The reserve is a good place to live for a few years in college. The place was messy when we moved in and needed some repairs immediately, but the maintenance team is very easy to work with. I have had no issues with parking, trash, sharing a bathroom, and not having enough room with 4 people in my apartment. The storage above the closet and desk area is an added bonus as well.

Cheap apartment but will tear you apart for move out/inspection fees. Everyone I know who lived here got torn apart with move out deductions. Got charged 50$ for having an extra trash bag in the kitchen WHILE living there during a quarterly inspection. Was great 3 years ago but really went downhill.

If you’re starting to live at the Reserve, take photos of everything and fix and repair everything before leaving as they would charge you hundreds of dollars for something that would be considered slightly damaged, stained, or even the natural wear and tear. I talked to the maintenance before leaving and they told me the holes in the wall I have are considered as normal wear and tear that will not be charged but the personnel at the main office told me they would charge me up to $250 for a tv mount hole on the wall. It is like a scam and they would not respond to you when you complain about the charges. I felt like I was being scammed, ignored, and discriminated. Please be careful of them and their damage and cleaning charges as they are ridiculously high and they won’t respond to you.

Worst place I have ever lived. Unfortunately, I was here for three years and every year The Reserve got worse. The staff do not care about your concerns. The manager is very rude and entitled. The apartment itself is constantly infested with cockroaches. The paint jobs are horrific: paint splattered on the floor, mirrors, appliances, and very uneven and ugly. Just an awful place to spend your time. They added pet rent recently which is ridiculous since they never had it before. They keep increasing the rates but don’t do anything to make it a good place to live. I was hit with almost $200 worth of charges for things that are their job to fix such as old lightbulbs and messed up appliances. The fact that they charged my roommates and I $42 each to replace one set of blinds is mind-boggling. In Summer 2022, my key-card was not working at for weeks I had to wait for help to get it fixed. I was lucky to be on the first floor so that I could climb onto the porch and use the back door. The emergency maintenance team is non-existent. The only reason I was able to get in when the back door was locked was because my roommate at the time was an employee.
Over the course of Summer 2023, the reserve hired workers to repaint and fix the units. A family of 6 would come into my apartment every day without warning and have a party in there. They used my toilet without permission, came into the unit multiple times just to take phone calls, and even left their paint machine in my roommates room overnight and came back to get it at 6 am. And, yup, you guessed it, Manager Hanna Bowen did NOTHING to rectify this situation. She is absolutely horrible at her job.
Don’t ever live here and, if you do, I’m sorry.

Terrible Place! Imagine you have moved in to a place while filling out a roommate matching form. As soon as you move in, there are no unit changing options. You see some stuff in the common area and NATURALLY you think its for the other roommates that have been there from previous year.
After a year you clean up everything and make sure all the stuff is just like you received.
A couple day later, you find out a 70$ charge for trash on your account! You ask about it and it turns out they are stuff from previous residents there. Left in the house. Some being the same stuff you assumed are for roommates and some even never discovered by you! They tell you it was your responsibility to throw their stuff out and after you argue, they tell you it should have been in your move-in inspection from.
Yeah, they literally blame you for not putting other people’s stuff you weren’t even aware of, in your early inspection form!

I am extremely disappointed with The Reserve at Clemson. After moving out, my friends and I were hit with outrageous charges for the most ridiculous reasons. It felt like they were trying to squeeze every last penny out of us. When we attempted to negotiate or discuss these charges, we were met with unreasonable justifications and no willingness to listen or find a fair resolution.
This experience has left a very bad taste, and I would strongly advise others to avoid this place. They clearly prioritize profit over their residents' well-being and fairness.

Mold and insect infestations have been a consistent problem since before I moved in. The Internet goes out several times a day for seemingly no reason, and the quality when it's not down is still very poor

I lived here a few years ago and I haven’t felt comfortable sharing this until now. I just want to warn others that my roommate was able to lie about me giving my key to family and the complex never once reached out to me to verify or to talk to me. They changed the locks without notifying me (it was a card reader like in hotels and they changed it so that my card didn’t work) and I was later berated in a email from management. When I explained my side, I was ignored and was never apologized to. I found out months later that my roommate had given her key to her dad and he was in the apartment without my knowledge. I was at home at the time (hours away) so I had no idea. So just be warned that management might not verify if someone chooses to lie.

Lived here for two years and enjoyed it. Nice apartments, especially after the remodeling work was done. My favorite thing living here was the clubhouse— great place to study, play billiards and ping pong, and go to the pool. The clubhouse also has a gym which was great when I didn’t want to leave home to workout. My only complaint is that I could only get packages when the office was open, even though I told UPS/FedEx to bring them to my door instead.

I lived at the reserve this past year and have had a very positive experience. The staff is nice and prompt in answering concerns. The property is well maintained and looks to make updates to itself frequently. I would recommend it!

Great complex to live!! Nice gym and pools. Community was inclusive, rent rate was reasonable. I love how the cat us picks up at the clubhouse so I don’t have to worry about driving to campus. Lots of parking, overall nice apartment complex

I’ve lived at the Reserve for two years now in the four bedroom apartment and I would recommend to students who want lower cost housing. Having three roommates can lead to issues with things like fridge space, but overall the reserve is a good place to live. It’s on the Red Cat-bus route which is convenient if you don’t want to pay for a campus parking pass or need a ride downtown. There have been some bugs in the summer, but I haven’t heard of an apartment in Clemson that doesn’t have a similar issue. Maintenance is quick and the rooms are pretty big; sharing a bathroom with one other person hasn’t been an issue.

I love the reserve! I have lived here for the past year, best rates, very clean, and efficient management. Whenever I have an issue maintenance is here within an hour. They have made my time living in clemson feel like home!
