (3% on top of $701/month) by using a credit card online, and they didn't want to risk the check getting lost in the mail. So, they'd drive down to bring the check, and leave it in the check box for Amber (since she was always out of the office). Then, she wouldn't process the payment for DAYS, which would accumulate late fees that we either had to call and refute or pay. The office management just made everything so stressful and confusing. The college girls are sweet, but they just don't have any authority to do a lot to help, and the upper management (Amber) does not care about her tenants.The houses are cute and the price is better than some of the other housing options in Clemson; however, it is not worth the stress this place causes.

Wifi will NEVER work. It will be out for weeks at a time. They decided to switch the wifi this year during the exact week of midterms forcing us to go to public libraries to take exams and not be able to study in our own house. When we moved in, the carpets were stained and there was still trash in the unit, telling us that nobody had come through to clean before we moved in. One time at 3am the smoke alarms went off and didn't stop until fire department had to come out, they then told us that the smoke alarms expired in 2012, complete negligence on the part of the Cottages management. AC has broken about 5 times a year while here in two different units.

I really did love it here at first. Very homey, neighborhood feel. The units themselves are very nice and the community is very dog friendly which I loved for my dog. The physical units and the community itself truly is nice. Maintenance is very quick to come fix any issues, though sometimes they are just quick fixes and the things break again.However management just isn’t great. (Most girls in the office are very nice and helpful when you call, it’s the assistant manager). There was always excuses instead of just telling the truth—maybe it was to try an ease any concerns as a quick fix? For instance when the whole neighborhood had pipes burst, I was emailed and told “unfortunately your unit does have an issue with the pipes. The good news is that because of the quick thinking of the maintenance staff, the interior of your unit took no damage.” However when I got back our pantry and food had been ripped out and thrown all over the place, my bedroom sink had been ripped out and placed into the middle of my room, my personal towels and items were used to clean dirty pipe water and then just thrown on the floor. Our unit stayed in this condition for weeks. I understand things happen that they cannot control (the pipes) but emailing and lying to try and ease our minds, then letting us come home to that is crazy. We emailed about the issue and how my personal towels and items were used to clean dirty water and we got no response ever.**Also the cottages advertises their security measures and safety for the residents but they don’t use their gates (say they are broken but never seen anyone attempt to fix them if they really are broken) and they don’t use their cameras—just like with the gate they say the cameras are down so they just don’t use them or they’re broken too?? My boyfriend lives in the cottages too and his computer was stolen from his car and they said their cameras were down so they couldn’t do anything for him. When he filed a police report about it, the police said they have had multiple theft issues in the cottages and I’m sure it’s because of the lack of security measures.**Would’ve stayed here and think they could really be a great place if they improved/replaced management and actually use their security measures (or “fix” them).
