Been with this company for 5 years just for them to raise my rent twice in a three month time span. On moving out I hired a painter and cleaning company just for Honeycutt to not show up on inspection day. The very next day they moved another tenant in then lied about damages I had done to the property, screwed me on my deposit then sent me a bill of $2004.00. Not military friendly at all smdh

I've been with Huneycutt for about 5 years. I am a private owner and have had a great experience with this company. I have had issues with tenants in the past when managaing properties alone and with the help of huneycutt we have been fortunate not to run into any issues. They are timely, fair and professional when handling any matters concerning my properties and very trust worthy. Camille is amazing and my personal property manager. She is thorough and honest with me as a property owner and makes sure I am in compliance of state laws and requirements in order for my tenants to have a good experience. She is hands down the most professional and exeprienced property manager I have had yet. I have recommended this property management company to family and friends and will continue to recommend to anyone in need of a trust worthy property management company that takes personal interest in ensuring your properties are well taken care of.

Greetings, I have rented for a few years after pcs'ing to Fort Campbell. Active duty military and very satisfied with this company and their professionalism. I have had bad experiences with other companies during my time in the military where they do not have a genuine concern for my needs or make me feel welcomed and taken care of. However, my experience with this company has been superb and above and beyond compared to the rest I have gone through. They have been very respectful during my time as a tenant and personable. They know exactly who I am every time I call and seem to really care about me as a tenant. I have also always been on time with my part of the contract and consistently take care of my responsibilities with them along with taking care of the homes I have rented. I'm assured that my experience has been reciprocated. For anyone PCS'ing to Campbell or moving to Clarksville, I highly recommend you look into these guys. They're awesome!

I have been a tenant with this company for a few years, Tammy has always been diligent with maintenance needs, has always had great communication, and has been very understanding over the years. Highly recommend.

There was strong winds in February that tore the roof of the rental we are in. I put a work order in a week or so later in March. We are now vacating after lease has expired and property management never fixed the roof. Said they were waiting on the insurance company to approve. We are at the end of May. Never got inspected, never communicated someone would come inspect it until I reached out again asking about it. State of TN has a law in placed that all work orders should be responded to in 14 days. I have 7 work orders in ranging from roaches, mushrooms growing on the carpet, mold on my ceiling and wet spots from leaking roof, bird in the roof, siding fallen off, pressure washing side of rental, and chiggers all over porch steps.\nThey have ignored the issue so I didn’t pay this last rent. I continue to ask if they have spoken to the owner on this last months rent and making sure we get our deposit back. No response when it comes to contacting the owner.\nManagement company tried saying they sent someone out to cover roof after I sent a picture of a friend of ours who actually did their job. We of course weren’t eligible for a refund on that either.\nThey are at fault. Now that we are a week from leaving they want to act on the issue. I let them know when all belongings are out of the home and contact has been made with owner on an agreement for us, sitting in a home for almost 4 months now with mold, still paying rent, and no repairs.\nSeems to me, this company doesn’t care about their tenants.

Rented a townhome in Clarksville for a year and had a great experience. Camille is a phenomenal property manager. She made everything easy and answered all my questions. She was always prompt and professional. Definitely recommend this company.

Recently rented with them. Marty listened to what we were looking for and showed us around in a professional and organized manner. Julie, our property manager, has been very responsive to maintenence requests and very professional. It has been a great experience renting through Honeycutt thus far.

0/5 would not recommend using this company to fulfill any of your realty needs. Personally had Camille Rae as a property manager, and have never experienced a "professional" that was so unresponsive, unbothered and unwilling in their approach towards issues regarding their properties and tenants. To name an instance that sticks out in my mind; we had our dishwasher break and it took 2 whole months to get a new one installed. During the entire ordeal we were not able to get in contact with our property manager and had to work the issue through multiple lines in the company itself in order to rectify the issue. The clearing and post lease expectations are also shady, greedy and completely engineered to work against the tenant(s) once they move on from one of the properties managed by Huneycutt. There was no walkthroughs or pre-inspections in order to try and allow tenants to fix any minor or missed issues. The criteria for the post lease inspection is so vague that they can simply write you up for anything and everything they find "wrong" with the property. To make matters worse, they upcharge every single correction and squeeze out every last deficiency to try and make a property look even better than when you (the leaser) started living there. This will without a doubt cause you to lose your security deposit plus a tremendous additional fee. TLDR: Property Managers don't care, this company will underhand you when you leave and then smack you with an undeservedly high bill to fix a property that was already broken when you began living there. Use this company at your own risk and leasers beware - they do not care.

I had issues with Huneycutt Realtor from the beginning of the tenant landlord relationship back in 2021. After moving out, without fear of retaliation, I want the public and relevant agencies to be aware of this particular business practice.Outside a huge military installation gives them a huge demand in the property market. Without it, I do not think how they operate business can bring in the profit they have. Military has a very busy life, especially for that particular post. Since their whole prosperity heavily relies on that, at least they should try to accommodate the busy lifestyle, and not make it hard and difficult.Most importantly, without the military installation, that particular area would not have a dynamic mixture of people with different race, color, ethnic groups. What’s considered a norm by the very local people can seem very odd to people who are not from that area. For a real estate company who has been in business for over 40 years in that community, they should have known better and be more considerate and understanding.One of my main concerns which I think is the main reason: Discrimination against minority ethnic group and individual single person. This real estate company tries to squeeze and be mean to kind and nice people, and back off from certain ‘tough’ people. They tried to walk along the line of whether sth is legal or not, however, if you think from the standpoint of business practice and ethical standards, they are way below that.After seeing the rental place initially and showing willingness to sign the lease, I learned something new with this company. There can be multiple parties signed agreement, but that does not guarantee anything. whoever drops the deposit first into the dropbox, gets the property. The critical event is not the signing, but the money deposit. It is a different practice, but I tried to accommodate that.There was a gap between the last tenant and my move-in date. This property company was unwilling to budge, Made me pay two weeks’ worth of rent while I was not even there. I swallowed it and hoped at least the apartment should be ready since there was plenty of time to clean and fix the apartment. However, upon arrival, the apartment was extremely dirty. Dead bugs were everywhere ( photos can be provided upon request). When my husband physically walked through the place with the real estate agent months ago, there were works promised to be done. They failed that too! My good faith was gone at that moment. All my compromises made for them only made me angry and frustrated. I complained to them, they gave me all sorts of excuses and reasons. I only got maybe $50 or $60 as a courtesy. They said it was the best they could do. To me, that was a joke.Final out cleaning and move out inspection was out of my understanding. Since the apartment was very dirty when I moved in and I only lived there for 8 months till I got a new PCS order, I should not be responsible for cleaning everything up to standard based on their long list of move-out checklist. It was only me and my mother who lived there, and my job made me almost as if I do not live there. I kept everything maintained. But that was far below their expectation. As they claimed they do it to every move-out tenant and they use the mandatory charged additional professional cleaning fee to make sure apartments are up to standard. If they ever checked the apartment with the previous renter and actually used the cleaning service, the apartment would not look so bad when I moved in. Now the agent wanted to go through everything extensively with me and hold me accountable. The company took the cleaning fee out of my deposit already and I knew they would do nothing. They just want to find any reason to pocket additional money as much as they can.

This company is absolutely terrible , they will put you out for no reason. They never answer the phone . They don’t fix anything . If you’re trying to get a rental reference after they put you out for no reason, good luck cause they won’t even answer the phone .

This is how stingy they are. Online payment charged extra fee. Check-books are no longer free to order with the bank and if you want to write a check, you need to drive to their office and drop them off. No on-site manager, their office is not where I normally need to go around town. Later I decided to try to use bill pay with my bank. Then I got into issues with this company. The check arrived late, and I got charged a late fee. Then I requested the bank to send the check earlier, I got a NSF fee of $30, because the company just cash the check when the rent is not due till the next month. When I tried to dispute it with them, the company said they would look into it, but later I did not hear anything back. Only found out when I moved out that the company deducted the $30 NSF out of deposit money. I have talked to their agent all day, they did not want to admit their fault in the whole series of events. Anyway, I won't get my $30 back. Final out cleaning and move out inspection was out of my understanding. Since the apartment was very dirty when I moved in and I only lived there for 8 months till I got a new PCS order, I should not be responsible for cleaning everything up to standard based on their long list of
