DO NOT RENT HERE IF YOU ARE A CLEMSON STUDENT. This place has the cheapest rent, and it reflects that in quality. Rooms are infested with giant roaches, have stained and sticky carpets, no one at the front desk ever answers the phone, and there are a million hidden fees you have to pay every month. I wish I had spent slightly more money for a nicer complex.

Do not apply here. My friend and I applied to live here and had to pay $200 when we applied. Once we "signed" our lease, it directed us nowhere, so we thought that we were set and good. I got a call about a month later saying that my lease wasn't signed and that the guarantor email sent to my mom was never filled out, and that now my monthly payment was $80 a month more than before. My mom never received any sort of guarantor email and I got ripped off $200 from this complex. My boyfriend also lives in this complex currently and everything is incredibly dated and dirty and things are constantly breaking.

The people who answer the phone at University Villages are CLUELESS. Unfortunately, this is where my daughter chooses to live. I have had at least 3 billing issues in the last year or so. NOONE knows anything. Today, I received an email stating that I owed X amount on my account. Why? I called the office and the woman who answered the phone could not answer any of my questions. She only could tell me that if I did not pay the balance due by 11:59 p.m. tonight (remember, the first and only email I received was at 2:20 p.m. today) I would be charged an additional $30.00. Good luck collecting that.

Do not live here, your apartment 9/10 will not look like the one you toured. The staff is okay, but quick to add on fees.The move-out fees I was charged are ridiculous. The maintenance people will walk into the unit without giving ample time for you to get yourself together. I have called the 24 hour maintenance line and was met with an attitude about the man not wanting to get out of bed. The rent is cheap, but they are money hungry. The amenities are nothing great, and the pool seems to barley be open for use when in season. Parents it is not worth your children living here. My parents have nothing but negative things to say. Pay the extra money to live somewhere better! Believe the negative comments they are not drastic or dramatic.

THE WORST! Lease stated 12 payments but ended in 11 months. Son was out of country and was told lease was up. I was handling his affairs while he was gone. I called 172 times...yes 172 times. No answer and no call back! FINALLY someone answered. I told them he would fly there directly and move his things out, they said no problem. He was out 3 days after lease ended and was charged $625 a DAY and a bogus refrigerator cleaning bill as well which was never cleaned per roommates still in the apartment. No one moved into his room by the way! His rent was $445 a month yet he was charged $625 daily. We were sent a bill for collections for over $1800. I called another 118 times. Finally spoke to the rudest person she said it did not matter that no one moved in it was on the lease to move out in 11 months and that he was being sent to collections. He Paid his full rent the last month and yet was supposed to move out the 25th? The holdover charge is not the amount stated on the lease! It is much higher. My son has emailed twice the person "in charge" of taking care of this matter per the receptionist. No reply. Clemson University has been notified about this establishment using their name to represent them. The way they treat the University students is outrageous. This is illegal and the Better Business Bureau has been contacted as well as small claims lawyer! Class action anyone? Seriously.......please contact me if you have had horrible experience with these people. They are unfair and unjust. South Carolina Human Affairs Commission has been contacted as well!

Ill have lived here 4 years end of next. For the price usually its good. Rn paying $515 for less than 120 sq ft of personal space but i have two windows and a good view. Was paying $400 (flat) for a bit bigger room but this one is was more private. (Townhome) Everything is shared in living and kitchen. Roommates tend to leave you alone and hibernate like bears, only to come out for food. Sometimes you get roommates that like to do stuff. Ive lived in two units here and its a mix for whether the apt is clean or not, painted or not, smelly or not, fixed or not, upon move-in. You get what you pay for i guess. Idk some newer apts go for the same price as these and you dont have to deal with the problems but here wifi is paid for and you get a credit to the power (which comes out of rent). Maintenance is usually good, but I have been without a working AC for 3 days and no sign of maintenance as of yet (its 12pm on 4th day). They will not fix your AC on the weekends if the outside temp is less than 90°, even if the inside is well over 90°. Keep that in mind. From what I hear the townhomes AC units fail a lot more than the flats. The 3 bed units do not have hardwood from what ive been in. Its luxury vinyl planking. Every other unit is carpet. Carpet. Carpet. Carpet. Carpet. (Except for bathrooms, thank you UV) The pools close every other weekend when dhec hadnt shut the main one down. The pictures you see online of the room with the couches and foosball table/ pool table?, hasnt been opened since ive lived here. The tanning bed is def not open. Theyve repaired the gym somewhat but one of the 6 machines halfway works. Buses come in and out frequently. Very easy to travel. Clubhouse does offer a really cool place to study or have meetings. Do not plan on walking dt, take the bus. Walking to 7/11, ingles, dollar general, a couple mexican restaurants, arbys, and hardys is definitely doable. Parties can be iffy but if youve got the right crew (roomies), it can be epic. Just make sure after 10ish its not too loud. Community groupchat thru group me is a great place to talk w the apt complex residents. Loved that they posted that last year. So, if youve gotten this far, you can see why its 3 Stars as of 9-18-23. Update 8/22/23: Spoke with the property manager Heather. Basically was talked over to be told there is no mold and I can be assured they will hire a 3rd party vendor to assess the air quality with no timeframe. She was confident even though she made it known she personally hadn't evaluated the unit. Also was told that each townhouse here is privately owned and the owner won't change the carpets. I offered a peaceful solution of simply transferring the lease to a vacant unit and was told that wasn't possible as it would be taking money out of the home owners pockets. Too cheap to replace ancient dirty carpet and hire the proper contractors to assess damages, but please let's worry about the owners clearly shallow pockets.8/20/23Where to begin. Units are FILTHY. The website shows nice laminate flooring in the units but instead, we got moldy, stained, torn, crunchy carpets throughout. The kitchen, appliances, base boards, common areas, bathrooms had not been cleaned. Worse part is, there is an ongoing MOLD problem in this unit. A flood happened in summer of 2022 and the unit was not treated properly for mold. Then the guest bathroom on the main floor had a pipe leak the beginning of August 2023. Maintenance didn't show up to address it until the 19th on move in day. Property management and staff like to use the word "surface mold" when addressing everything. The AC had been turned off a week prior to move in and the leak was not addressed for weeks. The entire unit smells of mold and mildew. The window for " surface mold" has passed. The HVAC vents are black. Everything smells damp. Oh and there are roaches. EVERYWHERE. This review is to simply document the beginning of my complaints. They weren't addressed with prior tenants. 2 out of the 4 tenants have moved out and are currently battling the leasing office for sub leases or to be removed from their leases.

I lived a UV for 2 years and had the WORST experience of my life. At the beginning of last summer our AC went out and they did not fix it all summer. It was not fixed until the fall. They put little fans in the apartment but they did absolutely nothing. In December there was a water leak and the maintenance men came into my locked bedroom at 2am with notifying me. No call, text, email or anything. It was traumatizing to say the least. When I confronted them about it, they just brushed me off. Heather, one of the managers of the property, was the rudest person to interact with and acted like the maintenance men breaking into my bedroom was okay. My shower never drained while living there, toilet was broken the entire time, and honestly I would not recommend this place to my worst enemy. The apartments are all infested with cockroaches as well and they don’t do anything about it. When they cut the grass, the will blow everything onto your car (I have video proof). It is the absolute WORST place to live in Clemson. I guess that is to be expected when you live in the cheapest apartments in Clemson. I would give this place 0 stars if I could.

This was the worst apartment complex I lived in. Please beware that they want your money when you move out. They will charge for ridiculous charges on the disposition letter. When I moved into the apartment complex, they never cleaned the previous residents items out of the apartment. The complex is now charging me on these items; a total of $200 for 5 small items. These items belongs to previous residents that moved out before I even moved in and they want me to “take responsibility for it.” They also will never reply to your complaints or request. When I first moved in I put in an order to clean out the vents and change the filters because they were down right nasty but they never replied back to this complaint. Worst year of my life living in this apartment. This place will cause you more headaches and the prices worth living there.

They absolutely SUCK! They will LIE and add unnecessary fees to your account for things you shouldn’t be billed for. Apartment came damaged with chipped paint, a poorly patched hole in the wall, and dirty carpets, but they will bill you for these things when you move out! Maintenance are drug addicts that have no clue in the world what they’re doing. Our stovetop burners and oven hasn’t been working for months. “Maintenance” came numerous times, and THEY STILL DON’T WORK! They even came to address the insect problem in our unit and we still find insects. I resigned my lease for next year since October 2022, and the current management and new management did nothing to ensure I wouldn’t be displaced. New management lied saying they tried contacting me, however I never received anything. This inconvenienced me, as I now have to find somewhere else to live in a whim, when fall semester begins next month. They are unhelpful and don’t return calls, even after leaving numerous voicemails. Save yourself the trouble, and seek residence elsewhere!

Maintenance personnel comes into your apartment before you get a chance to open the door. You can be asleep in bed and they just walk in. Also, it was noted at move in that the air vents needed to be cleaned. My daughter has been sick on and off since she moved into the apartment. HVAC company came in last week and inspected, even asked if she had any health issues. When she said yes, he said it makes sense. I would not recommend living here. Apartment flooded during winter break and no one was notified. When my daughter returned from break there was a hole in her bathroom wall and carpets were wet in the living space. During repairs, a bug problem was discovered. I just want people to be aware because once you sign a lease for the next year they will not let you out of it.

They put me in collections for 5,000 dollars it’s sad because I never moved back in because my roommates would throw house parties everyday & have all types of people in the apartment I reported it so many times to the front office they never did anything to help I used to call the police almost every other day In the management does care about anyone but themselves you better off searching Elsewhere for a room to rent don’t trust these people they will fail your trust!

Great office staff, friendly , courteous, go out their way to accommodate residents. Pretty decent maintenance staff ,quick response time, polite ,attentive ,hard workers. A bunch of the friendliest folks around.

I lived here for three years and have never had worse service from those working in the office as well as maintenance workers. I moved out of UV on July 11, 2022, my lease was scheduled to end on July 25, 2022. A week and a half before I moved out, our HVAC unit broke. Maintenance was immediately notified, and as of me moving out on the 11th of July, my 3 other roommates and I STILL had no AC. We were living in a town home at the time, so items, including extremely heavy furniture, had to be moved down 3 flights of stairs. And because of the negligence from staff, it had to be done without any AC in early July. Also, to top it all off, the HVAC unit that was removed was now sitting in my living room. Right in the way of where we are moving. This same townhome also had a black mold issue, that was addressed to the staff at the beginning of our 2 year lease. As of Summer of 2022, the black mold is STILL in that apartment unit on the second floor, UV staff couldn’t have cared less, even after countless attempts to plea with them for help. I will have photos attached to show the damage caused by those that removed our HVAC unit and placed it in our living room, as well as photos showing where the AC unit was sat and all the dust and mold left all over the walls and door. Do not EVER sign with these people, Heather, the property manager has no respect for anybody and will go to hell and back to hide from you when you show up at the office to try and speak with her.
