"Went to eat Saturday morning, restaurant was 1/2 full at best with no one waiting to be seated. Waited over 30 minutes for someone to come to our table to get our drink order. Another 15 minutes for her to come back and get our drink order again because she forgot what we asked for (water and coffee). She tells us that they've "never been this busy before" and that she's new. Then another long wait to get our food brought to the table. While the order wasn't perfectly what I asked for, what we did get tasted good. Waitress came to give us our check, and I asked for a refill of water and we never saw our waitress again. Another 15 minutes and we're sick of waiting so we go up front to pay only to be told that we can only pay through our waitress. I told them that I haven't seen her in 15 minutes so I have to wait for them to track her down. She finally shows up and cant even make change. Won't be back"
"The wonderful location under all the live oaks is honestly all it has going for it. We arrived at 6:00 PM on a Friday night and there was no surprise why we were the only ones there. Service was alright, portions were small, and pancakes not cooked."
"Avoid this place. Do not waste time by going there for a meal.We arrived at 9:20 am in a Sat. for breakfast.They WERE NOT busy,& now I know why.
It took 15 minutes for a server to appear to take our order. Took another 15 to get the coffee. Then after one hour..still no food. Coffee pot was empty, no water. No visits from our slack waitress. We finally left and went , along with 2 other families that had the same problem,to the Waffle House. They WERE busy but we got our meals fast..coffee was always full. Reading the reviews, I see that our visit to IHOP on James island was the norm. Hour waits..cold food..uncaring management on posts that are a year old. That tells me they have no intention of fixing the problem. Close the doors..the word is out. DO NOT go to this sorry excuse for a restaurant. Go to the West Ashley IHOP or Waffle House. I dont know if the JI IHOP is franchise or corporate,but they will be out of business in a short time if its not fixed. That would be a good thing."

"This is a recently renovated IHOP on James Island right next to the James Island connector. Plenty of parking. Since I live in the area, I have gone here many times. It's now open 24 hours on weekends. Great place to get something to eat, especially when everything else is closed. Have always had a great experience and of course I love pancakes. Recently had a wonderful waitress named Destiny. Cook (named , Jerome i think) served everything up hot and tasty. Facilities we're clean and in good shape for the public. Would definitely recommend this IHOP. "

"Stopped by on a Monday around lunch time and they were packed but we were still seated fairly quickly. Building itself looks to be a little older and it's kind of cramped inside. Our server was very polite and the food came quickly though. Pancakes were definitely on point. Also had a delicious omelette. Hash browns that came with my country fried steak were the only short fall and not very good at all. "
