The house is nice, but my gas has been of for about seven weeks because if a mistake they made. My water was off for about a month but they eventually fixed that. It took them two weeks to fix my leaking toilet, and every time I ask about my gas the can just seems to get kicked down the road. They came last week to fix it, tore a bunch of stuff out of the wall and left my back door wide open saying that I had to wait on an MLGW inspection which should happen in about a week. That was maybe ten days ago. Surprise surprise, a rental business is immoral and incompetent.

I was introduced to RiverTown from another investor late last year. I've interviewed Patrick along with some of his competitors in the greater Memphis area and decided to go with his team. It was the right decisionI currently have 2x properties with Patrick starting from January. One of them inherited tenants and the other his team was able to help me find a tenant that signed on to a two year lease.Patrick's team shares updates in a timely manner and is very responsive. We've run into a few repairs and Patrick (&Irene) have always let me know quickly what the issue is and also how much it would cost. Rent is collected and cash distributed monthly in a regular cadence and working with their team gives me peace of mind with very low touch needed.I'd recommend Patrick and his team to anybody who may be looking for a professional property manager based out of the Memphis Area.Update 12/23/2021Still excellent, still would recommend. Rivertown Realty is a premier management company in Memphis and surrounding areas. As a realtor and investor I don’t have time to manage my own personal investments and I utilize Rivertown. They have done such an excellent job for me that I now refer all of my investor clients to their management company.There are a lot of options for management in Memphis and we have tried most, Rivertown is by far the best.
