There were dead roaches in my apartment during my walk through on move-in day, before I had moved a single item of mine into the apartment. I have lived in apartments for a very long time and never even seen so much as one roach in any of my past apartments as I am OCD level clean.3, almost 4 months later & I am still dealing with roaches with no help from management.I hate leaving a bad review but this has been an absolute nightmare.

Oddly enough I had a long review on here previously that is no longer showing up. I can safely say I would not live in this complex if I was not stuck due to the hot housing market in Nashville. Luckily that is opening up and there will be other options again.The company absolutely kills you on your water bill. They charge twice as much as a complex around the corner charged due to a third party billing company. The walls and ceilings are paper thing. Cars race through the parking lot with loud exhaust and crazy subwoofers. Somebody was robbed at gunpoint at the dumpster and I have yet to see a single security vehicle pass by since then. Cars are constantly broken into. The property is disgusting. The breezeways in front of the apartments are not maintained. There are bugs, bees, etc. in the mail room that you inhale when getting your mail.Speaking of the dumpster, it overflows almost weekly and then the residents receive a passive aggressive group email blaming them for the dumpster situation.Overall, I regret ever moving in and getting stuck here.

The community is overall pleasant. The staff is friendly and approachable. It is a safe place for my kids to play and enjoy. The amenities such as the swimming pool and fitness facility are nice.

Keirsten was an absolute doll, she was so helpful from the moment she answered the phone! During our tour she really made me feel like I was at home! The property itself is beautiful and the office staff was very welcoming!

I'm one of the folks who reads the emails and does the surveys. Everyone has their own "nitch" as far as living environments, but for me personally, if you've primarily been raised in nature and you need that peace (trees, the lake, racoons and even the buzzards will stop by to say hi [and don't tell management that I fed a buzzard my leftover steak once; that bird was so happy]) ... this place was it for me.I work in downtown Nashville, but coming "home" only 15 minutes away from downtown, every night it's just me and the stars and the silence. I was offered a cheaper deal for a bigger place in a similar area, but it's the "nature" as to why I chose this place (with no regrets).

I've enjoyed our stay here over the last 6 years. The team is extremely friendly and helpful, as well as understanding and professional. The dog park is a cool and unique feature. The tennis court, grilling area, pool, gym, and hot tub are also great. What I love the most is the proximity to the lake. We're just a walk away from Nashville shores, the marina and BBQ restaurant, fishing, boating, jet skiing, and hiking. And every memorial day and 4th of July you can take in the fireworks display right from your balcony, or walk down to the beach without fighting for parking. It really makes for an additional next-level experience! The only issue I've had is the price increase and the constantly nonfunctional trash compactor. The prices, sadly, are simply par for the Nashville-metro population growing faster than the job market and available standard of living compensation. And I talked to the maintenance people about the compactor several times. It's primarily an issue with residents either leaving the door open so rain blows the fuses, or trying to force items into it that are too big and end up jamming it. Also, some less-than-brilliant people will just toss junk in front of the compactor, leading people to falsely believe it's broken resulting in a chain reaction of people just tossing their trash similarly. So while unfortunate and unpleasant, it's not really the complex's fault. It would, however, be a big improvement if they eventually add a couple smaller dumpster areas to each parking lot, because for most residents, it's simply not practical to walk your trash that far. Most of us take it by putting it on top of your vehicle when you're leaving the complex. But if you've lived in an apartment before, you know that there are always things that can be improved. Overall, it's a good place to live with polite neighbors, no pest issues, plenty of parking, and surprisingly beautiful and private views if you get a unit that has a rear facing the lake.

I’ve lived here for a few years, but have finally been priced out. My stay here hasn’t been bad, but wasn’t my favorite place to live. These apartments are almost 40 years old, and it shows (even in the “updated” ones). The new building may be able to be considered a “luxury” type of apartment, but all the others are not. If you decide to live here, try for a top story apartment. If you don’t you’ll hear every step above you and it is very, very loud and distracting. At times it sounds like the ceiling is going to fall in. Expect your rent to increase about 8%-10% a year, if not more. The way the utilities are set up is frustrating and expensive. They are split between everyone in your building, not just yourself (this excludes electricity). The inside a/c-heat units are also almost 40 years old, and your electric bill will reflect it (hope your a/c unit never goes out, it took almost a month to have mine repaired in the middle of summer). If you ever have any issue with anything, expect there to be a delay in maintenance coming to assist. When I first moved in there was an issue with maintenance coming in whenever they wanted, but has since stopped. Office staff were never really helpful. Paris was always nice and helpful, but Angela was not. The complex manager was never available, and never returned calls or emails. The “amenities” are not worth the price (pool and workout room are all subpar). There is always an issue with the trash compactor, and the garbage just piles up for a week or 2 at a time (It’s unbearable in the summer). Expect there to be animal excrement everywhere (they don’t enforce the animal policies). Expect there to be garbage in the breezeways (there was always at least 1 bag in mine about 90% of the time). The breezeways are loud when people are coming and going, and if people are outside talking you can hear everything. Check to be sure the tracks of your windows are not broken and are fully functional.Not everything was bad though. The complex was usually quiet, and people mind their own business. They do an immaculate job with the lawn care/landscaping. I never once saw bugs in the apartment (it is right beside a lake, so spiders are usually present outside in the warmer seasons). Always had really good water pressure.For the prices they are now charging, it would be in your best interest to find a newer apartment complex. This one isn’t worth the prices.

Well they have been so helpful with maintenance to finding me the right spot to live. I recently did a chapter 13 and they worked with me in that . Now I didn’t owe any apartments but I sure was blessed with there help.

It's always a chore moving into a new community especially one in an area you're not familiar with and management people at Highlands at the lake we're very cordial courteous and concerned that I had the best moving experience possible I appreciated the atmosphere and the feeling of acceptance I will recommend this to all of my friends or family should they need to move. I had one repair issue which was taken care of promptly and efficiently I appreciate my short time here so far and do believe it will continue to be a calming satisfying experience in the future.

I have not really had a complaint about much since I have been living here. I have been very pleased with the value of the amazing apartment that I share with my son. So anyway the only “ issue” I do have and it’s not that much of a problem but it seems that NONE of the Work Orders that I have ever put into thur the porthole in the apartment request system have EVER gotten taken care of. But I have never liked trying to get problems in my apartment taken care of like that and just leaving a E-message for whoever whenever they are able to read it much less take care of any problem. So I just decided to start going up to the office and speak with one of the Wonderful Ladies who work there and just have them send the problem info directly to the right people and in the 3-4 times I haven’t had not a single problem with getting my problems resolved within a half a day to a day at most!! Love it here and the staff in the office are truly helpful good people that will go above and beyond to help you out with anything you may need and really deserve to be given the credit they deserve ? So hard to find a truly nice and safe spot in the world of today. Couldn’t be happier with my time here and look forward to staying a good piece longer ?

I moved here in November 2020 and have thoroughly enjoyed my stay here.The staff was super helpful making my move up here from Florida. The community is full of super nice people, very dog friendly and overall a quiet complex.For the price, you won't find many better options. It's really a short jump on the highway to get to downtown. 20 minutes tops if there's traffic.My only call out would be the trash compactor. Often times it gets full very quickly and on the weekends there would be piles of trash.Thanks for a great two years!

This is a nice community there are some downfalls such as the trash getting backed up and maintenence orders being worked slow, other than that a great community

Honestly it should be 0/5 rating. I gave it a 1 for the shear fact the building didn't collapse. BELIEVE THE BAD REVIEWS - LIVE SOMEWHERE ELSE!!! The list is long, get ready.1.The garbage is always overflowing, the breezeways have trash and are not maintain, you walk through about 80 spider webs to get to your front door. They told me they have had issues with a contractor who does the breezeways them for the past 4 years. Maybe get a new contractor instead of that excuse. I followed up and they told me someone was cleaning them in the next two weeks. I just moved out and it hasn't been touched, in fact its worse.2. They say they are "luxury" which is laughable. The pool is discussing, the gym is not maintained, water leaks in it if it rains. The buildings are clearly old, I'm fine with that, however they painted the apartment, which I'm guessing an infant could do better and they said ahh now we can ask for more money and say we are luxury.3. The office couldn't even figure out how to confirm my last official day in my apartment. What a joke. I had a remaining balance of $80 owed to me and they told me that would take 30 days to get to me.... I wonder if they are delivering it by horseback to my new house and that's why it will take so long. Its 2022, get with the times.Good luck to the sorry folks that choose to live here. You couldn't pay me enough to live there ever again.
