Stayed here for Senior Weekend for our son who attends the local University. Fabulous location. Close to UMHB, downtown square and restaurants. Beautiful historic home with lovely sitting areas inside and out. Extremely clean and comfortable room. The gourmet breakfast was delicious!

This historic home is amazing! Everything has been meticulously thought out! When staying in Belton, I will definitely be back and recommend to all!Thank you Rhonda and Kirk, well done!Rooms: Rooms are as clean as a 5 star hotel. Everything is thought out, including electric heated logs in the fireplace, air filtration, all the bathroom toiletries, wine glasses, and beautiful bed linens.Nearby activities: Restaurants, pubs, and shops are all nearby! No need to go anywhere else.Safety: Camera's everywhere. Parking is secure.Walkability: Close to all the downtown attractions. Very walkable!

Our entire family rented all the rooms inside the house recently and they were each so beautifully decorated, private and roomy. This historic house is gorgeous and we really enjoyed ourselves. The grounds are sprawling with multiple seating areas (and chickens!) and we enjoyed sitting outside at one of the 2 fire pits. The house is just down the street from campus so very convenient. Breakfast was delicious and was a nice touch but the most important thing for me when I’m away from home is whether I slept well. The neighborhood was quiet and the bed was wonderful. We are already planning our next stay!

Bryn Oaks Bed and Breakfast , what a great find. I thought I was back in New England. Our host Ronda provided hospitality , service, comfort, as well as, blessed myself and other guests with a 5 Star Breakfast. I will enjoy sharing the Bryn Oaks with my friend and others I know traveling to the area. It's centrally located in Historic Downtown Belton. This was my first stay, and planning my return. Thank you Ronda and KurtNoteworthy details: Accommodations are well appointed, and all amenities were over the top. Breakfast was truly gourmet.

Amazing Experience! Rhonda her husband, Ashley and her whole team are fantastic! Rhonda answered all of my party’s questions pre-arrival and gave us all the history of the B&B and the town. My party stayed in Cardinal, Live Oak, Yellow Rose and Chisholm and all of them were perfectly ready!Check-in and parking was a breeze, perfect location walking distance from the little downtown area and seriously delicious breakfast!Bravo Bryn Oaks!!!

We stayed in the Live Oak suite that sleeps 4 with our 2 children age (10) and (12). It was a wonderful stay. Room was lovely, has kitchen and fridge. Bathroom and Bedrooms were perfect - clean, great pillows and bedding, good air conditioner, all around great space. We loved this B&B - the chickens and cats reminded us of home. We had a wonderful breakfast in the dining room and learned a lot about Belton. We will definitely stay here again. Thank you Rhonda and Kirk!!

We stayed in the Bunker Room over the weekend of 6/23 - 6/25 and loved it! When we arrived the room was nice and cool. The room was lovely. The bed and pillows were awesome! We both slept like babies. Will definitely stay here again in the future when visiting friends in Belton. Thanks, Rhonda!

Family recently stayed here for July 4th festivities in Belton. This was our 2nd time to stay in the Cardinal Suite in the Posada Duplex. Stayed here a few years ago as well. We absolutely love it we came back! Easy check in and check out. Clean, great service, awesome location, and love the grounds! Walking distance to everything in downtown Belton. Would rather stay here than any hotel in the area! This might become a family tradition every July 4th! Awesome hospitality!Walkability: Walk minutes to downtowns Belton. Lots of restaurants and places to grab a drink. Yetti Polk park is mins from this place.Noteworthy details: Chair, firepits, yard games, etc., all on grounds. String lights throughout the live oak trees are beautiful at night.

There isnt anyone on the property. They check you in by texting you a door code. First time I stayed there, Rhonda hit my credit card $250 fee for smoking in the bathroom. I went back again last month (Valentines day) and the room that I booked had another guest in it. We saw adult toys and electronic equipment everwhere in that room. Did not feel safe. Wife was thinking we were going to get murdered walking in on something that strange. They sent us a code for another room. Valentines Day ruined. The whole vibe there is weird and to top it off my car alarm went off in the middle of the night. Stay away from this place. It's creepy.

We stayed at Bryn Oaks for two nights in February. The owners are fantastic and actually had breakfast with us both mornings. The house is very well maintained and breakfast was amazing! We will be back!

Recently stayed at Bryan Oaks B&B in Belton!!! Can NOT express how enjoyable and beautiful it was!! Love the old school charm, the outdoors areas (will be back w/freinds to enjoy). The room was amazing, bright and what I was looking for. Chose the continental breakfast do to a night of dancing at Bo's, so I knew we would not be up for the breakfast. Would love to come back just for breakfast after having the continental! OMG Say nothing else. Lots of great little shops and reastraunts within walking distance! We ate at the Gin down on the waterfront. Rhonda, I would like to thank you again for all the help and bringing me into the 21st century after my failure to read the email provided. I cannot express enough appreciation for our stay at Bryn. We were in town under extremely sad circumstances and Rhonda went above and beyond to accommodate us and make sure our stay comfortable and private. We will be back under different circumstances and fully enjoy the wonderful accommodations.

I was in Belton for a dog show with my dog. Rhonda was kind enough to let us stay in one of the dog friendly rooms. It was a perfect place for us to stay. It was clean and I felt very safe. I would recommend it to anyone visiting Belton.
